I want to add two more points to check along with the 10 doc mentioned 1. Check/ Certificate for the local authorities saying NO Temple land 2. Check for any river or lake or pond or big water body near by , if yes then the land should have buffer zone as prescribed by authorities. (Buffer zone is gap between the any water body and the land ) Thank you

Will like to add few more points. 1. Get the last paid electric meter receipt to check no dues their . 2. Always give a news paper notification in local popular news paper by a lawyer before registration additional to encumbrance certificate. 3. Always personally verify weather the property is in possession of the seller..or no other dispute. 4. Try to enquiry personally from local and neighborhood for any dispute if any. 5.Take a enquiry about water logging situation and any extreme conditions during monsoon. 6.Look and verify physical the land if soil has been cut and sold from the land converting it to pond and low lying. And check flat if any damp and cracks in the structure not their.
1. Never Buy Property from Power of Attorney (Bcz it can be revoked by the first owner) 2. Title Document (Sale Deed, Gift Deed, Will Deed). Sale Deed Registry me hota hai 3. Society Patte pe nhi milta hai loan 4. Registration aur Stamp Duty pakka Krna hai. 5. Strata k through investment kar sakte hain. 6. Channel Document (Pure History of that Property like eg X ne Y ko becha aur Z ne X ko becha. Get it Checked through Lawyer) 7. Encumbrance certificate from Registry Form No 22 bharo udhar ja k with details of the property. Registrar will tell u any issue of tax or loan in that property (Property kahi girwi to nahi). U can do it online also. 8. Occupancy Certificate (To be given by builders after paying all tax by him and is in total compliance . Issued by MC to Builder. 9. Allotment letter - For resale by one owner to other owner. It is for those who are buying it from other person who purchased from Builder.It is given by builder to the first owner. 10. Tax Receipt eg Urban Devp Tax (UDT) to be given by the builder or 1st owner to govt or MC. It should be paid every year by the owner. Take tac receipt from owner. Not applicable for Plot. This will also clear title bcz it will verify that tax payee person in true owner of that property. 11. Car Allotment Letter to be given by 1st owner to other owner for Parking Space. 12. NOC (Maint Charge to be paid to Resident Welfare Society for cleaning, light, security) from 1st owner to 2nd owner) 13. Mutation Document (Jamabandi, Daakhil Kharij) . Isko ja k Karo in Registrar office. Registrar k sale deed le k Concerned authority like Urban Authority or Registry office k paas jaao taaki owner k name change ho in govt records. 14. Conversion certificate (CLU). 15. Meet real owner of the plot or land before purchase 16. Study the behaviour of saamne wala person whether he is forcing u to buy or pay early or if he is charging high token amount.

And we don't know what to do. Father did it all by himself and we have no idea from whom it was bought. Many people say that this land belongs to the Bihar government. I want to request u guys to make video on home loans, there are no transparent procedure anywhere, so many rules I got to know after taking loan (even with floating rate we need bank approval to pay extra amount within 12 months), cash charges for agreement, delay in handing out details of check while charging interest on the whole amount. plz make video I like how deep you do research on all topic and I dont want to see others also getting into same trap as me.

As Mandeep mentioned, I still think all property issues can be solved by a distributed ledger- Blockchain that stores all the details of the property. How? The property can be listed as an NFT-non fungible token. Arrey ruko sir, suno!!! The property can be a token. That token would have a wallet address associated to it and since it is a public ledger all property buy sell can be tracked on the chain. And maybe in that blockchain, wallet can be created only using your aadhar card-Digital India zindabad!!!.

Superb content. We have faced absolute harassment because of property issues, so much so that it brought us on the brink of suicide. The guy sold our land without letting us know and on top of that continuously lied when we asked for our money. It was beyond distressing. After a lot of running from pillar to post, and us circulating videos of my father falling ill because of this tension, the guy came to our home to apologise. After 3 years of agony, he has paid 70% of the money and will return the rest soon at the current market value. Please be careful while buying properties in Sonepat, Noida, and other NCR areas. Many are agricultural lands. Plus, not all but a significant number of government officials are a part of this nexus. If you get into trouble, getting help would be very difficult unless you have high profile contacts. This is as per my experience.

Sir, CA course is conducted by ICAI and SPC gurukul is just a coaching centre. Minimum duration is 5 years, provided all exams are cleared at once and only 10-15 percent students are generally able to complete it in 5 years.

Main problem is with the government forms, acts and laws. 1st: They are way too complex. 2nd: 95% people are not aware to these loop holes. Government should provide a stream line portal where people can get all the information and execution for free.

Just one question: If a person obtained a property in inheritance after death of a parent (original owner), but parent didn't document a will, How can I ensure that the person claiming to be the current owner (one of the parent's children) has legal right on the property? Basically, which document should I check to make sure that the seller alone rightfully owns the property and that none of his/her siblings object?
They must obtain a survival or succession certificate. Survival certificate is issued by local SDM court in 21 days and succession certificate is issued by a district court in approx. 9-12 months. Purpose and validity of both the certificates is the same.
Two main problems that come out of this video: - Property management has to be digitised. This will solve all the problems mentioned: (Title document, Channel documents, Form 22) - Video Editing has to be outsourced. In an age and time, where quality of the video is highly important, this is a limiting factor for creators

Sir, i have purchased a flat on prelaunch and builder has registered a uds land and took development agreement. Now its been 2 years since he took the money but till now nothing is started and on top he is being unavailable and running away from showing himself. In this situation, what legal options do i have to safeguard my money or can i sell the uds land take my share. Please advise.

Govt. banks like SBI, PNB, etc. are checking master file of the project as well all related documents. So, my question is, can we determine the authenticity of the project/builder/apartment flat on the basis of home loan approval?
