See a day in my life as a 21 year old property & construction entrepreneur in the UK.
I own a property management and property investment company where we manage HMO properties. we also provide turnkey investment services for HMO Conversions. I also own a construction company which carries out the refurbishment work for these projects.

Hi Mate, I left college at 17 and started working saved the money from this and started doing rent to rent. From doing rent to rent I was able to leave my job. As we grew more clients some wanted management services so we started doing this. from doing management we started doing more maintenance. One client was let down by a builder so I managed the refurbishment for them and started a construction company off the back of that. Both continued to grow and with the experience of the management and construction sectors I combined the 2 making our investment service which is what we mainly do now. I'll do a video on this in more detail soon.

25 year old lad from stoke here with my own plumbing company, currently renovating my 5th personal property (4 bed en suite hmo). Liking the page so far your journey is similar to mine but I’d love to get into managing whole projects for clients this year. Keep it up 👍🏼

How do you get the HMO licences so easily for a conversation? Most areas restrict them

The area we buy in has no article 4 so the change from a C3 to C4 property can be done under permitted development.

What industry are u in?

Hi Mate, Best thing to do is get started in the industry somehow and get some knowledge. Depending where you’re based will determine how far that cash can go, if you’re down South you’ll struggle to get more than a shed for that money so maybe look to invest in a project or JV with someone and gain experience from that. If you’re up North you should be able to get a property with a bit more saved and just do plenty of DD and jump into a project

Here is my advice. Get yourself a residential property. Meaning house “you’re “ going to live in. One you can add value to. Do that and sell once complete. No tax implications then. Plus you will learn tons

There’s a few reasons: En-suites are in higher demand than standard rooms. The monthly rent is also higher for these rooms. Also having all en-suites enabled us to get the property valued commercially so when we refinance it’s based off of a yield based valuation rather than bricks and mortar.

32% of our tenants work in the health care sector and 12% in it and software. Average earnings is £27,000 pa for these tenants. All these properties are for working professionals
