First up, let's talk numbers. Zillow is forecasting a .4% increase in home values for the Austin housing market by the end of 2023. Now, that might not sound like much, but every percentage point counts in this dynamic market.
Now, here's the deal. In September 2023, the housing inventory in Austin reached a critical point with 4 months of inventory. That's the highest level we've seen in over eight years!
What does this mean for you? Well, it's a game-changer for both buyers and sellers.

The big question on everyone's mind is whether home prices are still dropping in Austin. Well, in September 2023, the median home price did decrease by 4.3% year-over-year. However, in August we had a a year-over-year increase. So, yes, there's been some price softening in the market but with the last two months of data - one up and one down - I'd say we are just about leveling off.
To figure out if it's a buyer's or seller's market, we need to look at key indicators. With a 4.0-month inventory, it's balanced, but higher than previous years, which could favor buyers. Homes are spending an average of 65 days on the market, giving buyers more negotiating power. It's safe to say that the market is evolving into a more balanced state.
Is Austin overpriced? Well, it's a subjective question. Recent research shows that homes in Austin are among the most overvalued in the U.S. But compared to major cities like San Francisco, New York, or Los Angeles, Austin's prices still have room to breathe so it's all relative to your perspective. The city's growth and diverse economy still make it a worthwhile investment for many.
What's in store for the rest of 2023, into 2024? Austin remains a healthy market due to IN-migration and a robust local economy. Big companies like Google and Tesla call Austin home, driving more people into the city and boosting housing demand. Experts believe this trend will continue, making Austin an excellent long-term investment.
