Discussion: How to invest in Real Estate

In this discussion, I share EXACTLY what I look for when investing in real estate. This comes as firsthand experience of my own investing strategies, both from what I’ve learned as a landlord of multiple rental-properties and as a high-end Realtor.

Since clickbait sucks…here’s the entire video summed up:
1:00 - Loan options. I generally recommend a residential loan and sticking with 1-4 units. After 4 units, the loan is considered commercial and carries a higher interest rate, higher down payment, and more qualifying restrictions.
2:12 - Single family residence vs multi family building. I generally prefer multi-family residences, but be wary of future rent control restrictions depending on your location and city regulations. I also explain how to live for free - live in one of the units and rent out the others. Generally this will cover almost all of your costs. Free housing!
4:40 - Conventional vs FHA loan. I prefer a conventional loan over FHA, as convention loans have lower fees, lower interest rates, and generally offer better terms than an FHA loan. FHA loans could work depending on your situation, but it ultimately comes down to the term and interest rate of the loan.
6:53 - How I search for properties. Everything I find is through the multiple listing service (MLS). I personally like to see everything as soon as it comes on the market, but I also look at properties that have been on the market awhile as they might be more flexible in price.
10:55 - What times of homes I look for. I personally go for homes that just need cosmetic remodeling. Kitchens, bathrooms, floors, landscape, and paint are very easy to do and doesn’t take a lot of time to do. It also adds a lot of instant value by remodeling these areas - plus, many buyers overlook homes that need minor remodeling.
12:57 - What areas I invest in. I invest in areas that are surrounding other high-priced areas, since development generally moves outwards with time. I do my best to predict the next “boom” areas where development and business money is moving in.
15:15 - How i calculate if a home is a good investment. I like a mix of cash on cash return and appreciation. In addition to this, I like a home where I can add value through cosmetic remodeling. This way I make an immediate return on equity, I can make some passive income from rent, and future appreciation on the home’s value.
20:30 - What area I like to buy in. I make sure the home isn’t on the same block as an apartment building, a business, a busy street, or a street with speed bumps.
21:40 - How to calculate your rents. I like to use craigslist to compare what other units are renting for.
22:30 - Out of state investments. Personally, I wouldn’t do it.
23:11 - Is a property manager worth it? Sometimes - I don’t really use one, but I would in the future.
24:50 - BUILD YOUR CREDIT SCORE. This is so important.

craigslist flips are very profitable. you can start with cell phones and such. just learn all about waht youre buying to make sure its not stolen, it has real value where theres a lot of buyers (antique dolls and shit wouldnt fit in that category) and pay cash. A lot of people will accept cash up front for much lower what they ask just cuz they wanna get rid of it. I buy and sell ATVS, snowmobiles, and vehicles and make 1-2k per flip. All for buying something and waiting a bit til it sells for profit. passive income at it's best. in 13 months i went from 3000 to 17000 net worth from my job and flipping

Amazing video - I loved your practical advice in this Graham. I want to see more stuff like this! I'm in the same position as your guest on this show - looking at areas under $500k around LA (like Lancaster, San Bernardino, Santa Clarita, Simi etc). but I'm open to out of state stuff: particularly in Mesa AZ, Maui, Texas (the big cities), Denver, and SLC.

This was very helpful Graham keep up the great content👍🏻 I invest in 30K-50K properties that need light remodeling like floor, paint, landscape etc (which I do myself) I've never used more than 10K to remodel. After the remodeling my properties sky rocket to over 100K and I rent them out and keep investing in new properties. Like you said, Clearance and Sales aisles in Home Depot and Menards is the way to go to do these touch ups😉

I invest in the suburb Chicagoland area and I rent my single family homes for $1200/month and my multi family apts for $850/month. I agree with you on having sufficient downpayment. Over here in Canada, anything less than 20% and you have to pay CHMC insurance as well and most people fold that in to the mortgage as well. trying to save up on my first 25% to take my plunge into the real estate. It sucks that the real estate in Canada is quite on the high side making having a signficant downpayment taking a longer time.

Multi-family is the way to go to start. Young guys should definitely take advantage of that to start. Live rent free and take that cash to do the next deal that will be smaller so get as many units on the first shot.

I used to live in Beverly Hills, on the cross streets of Beverly Dr and Sunset. You know Carolyn Way north of Sunset? That's where I used to live. Now i'm awaiting deployment for going into the Army for 6 years on May 1. I'm thinking of it as an experience to open my view of who I am and what I'm capable of, as well as a to create a foundation for what I want to make. Investing money, buying houses, that's the long term goal for now, so thank you for keeping me motivated to when I get there.

You mentioned that you would never buy out of state. But would you ever consider investing in on a property out of state? whether that be a 50/50 deal with someone just getting into the real estate, or expanding your portfolio per say. Loved the video. I definitely took notes.

+Patrick McGuire Thanks so much! I'm not interested in partnering at the time so investing out of state in that regard is out of question. Too many complications and I'd rather it all be on me. Nothing wrong with going out of state but for me, I'd rather just invest around the areas I know the best.

Thank you always for informative videos. I have seen too much ad-hidden videos that just lose the creditably of its contents . I stumbled upon your youtube channel and I love it. Keep up the good work. Just quick question to ask. Is it better off investing index fund mutual fund. you mentioned in other video that you invest sums of money on index fund. What is your thought and how much is the minimum in terms of bringing profit for people like me who just started working as a recent college graduate. Thanks

+KyoHong Lee I totally agree with you in terms of ad-ridden content, I can't stand it. I automatically click out as soon as I see it's some type of hype for some bullshit e-book or program. As for your question, I prefer index funds vs mutual funds. Less fees because their less actively managed. As for bringing in a profit, I recommend their minimum buy-in...I believe it's $1000 for some of their target date funds?

All valuable information but @15:10 he asked "How do YOU evaluate a potential investment to insure the numbers makes sense?" He goes on to ask if you use a spreadsheets, type of metrics etc... I don't know if you miss interpreted or were avoiding that question but the answer was extremely vague. I was hoping you can elaborate on that question or even make a video on it.

Great post. Is it better to buy flip sell until enough capital is accumulated to be able to afford to buy 2 or three rental properties? putting 20% down on three properties could be 300,000$ , so shouldn't you flip and sell a couple houses first to help gain some capital?

Hey Edward, thanks for the question - I can't really remember things getting too rough, but maybe I've just had a positive outlook and that's helped me not even think about any negatives. The only thing that stands out to me is that sometimes I've gone MONTHS without closing a deal and it gets tiring, you feel deflated, like you're wasting your time and that nothing you're working on pans out. But thing you eventually close a deal and all those feelings wash away, but while you're in it - it's not a fun place to be in. Not being busy, not being challenged, and not having things work out is tough - doesn't matter if it's in real estate or any business. But I think if you look at the bigger, long term picture, you'll realize that any short term hiccups are just part of the game and that it'll all even itself out in the end. I hope that answers your question?

GrahamStephan It definitely did, I get where you're coming from when it comes to seeing the big picture, the by product of that work well eventually be worth it. what's your insight on trying to multitask different avenues of business, for example i enjoy stock trading, mostly day trading and swing trading but I enjoy real estate at the same time. Is it a matter of organization or preference?? or is it more of sticking to one thing and becoming a great at it??

Graham can I ask that i did see property on the market on trulia or zillow all the time, but it seems they only have the agents' number there. How can I directly contact the buyer? What do you mean that you can do it on your own that you don't hire a buyer's agent, does that mean you talk to the owner directly? Have a nice weekend!

Thanks for watching! If a property is listed, you'll need to go through the listing agent - they have a contract with the seller that entitles them to market and collect a commission if the property sells, so that will need to be honored. As for your other question, what part of the video is that? I'm not sure without hearing what the context was.

Hey Graham, I love your content and just recently developed a passion for real estate. Sooo many things i learned growing up did NOTHING to help me financially and virtually teach me to work paycheck to paycheck cuz the "man" is against us and you cant make it anywhere in the system. I always wanted to break this and you have helped me so much... After following you for awhile i kinda get a weird vibe from this video. Every time your student presents something, you give off a body language tone that your very unhappy with the thought presented or your better than that. I'm not sure of your prior relationship but it sends a weird message. I like your image video and maybe that RAWness got to you. All in all Your content is life changing, Thank you for providing it. I am currently chasing my licence due to you

For sure. I can't really film any of the good stuff, though - most of my day is spent showing properties and there's a level of confidentiality I can't cross between showing clients or some of the properties. But I can speak about the process though.

Hey Graham, it seems you talked about passive income property, do you recommend first timers to buy rental property and collect rent and capital gains, or go for flipping fixer uppers, thanks! (I know it really depends on the individual but Im interested in knowing what you would do if you had to do it again) p.s. would you recommend getting a real estate license solely to have access to the mls? Or do you believe that there are other ways to find listings, thanks!!!

I personally prefer going the rental property route - if it cash flows, there's less of a chance of messing up in terms of underestimating renovation costs and poor market timing. Rental properties are a great long term option for increasing cash flow, that's why I prefer them - but it's personal choice, you can certainly make way more flipping homes when it's done right. A real estate license might help with MLS access, but most of the information is public anyway on zillow.com or realtor.com - also, if you find a solid agent, they'll be able to send you everything as soon as it comes up!

Graham, you might need a virtual assistant once you're up there. so much networking could be done for you and prospecting done on your behalf. make them a schedule and give them a local Google phone number. check out the Philippians $5/$6 an hour. but.... it's just a suggestion. wishing you the best man

Hey Graham! I am 19 years old and both my father and I are extremely interested in Real Estate. We were both inclined on taking the rental route, however, I recently viewed your first video and it truthfully inspired me and got me intrigued to become a Real Estate Agent. I also read RICH DAD POOR DAD, and both you and the Robert(book's author) received some sort of mentorship. Essentially what I am asking is, what can I do to receive some mentorship because I am supremely interested in taking your route and hopefully make my dreams come true as well. THANK YOU!

Some generic rules I have implemented was to invest on my education, so I am going to get my Real Estate License and begin my Real Estate career soon, but it would be great to receive some general advice, I don't expect a formulaic advice because I want to work for what I want.

Did you watch Graham's how to find a mentor video? I personally found a mentor before I even decided to become licensed, but I didn't look for him. As far as your License, I recommend taking an exam prep course after passing your classes before you take your state exam. I hear most don't pass the first time, but I was able to on my first try after taking my prep course and studying hard.

Hey Graham, I am new to the channel here. I am wondering what you think about commercial properties? I am considering investing in a property that I am currently renting. This property is next to a property that my father owns, and believe it would be a decent investment as the properties would be worth more to us as a whole. I am wondering what would be a good way to approach my landlord and speak on the matter? Also how should I evaluate the property's worth? I am completely new to real estate and am looking to start learning on how to set myself up and hopefully purchase my first property in the next 2-3 years.

I actually really like commercial properties. I have yet to invest in them because my priority has been residential, but there's certainly a good opportunity in commercial. I'd approach the owner and ask if he'd consider selling and if so, how much he'd like to get. Then evaluate if the money you could make on that is worth his price.
