I can certainly relate to your experience. I have property managers for some of my properties, but I self manage a few. Even on the properties I self manage I am not hands on doing the work.

I agree. However he does have the equity of his business and he’s scaling so everything his hands touch and every drop of sweat add to those things and one day he’ll be able to step away and let the machine run itself while he profits

Thanks! I needed this! (rough week as a self-managing rental investor / 40 hr/wk engineer) I'm getting closer and closer to this transition myself. Just a few more houses, I'll be there! (I won't be rich yet, but my current lifestyle will be paid for without being an engineer or a property manager!)

Chandler after how many doors did you hire a property manager? How much does a property manager get? Is it percentage of gross rents or set annual rate? I had 50 doors and I managed all with part time subcontractors and an office admin. It became too much for me and with COVID prices on real estate I sold a few. Now I have 33 doors. Maybe I need to learn from you how to get a good property manager/management company! Inspiring video. Thank you

For me investing in a different market allowed me to choose a place not as expensive for beginners. Maybe long distance investing is the way? Good luck!

Also shout out to Jace the PM, his mindset is so good. Got to hold on to good help and treat them right. I have had experience in the past with guys building resentment because they did not understand their role! Have to take care of him for sure! 💪🏼 💥 💯

Just wondering, you say that you cashflow just over 500k a year currently, how much of that is taxed.. I'm just wondering how much you're able to defer in taxes and what not

Especially in real estate, cash flow and taxable income can be drastically different. This is all because you can claim depreciation on your real estate. Depreciation is a non-cash expense. So usually cash flow is higher than taxable income.

@@vltod9167 if you believe that then you have never worked in construction. Property management is a great business. You pay people enough to keep them happy, they take care of your stuff. Simple.

Some times this work until it does not. what if the worker stop working for you? you depended on this one guy who did everything, now he is gone, he quit, he's sick, goes to jail etc.. what do you do now? the trick is you have to make sure you have the next worker ready to go and have really good system that can take average people and create great workers out of them with out even knowing it. One guy learns to cut grass his job is to cut grass and train another guy how to cut grass when 1st guy moves up you have the next worker waiting for that job. unfortunately you have to keep it this way always having the next guy ready to take over.
