This house in England is marketed as affordable, using a 50% shared equity scheme. I think the design has some interesting features and its designers clearly thought about the space, but is it affordable?

Average house price in Barrowford is £160,000... and £160k is only going to get you 50% ownership of a semi-detached here? 🤔

It's quite odd that they gave an option to re-locate the kitchen in an affordable design. It will push up the price and deliver no value because whether you choose option A or option B, whether you care about it or just flip a coin, you're paying extra to have the option and you're paying for wiring and pipes you won't use. The dressing room is a weird one too. If we're going again for affordability, a dressing room is a non-essential luxury. I wonder if the company is so used to building "luxury" properties that even when the brief was an affordable family home, they couldn't help but pad the bottom line with unnecessary features.

I believe pushing the window to the outer leaf helps reduce potential thermal bridging between the frame and inner leaf. The thermal envelope is now located along the external skin rather than stepping in where the window is located. At least, that’s my understanding of it!

Not an expert, but I thought it was the opposite .There's going to be an air void behind those bricks before the thermal layer. So I think this is _bad_ for thermal bridging. Windows on passive houses are typically set in more internally for this reason. But happy to be schooled - am a relative beginner

How much solar is on the roof? having smaller bills makes a house more affordable.

That small space where the rain collects and drips off the building is enough to stop it going into the house. It'll be fine for the first few years but in 10-20 years the seal will degrade and there will be an ingress of water causing damp.problems so its a bad design.

Looks like a monopoly house but most UK houses saw a massive decline in quality after Georgian and Victorian period, aside for a limited number of bespoke homes. I doubt it's a great deal at that price (depending on location) and we know grouping affordable housing together creates long term social problems. Affordable homes need to be indistinguishable from higher quality architecture and distributed.

Affordable housing itself doesn't create social problems, single mixes and tenures do. Affordable housing is just below market rent, this is shared equity so it's likely there rest of the development has ORS and you'd not know who's got what.

Looks very tight for space for a 3 bed house. Also those windows are not likely to meet the requirements for most warranty providers as normally 40mm back from the face is the normal requirement. Also agree the full height window reduces options on furniture placement. And there seems to be a lot of overlooking into the adjacent houses.
