In this video, I discuss the issue of stuck projects and construction default properties in Gurgaon. I also cover properties that received funding from the SWAMIH Fund and subsequently got completed. Additionally, I talk about the actions taken by RERA against these builders. I will also try to provide tips on how you can take precautions to avoid such builders. This video is entirely educational and aimed at real estate buyers in the Gurgaon market. I hope this video reaches every family looking to buy property in Gurgaon.

( What is RERA ? )
The Real Estate (Regulation and Development) Act, 2016 is an Act of the Parliament of India which seeks to protect home-buyers as well as help boost investments in the real estate industry. The Act establishes a Real Estate Regulatory Authority (RERA) in each state for regulation of the real estate sector and also acts as an adjudicating body for speedy dispute resolution. The bill was passed by the Rajya Sabha on 10 March 2016 and by the Lok Sabha on 15 March 2016. The Act came into force on 1 May 2016 with 61 of 92 sections notified.[1] The remaining provisions came into force on 1 May 2017.[2] The Central and state governments are liable to notify the Rules under the Act within a statutory period of six months.

Sir, the affordable project Riddhi Siddhi by Pivotal was constructed way back but it's OC has not been awarded by the authorities. No update on HRERA. Builder keeps on saying that the OC will be received "the next month" for the last 2 years. Kindly share update on this project.

Hi Deepak Ji, what about Navraj, The Antalyas, Sector 37D, mid-rise (G+5) with full amenities & low density project, very close to Dwarka Expressway? It's also SBI approved. Does it make sense to invest here for end-use purpose? What is your opinion regarding this specific project?

SARE HOMES Sector 92 through NCLT resolution was awarded to KGK DHOOT in April 2023. The new developer promised to start 3 towers of phase 5 in October 2023 but till date there is no progress. KGK Dhoot has no financial resources to complete the project. The sufferings of the home buyers stuck up in this project since 2013 is endless. NCLT and RERA have proved to be ineffective in resolving the home buyers problems.

I was planning M3m golf hills. Banks are not funding Phase 2. M3m is highly over leveraged and if market goes down, it will default. Its anyways not able to sale now and adding new new offers.

Sir affordable bhi lene me kuch bura nahi hai but usme bhi builder background dekhna chahiye and location also You can find difference in living in suncity affordable and ROF affordable Thode se calculation sir before buying any property cost does matter but not only matter

रेरा मध्यप्रदेश से जीतने के बाद भी बिल्डर न पैसे लौटा रहा है न ही मकान बना रहा है। प्रोजेक्ट लगभग 12-14 साल लेट हो गया है।ऐसे पीड़ित लोग कहां जाएं?
