It is appointed bureaucrats that are involved in insurance rules and regulations. One problem is insurance companies leave the state. The claim is it is because of hurricanes, but Florida and other states have the same issues. Desantis removed savings funds from Black Rock and this apparently angered this investment company that has pushed insurance companies to leave Florida reducing competition. Black Rock is also involved in purchasing real estate causing a squeeze in housing cost

It’s not just property insurance. It’s auto insurance as well - which doesn’t have a thing to do with hurricanes. It’s many underlying factors that drive up the cost of claims for both property and casualty insurance claims. And those factors have to do with a culture of dishonesty - which goes from the medical providers for auto insurance claims, the contractors who rebuild the properties, and the attorneys who exploit the loopholes. Auto insurance companies - auto, not property- tried to leave Florida 20 years ago, and were told by the Department of Insurance that they couldn’t. If insurance companies can’t make a profit in a consistently solvent manner - which by their nature they have a duty to do as that is what ensures they can pay claims - they go belly up, as the wreckage of that list of insurance companies shows. If you create too much of a regulatory burden, new insurance companies don’t replace them. That is the reform that politicians needs to address in Florida, to create a legal and regulatory system that allows insurance companies to thrive. Especially in a state culture where ethical standards aren’t the highest cultural priority - the opposite of western states like Washington and Utah where they’re taken very seriously (and businesses can be profitable despite heavier regulation because of an ethical culture).

I can’t imagine living in a place with hot, humid, mosquito infested, lizards in trees, gators and snakes, etc. And now you tell me costs are out of control. I will stay up north. Winters kill everything and the shorter warm temps season keep living creatures from getting too big. 😎

I sold my Boca Raton condo in 2016. At the time I sold the monthly HOA fee was $436. I just looked up listings there and the same one bedroom units now carry a monthly HOA fee of $1073! And in the years since I sold there have been over $50k of special assessments to deal with long-deferred maintenance issues on the buildings, parking garage structure add sea walls. Porta Bella Yacht & Tennis Club, which sounds upscale but it’s just a normal late-1970s intracoastal condo development with docks pools and a couple tennis courts on the garage roof.

I'm a Florida resident with a property there, and I've been living in Myrtle Beach the past 3 plus months. The traffic here is far worse than where I live in Florida! The prices are about the same as Florida, except here you have state tax. This is definitely Florida 2.0 it's being flooded with people fleeing New York, Virginia and all the Northern states, and tbh they are the most rude, inconsiderate people ever!

This is why my wife and I rent. We both had homes in the past and once each was enough. Something changes where we live and we don't like it, we can move without having to worry about selling a home first or carrying two homes while the first one sells. The country is open....rather, the world is pretty much open to us and we aren't going to let a stupid building prevent us from living our lives where we wish too. By not owning we have gotten to live in the high mountain desert with great views, overlooking the ocean and a lake, in a valley looking up to the mountains in the distance, and in the middle of downtown action. All of that at the drop of a hat. No stealth HOA fees that can hamper us, no price jacking will impact us, and if the culture in the area shifts away from what we like or crime moves up we can simply move. Worse case, we have to buy out the remained of a lease agreement (usually been around two to three months of rent depending on how much time is left on lease). Now, when we find the right place, we will buy but that will be when we find the place that we are willing to be in until we die of old age.

It’s expensive to VISIT Florida too. Visited Destin a few years back, MASSIVE traffic that never stopped, even in the middle of the night. Was never so glad to get out of a place.

Its becoming obvious that Florida has lost its luster! Like so many people my cousin lived there many many years, raised her kids and now she and her husband have moved to Tennessee because of all the things going wrong in Florida that you talked about in your video! Thanks for informing people!

I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for....

Apologies for the long post, but there is educational value here from a senior citizen living in Florida for the last 33 years who has another viewpoint and is currently under contract to build a brand-new home in Florida. I find there is too much embellishment, and cherry-picked information running across social media that tends to distort or inflate the realities of life. This video watched from end to end is bashing a move to Florida clearly to support an opinion to sell homes in South Carolina; homes not much cheaper than ones available in Florida and just as prone to hurricane damage by being located on or near the intracoastal waterway. First, I’ll comment on some of the negatives called out against moving to Florida. The notorious Trailer parks. This worst possible option anyone can pick for any home retired or not is a manufactured home in a park, worse than living with an HOA. While you do legally own the home, you do not own the land and as such have no control over its cost. Comparable to the Condos described in this video. Not easy to do if you are looking near metro areas but stay away from HOA’s. I don’t need to tell anyone here that they are typically tyrannical, abusive, and expensive. While they sell themselves on maintaining property values, they destroy quality of life by controlling it. All these options have very bad economic value. RUN! Builder’s buying down insurance rates to artificially lower the premium to qualify someone for a home purchase. This item I find very educational; something I was not aware of but not surprised. To me, this is a very shady business concept (conflict of interest) both with the builder and a bank accepting such a practice. If I was not under contract with the builder, I would move on from a builder that presented me such a deal if able or at least get my own insurance. The builder is responsible for building the home and is required to provide their own insurance for the bank during the construction. The Homeowner is responsible for getting their own insurance quote which is done to protect the owner from catastrophic loss and protect financial institution’s equity in the home after the sale closes. It should have nothing to do with the builder. Do your own due diligence to purchase a home. Insurance increases: last year we were hit with the initial shock of a 59% increase in our homeowners insurance premium due to new legislation that was passed in 2022 and the devastation caused by Hurricane Ian blasting through Florida. We were able to reduce that to a 42% increase by working with our agent to adjust/reduce some coverages and increase deductibles. Homeowners insurance is for catastrophic loss not homeowner maintenance. We just received this year’s policy with a modest 6% increase. Our insurance quote for this new home is within $100 of the current one and in the same range described for the homes he presented in this video. The dust has settled on the large increases in Florida’s Insurance; however, I think many states are likely to follow what Florida did with Homeowner’s insurance. It had been a long time coming with the abuses of contractors having homeowners reassign their insurance benefits to be made directly to the contractor who would in turn inflate and embellish costs needed to make the repairs. It is now illegal to do so in Florida protecting the Homeowner. Property Taxes: with our new home we will take a jump in property taxes, not because the tax rate has jumped, it has not. Taxes will go up in our budget because we will lose the benefit of the Florida Save Our Homes (SOH) Cap. The SOH cap was set at 3% since it was passed and became part of the Florida State Constitution in 2008. The SOH cap limits any increase in assessed value to 3% per year. We will lose the assessed value increase cap that you have when you own your own home for a long time and will start that process over. Staying in Florida protects my income from unnecessary taxes as it has NO State Income TAX and is protected by the Florida State Constitution since 1968. South Carolina has maintained a state income tax for many years and only offers a small $10,000 deduction on withdrawals from personal retirement accounts pensions are taxed. This allows me to maintain a stable budget. It is not getting hotter as some claim, it is the same as it was 30 years ago. It is hot during the summer, mid to upper 90’s in the summertime, and beautiful from mid-October to mid-May. Has not changed since my first time here in 1984. I see South Carolina as being just as hot as Florida but for a slightly shorter period with a slightly longer cool season. We rode out many predicted Hurricanes that were tropical storms by the time they hit. Boarded up once in 33 years. The wind that night was very noisy, enough to induce some fear, but came out with zero damage. Every region in the world has their own form of risk from Nature’s natural forces, it is part of life. The Carolinas have had 41 direct hits (19 in SC and 21 in NC) from Hurricanes over their combined coastline of 488 miles vs Florida’s 43 direct hits over 1,350 miles of coastline. Hurricane Ian after leaving a mess across Florida then intensified and went on to slap South Carolina as a category 1. It then stalled due to a ridge of high pressure causing extensive flooding along the coast, i.e.; intracoastal waterway. I will take my chances here in Florida. After watching and living with these storms the last 33 years I think the best protection from a Hurricane is to move inland away from the coast and large bodies of water. NO, most of Florida is NOT in a flood zone; go look at the FEMA maps. My military career afforded me the opportunity to live in 6 states, Connecticut, Washington (state), Tennessee, California, Maine, and Florida and travel through all but 5 of the 50 states. I believe the most affordable regions to live in the US are the Midwestern and Southern states, from there you need to evaluate the cost of living not as an abstract descriptor based on emotional opinions but evaluate the details that make up the descriptor of a whether an area is affordable to YOU or not. The two primary metrics I always used are not only the cost of housing, but the amount of income one can earn in a state coupled with the cost of housing. Everyone’s economic and life circumstances are different. I bought my current home in 1991 at 7.99% interest which I believe was about 2 % below the national average at that time. I have been retired now for five years on that proverbial fixed income. Quality of life has been on the decline everywhere, not just in Florida. Its decline is most prevalent near the cities and higher populated suburban areas. There still are many options available to have a good quality of life and own your own home in Florida. Living near a major city I have longed to move to a quiet, more rural area. Guess what? I am doing just that. I am doing that because I do live in Florida and have benefited from the relatively low cost of living here. Economically it just makes sense to stay. I am a long way from having deep pockets. I am retired enlisted military and collect social security. I am still supporting a family of four. Later this year. we will be leaving a 1,612 square foot 3/2 on .17 acres, 15 minutes from the local downtown metro and all the traffic, noise, and crime that spurs out from the city. We will move into brand new 2,367 square foot 4/2 situated in the middle of 4 wooded acres that the only traffic we need to worry about is the local wildlife, mostly deer. Cost to build $300,000 with construction loan at 6.25% and the land purchased in 2020 for $20,000. Banks appraisal value is estimated to be $390,000 when home is complete. We made money before I even broke ground, on paper. Most of this home will be paid for with the sale of our current home, yes there are risks, life is full of them. But if you never take the leap, you will never overcome the hurdle. Lastly, don’t discount a move to Florida because of presented selective information and emotional opinions that are trending, Do your own due diligence. There is a plethora of places to call home in Florida that are still affordable, but they are not near the city or the coast. That has and will always be prime real estate. South Carolina is a wonderful place to live, as is North Carolina, Georgia, Alabama, and Florida. Those are my top picks based on my current economic, environmental, and family needs. Just stay clear of South Florida. My journey that started in 2017 and finally is coming to fruition despite what mother nature, the politicians, the fed or what and who has and will throw at us. We have now passed the point of no return. The stakes are stuck in the ground and this new house will be built. Thus far my Faith, due diligence, determination, and hard work have allowed me to persevere. It can be done. Do your own research, despite my response to what Mr. Pinkas offered in this video, he puts a ton of valuable information about real estate. Everything he presented here was truthful but lacked some critical context or detail. I just added the context or detail to think differently. He puts out very good information, but remember he is in the business of selling homes. Information-wise you will learn a lot here. Digest and do your own critical analysis of the information you receive, be diligent and do not give up. Not trying is admitting defeat. Looking forward to lighting that first fire in the fireplace in my new home this holiday season 2024.

I also live here but in the dreaded South Florida area, well, the SW part of Florida where it is not as bad. Still prices here are way up from just a few years ago. These videos are sales pitches aimed at drumming up business for his real estate business. I may be forced to leave and the states you listed are on my list of possibilities too.

There’s no state income tax but the property tax in comparison to NC or SC are quadruple as well as what we pay in gas taxes. I drive between NC and FL. Costs are about 50 cents difference per gallon. Food costs are easily 20% less when I am in NC although that comment is anecdotal. Sales tax in NC is 4.75% vs 6% in FL. As far as taxes the full burden is mostly on homeowners. I would rather everyone pay their share. You’ve made some good points but your comments are some of your own opinions not everything is factual.

@svt.787 Good for you. I'm glad I got out when I did. It's getting expensive in a lot of parts of the country now but there are still some places that are more affordable. I remember when Florida used to be relatively cheap. Back in the 80's and 90's. That all started to change in the 2000's. Now it's way overpriced, in my opinion.

It is all about the weather. I live in the Northeast ( very EXPENSIVE) and the weather sucks. Cloudy and cold most of the time, Boring. In reality it is expensive here and expensive there. Noone can escape it. Anywhere where it is sunnier and warmer and you don't have to spend money to do something. Saving money is just taking a walk in nature without freezing.

Move to Stuart in Martin County. Just voted number one small coastal town in the US. It’s beautiful here, constant ocean breeze and many places to enjoy nature. The town just north of us, Jensen Beach, is also very nice. It’s more of a beach community with a barrier island. Stuart has a larger downtown district that has a bunch of little boutique shops and great restaurants. It also has a Brightline train station in the works.

This video seems to be an advertisement to retire to South Carolina instead of Florida, which can be good advice. The negatives of living in Florida, while fairly presented, should be put in perspective, though. My Florida property insurance was up 36% this year. Until this year it had been going up on average 6% per year for about ten years. The huge increase this year is due to property appreciation in prior years, which the insurance company had been slow to catch up on. If the value of your property has doubled in ten years, your property insurance must double too. This is just common sense and must be expected wherever you live where property values are rising. The same has happened with my other house in Michigan, in a desirable Lake Michigan town. The best thing you can do moving to Florida is to look for a house in a smaller inland town like Sebring, Arcadia, Ocala, Lakeland, Lake Wales, or Gainesville area. There are many other inland towns with modest costs of living, but those are just some of the ones I know. I live 50 miles away from the Ocean beach but it's an uncrowded beach with no traffic and free parking. My 3br house with 2BR detached office is on a hill overlooking a lake in a minimal hurricane risk area. Property tax is $1,500 and homeowners insurance is $2,500. You can retire in Florida on a fixed income, you just have to be less picky and more created about it. You will not be paying any state income tax in Florida, and once you are settled, your property tax will not go up by more than 2% a year if Florida is your primary residence. State income tax in South Carolina maxes at 6.4%, higher than the average of states. I would not buy a condo or live in an HOA single family home area in any state, for reasons mentioned in this video. The best thing I would consider about retiring to South Carolina is that it is a lot closer to the mountains. You will not want to spend all summer in the low country of Florida or South Carolina. From Florida it is a 12 to 20 hour drive to mountain country. From South Carolina beaches maybe 4 or 5.

I agree. I am in citrus county which is growing a lot. It's a good area to check out if you are retired but there isn't much for work. Michigan has even higher housing prices and property taxes than where I live now. I can't even afford a house in my hometown in Michigan now. If I moved my florida house up there it would double in price.

How long have you owned your property, perhaps that's one reason your taxes are low, your insurance is very reasonable and hope it stays that way. I know a couple who bought about 60 miles from beach and their insurance went up almost 4 times what it wad when they purchased about 6 years ago. Their house is on the market, they put about $50,000 in improvements and they have a pool, very nice home....no offers

Myrtle Beach is a heavy tourist area, but for six months a year it faces traffic congestion, heavy use of infrastructure, kerge crowds in stores and restaurants, so the year round residents have to deal with that. It sounds very similar to the situation in Chapala or Puerto Vallarta in Mexico. Even the Miami area of course.

Learning another language is easier than you think when you have to learn it, it is much different from wanting to learn it. Also google translate works wonders and so many dedicated devices that Translate available to us make things way easier than many years ago.

If a person is willing to opt for the quieter life of North Central Florida (or near the Suwannee River), you can buy the land and the mobile home. I have almost ZERO overhead because I bought a very spacious mobile home in a park where we OWN the land. We have a private entity supplying water & sewer which runs me about $35. a month. I have major tree cover so my electric bill seldom is higher than $80 in the summer, and close to $100 in the short winter months. We finally got "Fiber" so that provides inexpensive home Internet and phone (I pay about $60 a month). Insurance did more than double... however, at $1400 it isn't terrible. I do feel ripped off by the 40% increase in car insurance when I never had an accident. Property taxes doubled in recent years. I have homestead and pay about $600. When I get bored with the rural scene, I drive to Cedar Key or St. Pete and spend a night or two. As a senior, I am budget sensitive; and while much that you share, Jerry, is true, there still are ways around it... outside of the sexy cities.

I have friends who live at Spanish Lakes(55+ community)in Fort Pierce. They bought a concrete block house and pay a monthly HOA fee around $850 per month. They’re property taxes are under $1000. year. The high HOA fee is the problem. Ridiculous!

I’m a halfback. Moved to Naples FL in 96 left in 05 for the Carolinas. I like it here better for many reasons but now I’m so thankful I left and bought a home years and years ago. Florida was beautiful though coming from the north it was kind of like paradise 😂

I have lived in Pinellas county on the west coast of Florida my whole life , my family is huge , spread out all over Florida , I live a half mile from the beach , raised 5 kids here . Yes, property taxes have went up along with Land value , But crime is the lowest of any state and you can go to the beach year round , play golf ,so many things to do , I live a very cheap retirement , like anything , you prepare and research before you make any move , North of Tampa bay is cheaper living and great weather .

You’re speaking 100% truth sir. I was born here in Tampa 53 years ago. It’s NOT the same affordable place anymore. A friend of mine inherited a paid off condo on Redington beach. The HOA told all the owners they’re getting a 50,000$ assessment added to their fees due in 60 days!!! She didn’t have the money they said to get a loan. She ended up having to sell it. Sad.

I love your videos Jerry and I love the Carolinas, but I don’t like the cold weather season so I’m still a fan of Florida. Yes it’s gotten more expensive but this is happening everywhere. Not everyone can afford the Florida lifestyle, boats, and houses on the water and that’s OK.I see some people hating on Cape Coral and Fort Myers especially since the hurricane, but those areas will come back super strong and really be the best boaters Paradise on the Gulf Coast.

I've said it before, FL getting hotter due to being paved over. Woods and forests vanishing daily replaced by concrete.. Hurricanes are no more intense than they have always been, just more urbanization and commercialization...that gets destroyed! This why ins is so high, more population more congestion more cars, higher the rate!. FL is a tropical region...of course it's hotter and more humid! Utilities are higher now because of the constant growth in new homes and commercial enterprise. 40+ new homes have been built in my area maybe in just a mile radius, more to be built and whatever the cost of electricity. I imagine the same amount of garbage trucks will not be enough, more (or upgrade) water/sewage treatment plants will be needed. This costs money! I'm a native, lived her all my life, I see it.. These droves come in to FL thinking it's all fun and sunshine but start whining because they never thought about it logically. Same thing will happen in, Mrytle Beach, you watch!

Hurricanes are not stronger than in the 90s. They way a storms are measured however has changed. Now they now measure the strength of a storm by the estimated damage or cost to rebuild. Not the same thing especially with soaring inflation and all time real estate prices. I think it is NOAA who said this exact something to Don always lying Lemon on CNN before he was fired.

This man is spot on. Within the last 5 years it’s $1500 every 4 months from $1600 a year on the insurance. Property tax is up to double. Wages are low. Everything at the store is up 60%. FL is completely different than the state I was born in. There are a few ways to crack the code and live the life for less if you really take the time. The best way to live here is to just have a pile of cash.

We have good friends that moved from Illinois to Ft Myers FL about 10 yrs ago. They lost everything when the hurricane hit. They used retirement savings to quickly buy a condo further inland only to have water damage repairs discovered after moving in. The management association dragged their roof repair responsibilities out and storm related insurance and association fees got crazy. They finally had enough, just sold and moved to Spartanburg SC. And their close friends who had beach front property are rebuilding, but plan to sell and exit FL ASAP.

I left Florida four years ago and haven't looked back. But moving up north to a colder climate wasn't an option for me. Arizona seemed like the next best place. So far I really like it here. Another thing about Florida is the tax you pay to the state when you sell. I found out the hard way in 2017 when I sold a condo, that took the lion's share of profit I made ( this was a few years before prices went sky high)

35 yrs in Florida + last 8 yrs in Western NC montains . Extremely afordable . Mild weather with 4 seasons , but none extreme . Friendly , patriotic residents . Not cheap to buy here due to influx of Floridians , but low overhead . Especially property taxes + insurance . Home + auto . Tennesee even better with no income tax . I have lots of family in Florida , but seldom visit . People come here to visit . Great quality of life !

I'll never understand the National Flood Insurance Program (NFIP). We own a beachfront home in one of the Mid Atlantic states and, thanks to a recent change in the NFIP models, our annual flood insurance premium *decreased* from $7,000 to $1,200. We didn't file a reassessment request. This was completely unprompted and much appreciated. Meanwhile, Florida home owners who are miles inland are paying more. It doesn't make any sense.

You can still get a much lower cost of living in states with very crappy weather...rural Michigan, Wisconsin, Minnesota. Get a couple of big tv's in one room, put them on a beach scene from Earth cam, toss in a few cubic yards of sand, maybe a fake palm tree or two, a tiki bar.....crank up the heat, add a humidifier and pretend you're in some coastal area . .

Perhaps state and city governments should open some trailer-parks, to put some downwards pressure on park fees.

I moved to FL a few years ago and my property taxes are 3 1/2 times that of my neighbor and his house is 300 sq ft larger with a pool. Homesteading has created a LARGE gap in cost. Not to mention impact fees are now $18,000 for new homes which is pretty much an added property tax. The problem….Politicians buying votes with (new) taxpayers money.

His property taxes are likely much cheaper than yours because he purchased his home a long time before you purchased yours for much less than you. In Florida as a homeowner, you are protected against assessed value increases exceeding 3% per year. This cap at 3% helps keep your property taxes from getting too high. The longer you stay in your home the more you benefit. It is called the Save Our Homes Act and was adopted into the Florida constitution in 2008. I pay roughly a $1,000 per year on a home I bought and lived in since 1991. If I sell it today the new owner will be start paying between $2,500 to $3,000 with their homestead exemption, even more without it. Impact fees I see as necessary to bring infrastructure up speed based on the population caused increased use, but many times becomes a cash cow for the municipalities that implement them. I remember My dad having to pay a surcharge when the town put the sewer system in. The charge was calculated based on the on the road frontage of your property and only paid for the work done in the road. The owner still had to pay for the connection from the road demarcation to the home. This was in the late '60s, so it is nothing new, just a different methodology to help pay for the initial costs of infrastructure improvements. It is part of the responsibilities we assume when we become property owners and not renters. Due diligence needed here.

I see you’re in the Naples and Bonita Springs area in the video lol. I moved to Naples 25 years ago and held great jobs in the community and ended up being a caregiver towards the end. But it was unaffordable for me to stay on my salary, unfortunately. So I moved back to the DC area Arlington, VA and I’m able to rent a room cheaper than Naples. That’s crazy cause I’m right outside Washington DC.

Most of those insurance companies didn't go belly up, they were pressured by Black Rock to leave Florida. Black Rock has control over what we consider large companies that depend on Black Rock for funding. Black Rock was angered by Desantis' decision to withdraw Florida investments from Black Rock.

What about Hurricane risk in that area of South Carolina? One of the reasons insurance companies are dropping coverage in Florida is due to the costs associated with Hurricanes. Inflation is high, interest rates are not stable and they too are high, so building back is Extremely expensive now. If a massive Hurricane hits Myrtle Beach just watch and see how expensive Insurance will get and how expensive housing will become. You have to weigh the risks of anywhere you want to live. Texas has devastating Tornadoes and depending on which area you live droughts are extremely common too. Water restrictions are becoming the norm. Too many people and not enough water to accommodate the water needs. Texas also has very high property taxes. California is just too expensive now. High housing costs. Insurance companies are leaving the state. Haven’t investigated the Pacific Northwest, but that’s next on our list to look into. As a retired couple we are looking to move and trying to find an area where the benefits outweigh the risks and where our retirement income will be adequate to sustain us. It’s becoming a difficult task.
