How I saved enough money to invest in real estate

I don’t think it’s a secret that I earned my money by working as a Real Estate Agent, although these are a few of the nuances that helped me save as much as I could to begin investing in Real Estate and buying rental properties. The biggest tips: decreases your expenses as much as you can, save as much as you can, and work on increasing income. Add me on Snapchat/Instagram: GPStephan
1. Decreasing expenses. I’d view all the money I didn’t spend as additional income, because I was money I had “saved.” Weird mental gymnastics, I know, but avoiding spending $50 on dinner or $40 on drinks was just like I had “made” that much money by not spending it.
2. All the money you save is in your control. It’s also easier to save $20 by not spending it, than it is to make additional money to pay for it. For instance, an increase of $20/day income is really more like $14 after taxes. So you need to make $20 to pay for a $14 item, after taxes.
3. Viewing money instead of at its face value, but at its investment return. $100,000 isn’t $100,000…it’s $10,000 a year for life in rental income, for example.
4. Work on increasing your income. You can’t get something for nothing, so obviously this still requires you to go out and make money.
From there, you should start to begin to see an increase in savings, which you can then use to begin investing. In the mean time, continue to do your research, read as much as you can, and learn as much as you can with regards to investing. Enjoy!

I always watch information videos to the end. Just wondering why you felt the need to write it would be a special surprise at the end, when there wasn't a special surprise!?!? In the future...don't do that. That's not necessary.

I like how Graham narrates his stories and how he make emphasis on the things that he really values. It makes every video worth watching and highly engaging. It's so natural and his body language is very fluent. You can easily tell that he is not exaggerating, which is very common when people talk about their lives. Graham you definitely have excellent communication skills, it's hard to match something like that.

Thanks, Mike - yep, it all starts from that. For me, it was a LOT of $5 subway sandwiches that I'd split up into 2 and that was lunch and dinner. Plus microwave rice + frozen chicken + teriyaki sauce when I was feeling fancy, ha.

Graham I really like how you mentioned you've been doing this process for 9 years. It is nice to have that perspective. I know for myself personally coming from a poor to lower middle class family how important it is to reign in those expenses you were talking about as much as possible. GrahamStephan thanks for the advice I know how it feels I am currently 14 years old and my parrents can't even afford to pay rents for the house and now we have to go sharing. so one day i will be like you. is soo hard here i am thinking how gonne make million but my parrents say where will we live next month. But the real entrepreneurs are those who overcome nagativity and obsticles and they are the ones who enjoy there life no matter how they suffer now. I am looking starting affiliate marketing but do you think is too late. or i will waste my time on . because I want to find ways to earn money quickly as possible. thanks

As difficult as it is, use that as motivation to grow from. You'll come out of it with a lot more perspective having gone through those things!

I know this is ridiculous but I used to buy those Starbucks Frappucino drinks in bulk (they were like $1.50 each), go into Starbucks, ask for a venti cup of ice, and pour my drink in there. SAVING MONEY!!

Your story is inspirational, people need to hear that getting success means a lot of sacrifice. Hey Graham just wanted to personally say thank you for all of your wisdom and knowledge you've shared through your channel. I've finally managed to take the next step into starting my own real estate business in California and I'm super excited to close my first wholesale deal hopefully one by the end of this year. This wouldn't have been possible with the jump start I got in the career with your videos and understanding the power of financial intelligence at an early age. I am only 23 right now but I hope to have 5 properties to my name by the time I'm 30! You are a huge inspiration.

Love your channel Graham. 100% agree on decreasing spending. Setting a budget is the smartest thing I've ever done. It felt like I got a 20-30k raise. I paid off all of my debt and saved up more money than I've ever had! (In only 3 months!) I'm working on step 2 of quitting working as an employee and start my own business. Real estate is only a couple of years down the line for me; can't wait to buy a 2-4 family unit to kick it off right. Keep up the kick ass work. You'll be at 100k in no time!

Its great to see people with mentality similar to mine. Im really into saving and investing my money but since im only 19 most of my friends tend to spend their money pretty fast on meaningles things and i seem weird to them for example because i dont like going out that often cause it can be really expensive.

Most truthful video out there. There is no magic to making money. Save it then invest it. All those courses that say you can invest without money is all bs. Without knowing how to save, you can never be rich.

I feel like I'm you're clone in Canada haha. Have been a Realtor for the past 5 years. Steadily growing my positive cashflow since, and incrementally improving my lifestyle based on the cashflow that I see from my investments. I also don't touch any of the money I make as a Realtor, and just bank it for the next investment. Up to 4 multi family homes (11 rental units total) and a commercial project on the go! Great content-- keep grinding!

Its really hard right now for me living in the us i came from back from mexico after not being here for 8 years (im 19 right now) im using your videos for motivation because i want to save a lot of money to get in to real estate one of my goals is to get one of those multifamily houses i can relate to you about stretching those dollars right now im working in construction and is really hard for me i started 2 years ago at 11 dollars right now im at 18 an hour and im planning at getting a government job where i can get up to 30 or more an hour so i can save more money so i can get in to real estate it is my dream to be working at this and you really inspire me to keep working hard to complete my dream

So true. Funny enough, I miss those days - partly because everything was new and exciting, but I missed being in the office at 10pm without shoes on, blasting music, and trying to come up with different craigslist ads or sending out 20 expired listing mailers.

Graham you're a gangster! I currently make good passive income through websites that I run. I'm investing that money in a 401k and letting it compound. Soon I plan on investing in real estate and renting out properties. These videos help a lot and give me a ton of knowledge about real estate. So keep up the good work man! Its helping a lot of people.

INVEST. Do not pay off the home early, unless you have some crazy high interest rate. But most of the time you can get higher returns investing than you can paying down the mortgage early. I wish you were in LA, would've loved to hire someone locally to paint the duplex!

Hell yeah Grant! I congratulated you when you hit 10K, and that wasn't too long ago. I love you're thinking crazy how identical you and I are. Wish you lived in Chicago and we would be friends haha. I definitely see more joy in saving. People call me cheap but I call it frugal. There's definitely a difference. Frugal people don't spend money on things that's don't bring value to them. But yeah there goes my rant. Keep it up:)

Mind blown! I didn't know we have much in common despite I'm much older, lives across the ocean and Asian. I was previously in real estate and house renovation. I love the Elise ever since but now dreaming of electric cars. 7:40 I also have the same thoughts spending on not so affordable stuff, it is as if, the money I saved is small additional income out of that situation. I really believe in saving money for investment. All I wanted in life to be free from employment and have a similar kind of lifestyle.

Congrats on 60K, thanks for the value you bring brotha! Definitely inspires me to go out and chase what I want in life! I was literally working 7 days a week, racking up 60-80 hours every week! Between 2 jobs In this time I just saved up enough money to cover my expenses these next few months and ended quitting both my jobs a few weeks ago! I'm in the process of getting my real estate license right now and its crazy how I'm in the beginning stages and I cant wait to see what this journey has it store for me

Hey Graham...its funny how you mentioned splitting the subway 5 dollar subs...me and my wife ended up with no jobs and no unemployment due to reasons that were out of our control... in attempts to make up for it, we got into a business venture that landed us broke after that...no jobs and no money at this point...we weren't homeless because our landlord was my wife's parents..they are real estate investors/property owners...though it still caused a lot of friction... we decided that we would start a car detailing business by buying a hose and some detailing products...soap, hose, car and a dream...it made us some money in the beginning enough to eat and save a bit here and there...and I remember til this day how hard we worked to earn the 50 bucks we made that day...hungry and exhausted...we thought eating that 5 dollar sub and splitting it would be the best way to still eat but save the little money we had... anyhow, we are now moving up from there making more money...me being in the tech industry and my wife in the real estate side of things...we are looking to invest soon in our first investment home...our lifestyle has not changed one bit except for some small splurging here and there...cars and coffee..hey why not :) ...I too also spent all my money first on a sports car early in life...but eliminated everything else that would cost me money...I still have the car 10 plus years by the way so no new car payments FTW...are you sure we were not separated at birth??? LOL Thanks for all the advice and motivation...keep rocking dude...its good to see good people make it to the top.

Topic for my own subscribers this week. Finances. Part of advancing yourself is having a state of financial security. Many don't because they have let the norms of society convince them they need to have things that aren't important. Like that new car that is a 700 a month payment when you could get a lesser one for 300 a month. Or going to TGI Friday's every week which runs a hundred bucks for your family instead of grilling out which would run 20. If people would really look at what they spend on nonsense they would find that they could easily put away a thousand a month in investments. You don't have to live minimalistic, you just have to live smart. You don't buy a vehicle based on what others will think of you (mine is 14 years old with dents everywhere even though I could purchase a Corvette outright today). You bring lunch to work instead of eating out every day (which is less healthy most likely too.) You don't spend 150 a month for all that media entertainment. You don't get a four wheeler just because your neighbor got one. You don't have a five dollar mocha twice a day. All this stuff adds up. And you don't buy a house you can barely afford. Remember--living paycheck to paycheck keeps you a slave. If you have financial freedom you are always in the position to direct your own life with those slave chains cut. Everything you mentioned on investing is assuming a 10% return rate. It would be great if you could make a video on the best investing options for such a high return rate. I know you have mentioned the S&P 500, but could you go more into detail with it, and offer other options? Thanks. Love your honesty and sincerity.

Hey Leo, for me it was all real estate. At the time I began investing, a 10% net return was the minimum - most of mine were between 13-15% net return. However, as the market increased, the only way I've found to consistently get 10% NET cash on cash return is through leveraged real estate. It's riskier, but you cut down that risk when you put 20%+ down. Stocks are great, but getting a 10% net return is iffy. Historically, I think the SP500 has returned about 7% after inflation..which is close, but you'd likely either need some stellar years or go the real estate route. Even now, if you bought real estate cash, most deals I'm seeing are 4-7% return, and 7% is on the very high end.

Man your videos just keep getting better and better! Every single one has helped me so far. Do a quick question for some advice: I'm 22 years old and at a crossroads what I want to do with my life (as a career). Debating whether to go into real estate as a commissioned based job, or do an apprenticeship as a mechanic. Would it be best to chase a higher paying job with an endless earning opportunity in able for me to save faster to invest? How impossible it to get a trade or get qualified in something to fall back on?

+Cameron That's a really tough one to answer. Which do you prefer? I'd say real estate but you have to be okay with having a job that's entirely commissioned based, it's not for everyone.
