We and many of our known are residing in new gurgaon and never faced any water, electricity of security problem. Not sure why such a high negativity about new gurgaon is presented in this video. Earlier we used to reside in sector-56 then SPR road but new gurgaon I believe structured very well since beginning.

True, someone who is dealing in some area, they show downside of other area. Look at the dust and shit at Vatika chowk (Sohna Road) which is highly over priced area and then compare the cleanliness with New Gurgaon. I used to follow Ashish Gutt videos but the way he is biased, don't think he can advise in the interest of end users.

When gurgaon was new that time even those areas were like this but people still invested and came to settle and now look. Same will happen with new gurgaon. Its a good investment or even staying opportunity now. Good things take time. Its the basic principle of investing ( buying at low or when just launched and hold).
90s aur early 2000 me dlf aur sushant lok, palam vihar , golfcours ext. road ke liye bhi log esa hi bolte the ki bahut door hai bahut badda land bank hai yahan kuch nahi hoga loos hi milega... ye to mera khud dekha suna hai, par aaj in sabhi jagah ka kya haal hai aur kya rate hai kisi se chupa nahi hai sec 10A me mujhe 200 gaj ka plot mil raha tha 16 hazar ke aas pass in 2005 me par liya nahi ki ye to abhi pura khaali hai door hai. aur aaj 100000 sq yard me bhi nahi mil raha..hihiiiiiiiiii.
Maybe it doesn't make sense with pure 'investing purpose' right now, but that'll change after dwarka eway (approx 2 yrs more seeing current status), and rrts (6-7 yrs give and take). No one is going to care ki residential land bahut zyada hai, so prices will stay put etc. Even for investing purpose, old Gurgaon mei koi sense nahi hai, since there is essentially no appreciation in most of the bubbles, and almost no chance of additional infra there, plus 1L/month waale kya usse double waale bhi kuch invest ni kar sakte waha. I've lived my fair share in old Gurgaon (3 yrs palam vihar, 2 yrs dlf) and new Gurgaon (2.5 yrs and counting). As far as living quality is concerned, old Gurgaon can't match the new in any way. After moving to new Gurgaon, old one looks like a terribly unplanned kooda. Baarish ki khabar udi nahi ki most posh areas start to marinate. Pollution levels always high. Traffic itna ki ghar se bahar nikalna sazaa lagti hai. Unless you are a fan of daily pubs and parties and line se lage hue 4-5 mall, you'll know what I am saying. After Iris broadway, and Saphhire, old ki taraf gaadi ghumaane ka bhi mann ni karta. Har school ki bus har society se nikalti hai. Cabs ki koi kami nahi. Ek hospitals ka infra hi hai which needs to see some improvement though. There is also good scope of improvement in security of connecting roads of some societies. But as far as townships like vatika are concerned, they've already done it well. Others will follow.

Signature Global sec 92 flats are very small. If still you want to to have signature Global, then go for Signature Global Sohana sec 36, comparatively closer to se 62 and Much cheaper then Sec 92.

No. The land is very much vacant, far from Dwarka Expressway and near to imt manesar, the gurugram university is also coming up there but it is also far from it. The plot were selling at 35k per yard but now they have shoot up without any habitation. So until unless you are working nearby no point investing there.
It has huge potential if u hold it for a few years. Already the land prices have increased tremendously. It's right next to Gurugram University, which is also a proposed metro station. It's 5 km from Dwarka Expressway (10 minutes drive right now). It's already surrounded by 3 upcoming commercial complexes, Selfie Street, Bestech, Times Square. It's surrounded by some good residential complexes like DLF Regal Garden, Skycourt, new town heights, Maceo, Bestech Sanskuti, Fernhills, Signature global project, etc. It's also quite close to IMT, which is the upcoming station for the first bullet train (Delhi to Ahmedabad route). RRTS will also be near Manesar only so even that's gonna help the price. In terms of property appreciation in Delhi NCR: Sohna Road> Dwarka Expressway> New Gurgaon> Sohna > Noida extension (2020 survey). Don't listen to this Gutt, he deals in South Gurgaon, Golf extn., DLF City etc. That's why u will notice his videos where he will greatly appreciate those areas but will always speak against Dwarka Expressway (Upcoming commercial hub) and New Gurgaon ( Upcoming residential hub).

Indian city needs to pay a lot of attention to landscaping. Just Concrete infrastructure isn’t development when there is dust flying everywhere. I know we are monsoon country, dry in most months of the year. But I have seen parks and green areas in Middle East beautiful maintained, mostly on drip irrigation. If they can do it in the middle of the dessert, where water is more expensive then petroleum coz they have to de saline sea water, which is a expensive affair, we can certainly do it. Gurugaon definitely need water bodies like man made ponds and green belt to make this city self sustaining at lest in water.

No commercial or residential project in gurgaon has made 3-4 folds profit in recent past!! Dwarka expressway and RRTS project is going to give a good and fast connectivity to any part in NCR. You should study in detail about global city and RRTS project to understand it's potential. Golf course and extension road are highly overpriced with full of dust and lack of infrastructure.

I have been to Gurgaon a couple of times....the whole dimension has changed dramatically by buliding huge sky scrapers etc etc....but no trees 😛😝🤪😜 hardly any greenery....how do people breath....I keep wondering...no wonder y that space is so polluted n has extreem weather conditions....

@@rahulsatija6001 occupancy is quite low my friend so roads are mostly vacant. Lot of free land area as well, so it's obviously risky for women safety but so is Old Gurgaon. Amenities wise u will get all the basic needs. There are some very good schools like DPS, Xaviers, Heritage,RPS etc Idk why this guy is speaking nonsense. Hospitals i can say there's Aarvy Super speciality hospital. Also a 500 bed super speciality hospital is in development near the Gurugram University. On 86 DLF road which is also a proposed metro corridor. I will say currently it's much better than Dwarka Expressway. But once expressway is up and running that could be more accessible however, it will also lead to high congestion in that area. New Gurgaon is way more peaceful atleast right now.

I just booked one in Sec. 92 after doing both online and offline research for almost 6 months and whatever this guy is saying is straight 180 to what I inferred. All the major schools, hospitals, malls, and other facilities are well within the acceptable radius.
It will be in a loss due to lack of occupancy. If u can hold it for few years then I think it could be of something. The project is beautifully built and for the price it's much better than projects on extension road and even Dwarka expressway. Only issue could be apartment layout. I found it a bit cramped. Nearby projects like Maceo, Bestech Sanskuti have way more spacious flats, so only that could be a concern, otherwise amenities wise, a very beautiful project.
@@MrPhantomindy Water supply and power depends on the individual project. I live in sector 91 and we have 100% power backup at no extra cost. Water supply is 24x7. Also what connectivity issue? Nh-8 is like 15 minutes drive, Dwarka Expressway is 5 minutes drive. There's practically no traffic (except near sector 83). There are wide sector roads. Also now it comes under MC Manesar, who is doing a way better job than MCG.
