Properties in Scotland come with a home report that states the value and why they value of a property and why they value it at that price and sometimes even the potential rental income. A lot of sellers in Scotland stick to the HR value even if it is sometimes optimistic and this leads to them not budging or even negotiating; losing out on realistic sales of their property and being left with unsold liabilities. It does take a lot of the guess-work out though for people and sometimes you can work around it.

Love the video, some really great advice. I have 2 possible great investment properties which I have going, selling for £115 and £140 reflectively. No property on the street has sold on that Street for 3 years, but the ones around the area have sold for £220k+ in recent years and a comparable close sale of £175k. Zoopla valuation is £240k+. Deal seems too good as only £15k refurb works. I have asked estate agents for rental figures but none have provided me yet

Another very informative video Jamie, thanks, I just started watching through all your stuff. I am planning on getting into property development seriously this year starting with West Midlands. Have been living in Asia for the last 8 years and saving up capital so have around £150-200K to invest not including buffers. We can afford to have my wife work in property development full time while I carry on my job as normal. So all this stuff is great to help us get educated before we jump in. It seems starting a ltd company would be a wise move these days too because I am a higher rate tax payer. Lots to take in though. Would you recommend taking it slowly and just doing one deal to get used to the process? Or do a few in a short space of time as we have the capital and can afford to take a few risks?
Hey Jamie Would you seriously base an investment decision on an area using streetcheck where the data is oldish it's 10 years old? The new census is coming hopefully this year tho.
