Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Personally, I can connect to that. When I began working with a fiduciary financial counsellor, my advantages were certain. I got into the market early 2019 and the constant downtrends and losses discouraged me so I sold off, got back in Dec 2021 this time with guidance Long story short, its been 2years now and I’ve gained over $860k following guidance from my investment adviser.

Actually, I've shuffled through a few advisors in the past, and “ Margaret Johnson Arndt” remains the most resourceful thus far. Her strategy proves profitable, and sustainable both in a bull & bear market. Most likely, her deets can be found on the net, so you can confirm yourself.

You can buy a house in Ghana Africa for $5k newly built. No yearly taxes and Africa is the future. The American dollar is $1 to $10 which means $1 USD is equal to $10 Ghanaian Cedes. That’s right you get more bang per dollar for your money.

That's crazy America brainwashes it's people into thinking other countries especially Africa, are so poor but truthfully as much money as we make (average $2000+ a month) we are the poor ones because of expensive living cost from food, clothes, housing.

Louisiana, Mississippi, and Missouri...with the crime rate so high in each of those areas it is not surprising that they are selling the houses so cheap. Please be careful and research the area that your bidding property in.

I'm not sure about Mississippi and Missouri, but many of the properties in Louisiana will be land only because when property owners or their heirs didn't pay taxes, local governments would have torn down the home if it was uncared for. This is commonly referred to as Theft By Adjudication. Not to say that there aren't homes that are available, but you will be bidding against those in the real estate market. About the crime rate in Louisiana. It's not as bad as Georgia.

One thing to look for in these auctioned homes is Liens on property, and how much are those back taxes.

The minimum bid is the back taxes. You owe no back taxes after you purchase the home. Just your taxes going forward. In the cases of most of these homes that's less than a couple hundred dollars a year.

I Heard When a person stops paying taxes and loose their home, and A person Like you or me want to buy it for cheap, And the previous owner let's say owed 50,000 dollars in taxes, and we buy the house we are interested in, that we the buyer must pay that 50,000 dollars in taxes the previous owner did not pay. I have not done research on this but figured you can verify if this is true. What a bummer we can't view the inside of the homes we choose to purchase I mean what if there is no floors or walls or electrical wires, my goodness🤔

Please be smart when placing bets through auctions. The action holders (city, state, or etc.) have tricks / games they play, as well as other bidders, both with a goal to raise the prices as high as they can so people pay more.

For that cheap that means somebody is getting put out and being homeless because they can't afford the insurance, or taxes. why don't you contact them and work a deal with them rent to them so they don't be homeless don't just grab their houses, just like greedy investors, they put seniors citizens on the streets

You also have to check if there are any liens on that house. Tax liens, water/ sewage liens, bank/mortgage liens, HOA liens and etc. You can pay the taxes $10,000, and you’ll have $300,000 mortgage you are now responsible for. So do all the research and before you start bidding.

🥰You're the best....you even gave the negative with this process. It can definitely, be a mess when someone is in the home already, especially if they are the current home owner doesn't want to leave or becomes mad. Auctions or good but can be a mess at the same time.
