Historic old homes constructed of rock and lime based mortar are deterioration at an alarming rate, crumbling mortar, shifting rocks are some of the signs of a fieldstone foundation in need of repair. Over time water and moisture will break down and wash out the lime in the mortar leaving piles of sand around the perimeter of your basement.
This is mainly cased due to the fact the exterior of the fieldstone foundation; below the grade of land there is no mortar. All the mortar that supports your old stone foundation is packed from inside the basement and also on the exterior, above the grade of land.
Homeowners that are doing landscape project around the house, digging against the foundation or removal of shrubs and bushes will often notice when its raining the will experience water in the basement. Disturbing the soil around the fieldstone foundation will uncover the below grade part of the stone foundation exposing the open stones and allowing water to enter. The most important thing to remember is disturbing the soil against a fieldstone foundation could cause structural problems.
Look around at other homes and there fieldstone foundations you may notice that parts of the stone foundation are actually block wall or poured concrete. These are structural repairs, which cost the owner tens of thousands to do. Foundation failure? Once the large stones within the foundation fall into the basement or bowing of the foundation starts, its impossible to break it down and rebuild the stonewall in the basement. You now have to hire a structural engineer, a foundation installation company to structurally support your home. This is why it is most important to fix the crumbling mortar, by method of re-pointing, and add a white wash coating, by a professional contractor with experience in fieldstone foundation repair. Your home is as stable as the foundation it sits upon. Don't just let anyone work on your foundation
On some fieldstone foundations’ you’ll notice a white coating or plaster type of material on the stone walls in your basement, this is a method of waterproofing a fieldstone foundation called white washing or lime washing. This slurry coating not only brighten up the basement but also preserves the mortar allowing the fieldstone foundation to last even longer. Many masons, historians and foundation repair companies go back and forth about white washing, some claim it does more harm than good others disagree.
In my experience in restoring fieldstone foundations basements that have had white washing applied to their foundation tend to need much less work to them. Proving that white washing is very beneficial to fieldstone foundations and saving homeowners money.
Fixing a fieldstone foundation takes experience, this is by far a do it your self type of project knowing the basic skills of repointing a stone foundation is only one ingredient to the restoration or repair of a fieldstone foundation. Most times homeowners will run out to local hardware store and pick up hydraulic cement as an attempt of repair. Or even spray foam as part of sealing out drafts in the foundation or hire a company to just do some quick patchwork. Type S mortar is the best to use around fieldstone. It’s two parts Portland and strong with hydrated lime. All masonry contains lime, choosing the proper mortar is key

I like what I see, a job well done..... I did this kind of work for some years and we always made sure to finish all walls top to bottom with a finish base line...This is a well done job, clean and neat to the finish...To bad I now need this done to my basement where it might be some what of a bigger job for me to do...Nonetheless I will try to do a test wall to see how it goes.. my basement looks exactly like this and after lot of research I am going to repoint with lime mortar.Previous owners already did some damage with portland cement but I'll try to work around it. My issue with this job is trapped water inside walls and probably causing more damage in the long run.It is my understanding that mortar should be weaker then stone and cement gets harder then fileld stone overtime destroying the stone.

Is it a good idea to pressure wash the interior of the fieldstone basement? I have a fieldstone basement, and are looking for people to do re-pointing work. Does your company have other ways to prepare the surface, because I am not comfortable with pressure washing? Thanks.

If small 3 or 4 foot sections are dug straight down on the outside and sealed and filled with concrete would that work? I understand the idea of the outside dirt pressing against the foundation holding foundation in place so would small sections of sealing and concrete reinforce the foundation and prevent water seepage?

I have that stuff in my basement. It falls off in little powdery chunks and has to be swept/vacuumed frequently. You're better off leaving the waterproofing off and letting the basement dry out occasionally. This waterproofing will just give you soaking wet walls all year round. I don't buy that this is a good idea, I'd do a lot of research on your own before you seal your basement on the sayso of one private company owner.

Hi Jpenney, thank you for your comment, All fieldstone foundations will have issues with either lime mortar or the old lime waterproof coating flaking off. Its something every owner with a stone foundation deals with. the lime mortar between the stone do not last forever, typically every 100 yrs or so the need to be repointed. The lime whitewash which is a waterproof coating last about 30 yrs then need to be reapplied. Depending on when your coating was applied and which material were used you may need a new application. Ive been in the fieldstone foundation restoration and waterproofing business for over 20 yrs and what I can tell you is that foundations that have NO waterproof coating usually need more work done to them vs foundations that have been previously coated with a lime white wash. This method of waterproofing stone foundations goes back hundreds of years. Unfortunately there are companies that will cut corners and use cheaper products, most often we see many using Drylok. Drylok is not recommended for fieldstone foundations. Just doing nothing as you suggest would be a bad idea. you would be leaving yourself open to water and mold issues, musty mildew smells. 40% of the air you breath in your home comes from your basement. i am interested in figuring this out. i have a dry basement but it is dirty all the time. how do i seal the stone foundation without creating a different problem?did you come up with a solution?

@@phm155 the only solution is to use this method. Mortar should be lime and sand with very little Portland cement. Whitewash with lime water slake like this. It lasts a really long time and will last forever if maintained this way.

I like what you did here but you mentioned that waterproofing should be done from the inside and not the outside. What if water is pooling at the bottom of your foundation? Not as a result of a downspout but because your home is on lower ground. Wouldn’t something like a french drain be applicable then?

3 and half sharpe sand with 1 dry-mixed natural hydraulic lime. Pack with small pebbles stone's.

You can not use mortar that is harder than the stone you are using, that is a basic rule of masonry. Limestone can not stand up to modern cement. The stones will crack, and all you will have left is the mortar.

Do you ever dig down to the bottom (not below) of the foundation on the exterior and do a parge coat and then add some kind of membrane that leads to a french drain to divert water?

Shouldn't they be using a lime based mortar with a stone foundation instead of cement based mortar? Would cement cause the stone to degrade over time?

I thought it best to use a 3.5 hydraulic lime based render instead of cement render to allow the stone wall to breath (water vapour in and water vapour out, a natural process ??). Why seal the stone wall using cement ? Should we not use lime based mortar ?

I see a lot of videos on bulging seepage and deterioration of lme mortars. I have a heaving problem. I live in upstate NY( Canada VT) we get up to/ exceeding 5 ' of perm frost. 3' thick 7' high(you have to duck in basement) field stone basement foundation. heaves up in winter. Drops in summer leaving a 1" gap between plate and stone in one corner only. I will be regrading as pitch away is not sufficient .I'm afraid if I add more stone in summer to fill gap it may heave the house horribly causing frame damage in winter. Inside plaster/ lathe walls show no stress in corner/ don't want any. I just don't have $ to jack up entire home and rebuild any helps you can offer?

Hi. Have you tried insulating or at least heating your basement? Should help with or even eliminate the frost heave as heave occurs in the direction of heat loss (i.e., upwards toward the ground or through the floor of an unheated basement).

Wonder how you did with this? I viewed a home in Stoneham Mass which, poetically, had a huge stone in the basement! I mean, this stone was 25 feet in diameter, and 5 feet tall! Then they had an old boiler-type furnace which took up the rest of the space. Nobody knew how they got the boiler in there...it had to have been built when there was no floor! But that stone was amazing!!

Hi. I heard you say you used a cement-based coating to whitewash, but towards the end stated people that used Dri Loc usually end up needing repairs sooner. Is the Dri-Loc not what you were referring to when white washing? if not, what did u use as your whitewash? I am located in MD and recently (in the last 4 months) purchased a 108 year old house with fieldstone foundation. It appeared to be in "decent" shape when we bought it. Now it is leaking water from the outside when it rains, so I have to "repoint" and reseal it (along with ensuring my runoff drain is not clogged as it is an underground drain located directly next to my foundation wall). So I am trying to make sure I am using the right product. The previous owner used Dri-Loc because there are still cans of it in the basement that weren't used....

Drylok is not for fieldstone foundations. it may look good for a year or two, and everyone uses it because its available everywhere. However, stay away. your better off doing nothing that to paint that stuff. Have your foundation Inspected, depending on the deterioration of mortar, it may need to be restored. lime mortar typically will only last 100Yrs. moisture breaks down the mortar over time, washing out the lime. leaving behind compressed sand holding your foundation together. often times you will notice piles of sand around the perimeter of the foundation. warning signs to look out for. we use a lime cement waterproof coating. tips : Make sure downspouts are far enough away from foundation, when its down pouring out, suit up! make sure water is not pooling around your foundation. if it is, you'll need more soil to raise the grade. basement windows an issue, get window wells so you can raise. leaving between 6-8'' inches of foundation exposed. so you do not rot out your siding. plant shrubs around your foundation, help absorb unwanted water from entering your basement. Im sure a local nursery can help when choosing the right type of shrub. most importantly stay away from DRYLOK!! best of luck

I have been reading all over the internet and found that sealing the basement from the inside is a terrible idea because the wall cannot breathe now and the water will be trapped in the wall. Hi Samuel the biggest problem every homeowner makes, well contractors too! when sealing their foundation, the are not properly preparing the foundation first. you have to remove all of the loose dried out deteriorated mortar's between the stones. when this has been accomplished then you can re-point adding new lime mortar between the stones. The way we prepare our foundations is by pressure washing them. pressure washing stone foundations removes all the old paints dry lok all the old motor, cleans the foundations off really nice now you working with a clean slate. Just like painting a house, if you fail to prepare, prepare to fail! almost all products on the market today are garbage, waterproofing is easy. but its all in the product you use. I tell everybody, always make sure your downspouts are discharging the water far enough away from the foundation. you're not pooling any water around the foundation you also want to make sure you get a foundation inspection done depending, on the age of the home you may need a restoration. Do not dig out the foundation ! Repair work you'll need for your foundation will be inside your basement and everything on the exterior would be above grade only. Also get a dehumidifier a good one, not a Home Depot one. we suggest using the Santa Fe classic which can be purchased on Amazon easily set up free shipping for prime members. best of luck!

I have heard mixed reviews about close cell spray foam as it could lock the moisture in and freeze/crack the (stone/mortar) foundation. What about framing it in and insulating with rockwool so it's still vapor permeable and using a good dehumidifier?

I know it's 5 years old now but looks like a great repair guys. Can I ask what the mortar/concrete mix/ compound you're using? I have a house built in 1892 with a field stone basement. Not nearly in need of repair as much as this video, but definitely needs to be cleaned, power washed and have new mortar in spots. Which I'd like to do myself but not sure what I need to buy for material/compound for pointing it.

Hi, I've been watching many mason videos in hopes of learning how to do what you are doing in the video here. As soon as I heard your voice, I said to myself, this guy is local as I recognized our Boston/New England accent. So here is my story. I am a 67 year old woman who tries to do as much as I'm capable of doing myself. The basement you are working on is very much like mine. I've started digging out in between the stones and cement. I've got approximately 4x4 area done. Clearly I've taken on more than I'm capable of. HELP!!!! Are you able to tell me what that job cost the homeownet? What product brand is the white wash? I live in Michigan and need to repair some of the stone foundation that the white wash pulled away. I can not seem to find a mason that is familar with what has been used on the wall 50+ years ago. It looks similar to what you have used....Thank you!

I have a stone foundation (again in Somerville) that could use this kind of treatment. The old concrete floor has also seen better days...it's crumbly in places, uneven, and cracked here and there. In your experience, do your projects extend into floor repair? Is it possible to repair and seal a floor with a similar process? Thx.

thx for you reply! I'm wondering...has anyone gone through this process with you and then completely finished the basement? I'm in the Spring Hill area of Somerville, and we really need the living space. We installed french drains and a sump pump years ago...but it still gets damp and humid.

I have a fieldstone basement wall with what appears to be the original parging, and 6 or 7 layers of lead based paint over the old skim coat. Where moisture is coming through, the paint is obviously leading to blistering of the old parging. Do I have to strip the walls down to the bare fieldstone before reapplying anything, or just deal with problem areas?

Karl, are you sure your basement walls are painted? If it is white, it is probably a lime slurry (lime and water) brushed on like paint. Lime mortar & lime slurry breath moister the way these old basements were designed to do.

Shouldn't fixing a damp basement start with the exterior? Ditches, drains, swails are necessary to divert water from the foundation. This may include digging down alongside the exterior foundation. Maybe repairing failed mortar below the dirt line too. Otherwise you are simply creating a barrier after the water has seeped into the wall with no way to get out. Wouldn't it make more sense to seal the outside wall first?

Diverting water away from a stone foundation is always your first step in controlling water issue. Regrading around the perimeter so water flows away from foundation. Next is fixing and waterproofing a fieldstone foundation. Most importantly understanding how they were built. the first lesson in fixing a stone foundation is you NEVER DIG DOWN! Fieldstone foundations only have mortar inside the basement and above grade on the exterior. So if you were to dig down, you would notice dry stacked rocks, this would only cause SEVERE STRUCTURAL ISSUES within your foundation. All we do is take out the old LIME MORTAR from when it was build that way hundreds of years ago, replace it with new LIME MORTAR and add a LIME Cement waterproof coating. a Method of waterproofing Stone foundations that goes back hundreds of years. When a Stone foundation is RESTORED the correct way, yes, you can achieve a dry foundation without digging out or putting in pumps and drains.

Hi Brandon, The white wash is a lime base waterproof coating. Its been used on stone foundations for hundreds of years. Not to be confused with dry-loc or concrete paint.

Waterproofing should be done on the foundation exterior. Doing it on the interior without the exterior will cause water saturation and damage the stones. Also ideally you would use a lime/sand mortar (no cement) but a cement-based type N mortar would be OK too (it's soft enough to allow the rocks to shift naturally without crushing them). A lime/sand mortar wicks moisture and protects the stone the best but is weak and may need more frequent replacing.

This is NOT the way to waterproof this type of basement foundation! OMG!!! That interior coating will crack in no time and start breaking off when water pressure presses against it, especially if dealing in areas where you get freezing temperatures. Best waterproofing is done from the outside with an exterior coating, preferably mastic. This video is bad advice.

That's exactly what I was thinking. I've dug up my yard to fix and waterproof my old fieldstone foundation. I'll be sealing it as well from the outside. I may even drill holes through some of the rocks and install rebar through the rocks vertically.

Using cement is NOT done right. Should be lime and sand only. The damage you've done will be extensive.
