The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.

I suggest you offset your real estate and get into stocks, A recession as bad as it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too.

I do agree the insurance premiums and property taxes are outrageous here. It so sad to hear about people who are homeless because of this reason. Breaks my heart.

I bought a home in Santa Cruz county in 2017. Due to fires and Cali not allowing ins cos to raise rates my home ins is over 5 times what it was, and administered by state govt. Cali is such a beautiful state but with single party rule it’s turning into heartbreak for millions. Example: SCC lost nearly 1000 homes during CZU fires and only 40 have been allowed to rebuild. This tells the tale of a corrupt Govt. Truly Evil people run the state of California. Just ask the people who can’t get building permits to rebuild. Sorry Audra for my verbose editorial. You keep it real, figured I would too. Thank you for your Excellent vids.

Great video Audra! I have bought and sold a 'few' properties in my lifetime. My suggestion to friends and family doing this for the first time is to remember that you are the Boss. You are hiring this person to provide a sevice for you. If they don't like your reasonable terms and conditions.....move on to another agent. I promise you will find someone who will work with you. I got boycotted and blackballed over commission. How do agents have such power? Where I used to live it was always 4%...never knew anyone charged more. Until I tried to sell his house..... I did it at 4% and agents refused to show my house.... THey'll only work for 5-6% commission and won't show houses with less. They got sued in America for doing this and they're still doing it in Canada. It's sad when agents put money and deter their clients from a great home... How did agents get so much power that they can actually succeed in doing that? (ps I was only moving because my son was bullied and beat up at this school. I was clear about that too. Now he's stuck......)

I was told if a realtor agrees to take less commission they will not prioritize my home.... I would love your thoughts. ps. I have no idea how I found you but am so thankful I did. The realtor can always decline the listing if they are foolish enough to do so assuming your commission offer is at least fair if no generous.

This was also a concern of mine. I was thinking of the tier commission…if a quick sale would get them more money I thought that might be incentive. 😉

Okay...realtors only get paid if they sell your home. There are way more realtors out there than homes on the market right now. If a realtor has your house on the market, they will treat it as a priority. They want money! I would be a bit hesitant if an agent has over 12 listings....they may not make anyone a priority because they are just chasing their tail. Most the agents I know who are professionals, take their job seriously and treat their clients with respect. You want to avoid the ones that don't. Interview at least 3 agents. You won't regret it. Remember, some realtors might say no to a commission reduction because they know their worth...sometimes you get what you pay for. After interviewing a few agents, you'll get a good vibe. I promise.

I am from Canada and I have seen that happening. A real estate agent can label you a problem person if you question any of their set rules. They will pass your name and property address to all other real estate agents to not take your business. In one case a house owner had to sell her house on her own privately.

Excellent! Thank you. You might also add that many of the items in the closing are also negotiable. When we sold our very first home, we didn't know from nuthin' and used a real estate agent who used the highest cost closing company, the highest cost real estate lawyer for a simple legal question , a corrupt home inspector, etc. We've always heard "buyer beware", but when using a real estate agent, it should be "seller beware". Your agent is generally looking out for herself first.

Too much commission is being paid today. Most buyers today have already done their homework and the work of an agent is vastly different today from what it was 25 years ago!

Well, I can't disagree with that...however, its the knowledge factor that has increased dramatically over the years. You need to know a lot more now then you did back in the day. However, most agents aren't that educated either...its a discipline! There are some amazing agents out their that earn their keep. If you are selling your house, I would highly recommend interviewing several agents before hiring one...or sell your home yourself. Pros and Cons of doing that, as well.

Great video Audra! Lots of insight into why the Seller needs to take a lead position in commission negotiations with the realtor - after all, it's their house and money that creates the commission. If the realtor isn't offering top-dollar services, then why should they reap a top-dollar commission? Thanks for taking the time to share this, and hope you're feeling better soon.

The info you are giving is great. Unfortunately, this home that will eventually be up for sale is stuck in a Living Trust. My brother & sister in law already have this Realtor coming here & claim that they trust him. This guy told them if it’s an older home he did not need to even come inside the home but can appraise it from the outside? We are being strong armed into an informational meeting with this guy. They like him cuz he sends them yearly Birthday cards. I can hardly believe it! While a few of us think: The only thing Realtors are interested in is their 2 %. It really sounds like this Realtor will not do anything for us but a quick sale.

Audra, when we make an inquiry for realtor does our information get passed on? I’m going to be ready for market in a couple months but I’m not ready to get calls. I’d like to research who to contact without being contacted. 😂 We had a major rehab as we had to have foundation replaced and I’m trying to figure out just how much I need to do to get it on the market. Your video on what to update and what to leave alone has really got me thinking.

Excellent input and makes complete sense Audra and I agree we shouldn't have to reduce our commissions if we do all this for our sellers. I love going the extra mile for my sellers and will definitely start adding some of the tips you suggested here for my sellers. The pre-home inspection is the best idea I believe because in the long run it will only help with the closing. Thanks again for your hard work on these videos! And I am not going to tell any of my realtor friends about you because it gives me an advantage over them lol :)

What about asking a real estate agent about the commission split? How much of the commission do they get and how much goes to the brokerage firm? Here in Colorado, I've heard that the brokerage firm can take a pretty hefty chuck of the commission. Can you address this?

Some brokerage firms take 1/3 of the commission, but some have a flat fee of $500 that comes out of the agent's commission in Utah.

I wish you were in Michigan!!!! You seem like you would be absolutely ruthless during negotiations and procedures. I’ve been in my 104 year old craftsman bungalow for just over a year and have a ton of regrets(HVAC, undisclosed foundation issues, just the fact that it came with 104 year old problems…..first time home buyer 😔)Can you do a video on how long you should stay in a house before selling?

Hello Audra thank you so much fpr these amazing videos what a great job you are doing , you are so professional honesr and hard working beautiful Lady , unfortunately im feeling so frustrated because i didn't watch this before , we jsit signed a listing agreement with a realtor agent and she sent it to our email for electronic signatures and we dont even know what we signed , we didn't talk or ask about what services she provided im feel so frustrated, i wonder if i can break this agreement or is it too late , she jait told ahe is going to take pictures of the house with her cell phone 😖😖😖😖😖

If it doesn't feel right, you may ask to cancel. They don't have to...but you can ask. Even call their broker requesting better services.

Thank you MS Lambert for this video. Yesterday , I had a meeting with a listing agent. She came unprepared and I was lock and loaded with knowledge from this video. First, I emailed her last Saturday asking her about what services she provide. She never read my email. She came with a paper that I could print from the internet myself telling me the estimated Market value of my property. No portfolio. Then when I started asking her my questions; she didn't even knew what staging services were (this agent is from "Venezuela"). Then she said that she wanted the "standard 6% commission because that is the Florida Law".... I was like what!!!? I told her that I knew commissions were negotiable and asked her to prove me wrong and provide me with a copy of the "Florida Law" that she was talking about. She said that she was asking 6% to provide incentive to the buyers agent . I asked her what was the incentive for she said that it was for the buyers agent to bring potential buyers. I told her that was illegal then she said if I didn't then it was going to be very hard to sale my property because there weren't going to be any buyers and I told her that sounded to me like "steering" and that also was illegal and unfair then she went on to say that, I had to compete with new constructions and that my property was already "used". I gave her my thanks and told her that I need an agent who is going to be working for me and not for the buyer or the commission. That 6% didn't included pre inspection she said that was done by the buyer. BTW she also asked me what I thought my property was worth and I told her that I wasn't going to answer that question without having it appressed. She did said that she was willing to charge 5%. Needless to say, I am not going to call her again.

Oh wow...that sounds absolutely terrible. I am so sorry to hear that. It's Florida law for 6% commission...that's the biggest crock of poo poo I have heard in a long time. Next! Wish I watch your video before my husband signed contract with a realtor agent at 6% is their commission fees on a 6 months contract to sell our country house. Then only thing she covered is the pictures had a photographer to take pictures, and she talked us into putting the lock box on the door since we we are in the city most of the time, is an eye sore. I think she's the only realtor agent remax in that area, so is 2 hr's away from the city where our main home is. Now I'm hoping she doesn't sell during the 6 months and will seek your help to find us a better agency to help sell our house, thankfully we're not in a desperate position where we need to sell asap. But if she managed to sell at a the asking price within the 6 months then it won't be too bad.

I interviewed an agent that said even though he charges 6%, 3 percent going to the buyer's agent and even when the lawsuit is approved, he'll still charge 6%. So that'll mean when I buy a house, I'll have to pay the buyer's agent under this new lawsuit in addition to the 6% to sell my home.

My son negotiated his commission. He was both buying and selling, and got a reduction on the selling side. They weren't particularly happy about it. It helps that my son's job is related to buying and selling companies and hiring the associated service companies (such as lawyers and lenders), so he has a lot of experience with price negotiation. Most people don't have experience with large transactions, perhaps only with buying cars, and aren't comfortable with that process either. I'm not sure how your referral company works, but they could be helpful in negotiationing commissions with the Realtor. If they were paid by the potential customer instead of the Realtor, they would be better able to do that. But, always remember that if you aren't paying for a service, you are the product, and not the customer.

Really love your content! I’ve watched so many of your videos and learned a lot. Question- what do you think of seller offering less than 3% for the buy side commission? In my area it seems like houses that offer a lower commission to the buyers agent get less traffic and take longer to sell, even if it’s something like 2.5%. For reference, I’m in Texas looking to sell a home around $500k.

Well, I'll be honest, in my area the buyer's agent does not direct the buyer as to what homes to look at or purchase. The buyers are finding their own properties on line then bringing their agent in to view the property and write the contract after the fact. I am primarily a listing agent. I hold open houses for this very reason. I want buyers to find my property on line, fall in love with it, then bring in their agent to write the offer. I think the best way to attract a buyer isn't through the buyer's commission, its the price of the home and the condition and location it is situated. I would rather you list your house for less then pay a buyer's agent more commission...doesn't work anyway. Prepare your house for sale, tidy it up, and set a fair price...you will sell it.

Aren't a lot of the things that you would include in a listing fixed costs? In that it would eat into more of the margin for a lower priced house? What is a minimum house price with a 5% commission that you would expect: an inspection, pro photos, drone photos, staging, etc...

In my area, $700k property is usually the entry point. If you take $700K x 5% = $35,000. THAT IS A LOT OF MONEY. Real estate agents have their annual MLS dues , E&O insurance, and whatever their commission splits are with their broker. I work for a fee based broker where I pay a monthly fee for joining. This keeps my overhead lower and my broker doesn't get compensated out of my commission. With those extra savings I am able to provide a better service/offerings to my clients (staging, appraisals, etc). Most agents are giving a huge amount of their commission to their broker. No idea why anyone would do that. I work for Realty One Group. Great company. Hope that helps.

Hello there! I am not very familiar with selling a house through the HUD process. I have never sold a house through the HUD process, to be honest. I do believe each state has their own process/qualification I would first contact your lender to find out first if the house qualifies. Wish I could be of more help. Its just not an area I specialize.

Well, in my opinion they should list their services...it should be a tiered approach to commission. Commissions should be based on an agent's experience and services provided. Be careful...sometimes you get what you pay for. Interview at least 3 agents...research these agents thoroughly. You'll all do great.

I always ask the buyer's agent: Can you tell me a little bit about your buyer? Are they qualified? How soon are they looking to purchase? Is this the area they want to live? If you ask those 3 questions, you usually get the info you need. I ask for a screen shot of the pre-qual letter or proof of funds to make sure the buyer has the ability to purchase. Let's not waste anyone's time. Right?

how does a seller deal with additions to the home/property when permits were not pulled at the time of construction but find they need to sell the home years later after construction ..? what can happen..? can buyers agents cause problems for the seller if permits weren't pulled..? we thought this was our forever home only to find out decade later now we need to move. afraid to ask about this subject.

Believe it or not, people do their own additions/upgrades without permits all the time (not recommending this, of course). As a seller, you would need to disclose the un-permitted additions/upgrades. Make sure the buyer is aware...let them do their own investigations as to whether or not they are comfortable with the construction/building materials etc. Where it can become a problem is if the addition or un-permitted upgrade is a hazard or not safe for people to be around. If it is unsafe, someone might report you to the city. I have sold several homes with un-permitted additions. Just disclose everything you know. You should be fine:) Best of luck to you.

Great advice Audra! I was wondering how you mitigate your financial risk of paying for these services. Do you reimburse the seller at closing? What if the seller for some reason decides to cancel the sale? When I first started I paid for staging up front and had one listing that came close to withdrawing from the market. I would have lost over $2,500 just in staging costs.

Great question. I do pay for all the staging upfront. I have a very firm conversation with my sellers upfront about the risk I am taking on their behalf. If they do cancel the contract earlier than the term agreed, I do make them compensate me for the staging I invested. I have never had to do this...because I only work with sellers who want to sell. Its a team approach. I know a lot of realtors who will compensate their sellers for the staging through escrow once it closes (meaning the seller pays for staging upfront)...but My experience is that a lot of sellers cannot afford it. Just got to work it out with the sellers. Great question, thanks for asking.

Great question! AS IS means the seller is selling the house with no repairs and/or credits. The seller is not granting any repair request. No inspection needed means the seller is confident that the house is in great condition and doesn't need an inspection but you as the buyer are welcome to complete one. Hope that helps.

A crap load of money? As someone who is seriously considering a move into becoming a realtor I’m shocked by how low projected commissions would be in my market. I do have extensive insight/connections with home builders on the business side but most of the properties in my general area fall into the 100-200 range. Well, in my opinion you should market your home in its best light. Those blemishes should be taken care of before putting the house on the market. Buyers will notice those blemishes and be disappointed....and probably not make an offer. The key here is make your house shine in person...pictures should be a fair representation of how the property shows. Just my opinion.

Hello there, I charge the same amount if the property sells right away or if it take 6 months. If the property sells right away, I feel like I've done an amazing job. I do spend a tremendous amount of money marketing the properties I sell (staging, high end videos, drone images, professional photos etc.) If I do my job well, buyers should be begging to get their offer accepted.

I haven’t signed anything with any agents yet, but so far the two I’ve interviewed stated 5% and mentioned that it would be split between themselves and whichever agent actually ends up selling my house. Hello there! No need to stress out. Just call the agent you like and ask them if they would consider reducing their commission because the other agents are willing to do so...also ask if they thought reducing the buyer's agent's commission was worth considering. I am posting a video tomorrow about this...please watch it..it may help. It certainly can't hurt to ask. Splitting commission is not a standard "thing"...everything is negotiable.

@@AudraLambert I do understand. I wanted to see a discount listiing, and when a realtor refused, I contacted the listing agent. He showed me that and other properties, and when I did buy through him, he gave me part of his commission. However, as a seller, you will potentially miss some buyers who stick with "their" agents. It is possible in Canada to bypass exhorbitant commissions only because anti-trust rulings forced MLS to make their listings visible to the public, and to accept listings from the public. What's current US law?

Agreed. Knock on doors in neighborhoods you want to buy into. Send mailers. Find sellers before they sign with a listing agent. Offer super flexibility like buying ASIS and let the seller stay in the house for some period. Sellers will take less for less stress. You save listing and buyer agent commissions. Buyer pays for all closing cost and commissions. They're the only party bringing money to escrow. So always offer to pay all closing costs because you pay it anyways. Investors do this all the time. Paying an agent $15k to drive you around in a nice car is the most expensive cab ride you can take.

Well, you make valid points. However, most of the closing costs are traditionally the burden of the seller, not the buyer. The buyer does have some closing costs..but nothing compared to to the seller (at least in California). Funny thing, most of my buyers don't even want to drive around in my car...they just meet me at the house they want to show me. Times have changed.

I did that once, pay the commission. It was a special instance as an investor and made the most sense at the time. I’d do it again, in the right circumstances. My lawyer, settlement, was impressed as he’d never seen someone do that and thought it was great. But, I can tell you that some sellers used to want to be able to say I sold my home for X dollars and leave out the carpet allowance, the points buy down, and the hundred other things that lower the price anyway! This happens even when the net profit is higher than the one they are offering.

However, I can tell you a lot of people who have left a lot of money on the table because they didn't. know the value of their house and were taken advantage of. You'll never know what true market value is unless you put it on the market....the market will bear what the market will bear. Just my opinion, of course.

Well, I do think it depends on the price point. There are some buyer's agents out there that have been working with their clients for over a year or more. You are not paying a buyer's agent for their time...but rather their knowledge. Find a good one is what I say.

Need not be so complicated. Offer a low, but reasonable commission to list. A bonus of x% if sale (funded closing) is accomplished in 3 months, and an additional bonus if price exceeds $Xxx

NO...commission does not vary by state. There are no set commission rates. If someone is telling you this, they are lying or don't know. I promise I am 100% correct on my statement. There has been huge lawsuits with the National Association of Realtors on this very subject. Commission is negotiable in every state. Now the agent may not negotiate with you regarding their commission...but thats up to them. Find one that will work with you and your service needs. Hope that helps.

I hear ya...but if you have true friends, it shouldn't get in the way. I know its difficult...but selling or buying a house is often times the biggest investment people make...hire the right people to represent you. I do hear ya, though.

We had an agent tell us he use to have his buyer always lowball the seller and it stopped working because houses were selling so fast. He said he had to come up with a new strategy. He came to our house as a possible listing agent in2017. He wanted to list our home for $445K. We listed with someone else for 575K. We had 9 showings in 9 days with three offers. His new strategy must’ve been getting unknowledgeable sellers to sell their homes low to get his commission. We lived in Salem, Oregon.

That is an agent spinning on a hamster wheel…and getting no where fast! Lowball offers went out before the pandemic because houses (or in our area) were selling within hours and at 10 to 20 thousand more than asking and no contingencies. It was scary to be an agent during that time; you literally sat in your car writing the offer and walking it up to the agent to be told you were the 15th (or more) offer submitted and it wasn’t even an hour or so after showings started.

I Agree and we spend tons upfront- but WHY would you limit your seller to private showings, when half the agents are lazy and they would lose a ton of showings?? I do the work, been doing this 35 years with tons of repeat clients so I think I know what I am doing but I cant agree with private showings unless a very specifric property. Half the agents would skip showing properties here if they had to make an appointment, theres a better way to make sure stuff dont happen.

Hi Jacqueline...I appreciate your perspective but most buyer's agents in my area aren't showing the property themselves. The buyers call me directly (as the listing agent), schedule an appointment with me or attend an open house (which is why I like holding open houses...gets lot of buyers absent from there "lazy" buyer's agent..just using your words..lol). Trust me, if a buyer wants to see a property they will make it happen with or without their agent..at least in my area. I don't like lockbox...too much risk for seller in my opinion.
