Having been to Dubai with work I can safely say it makes vega look like paradise. It’s full of all the people I avoid like the plague. Low life central.

What are you thoughts about the quality of Damac properties and their after sale care? I've read the build quality isn't as good as Emaar, Ellington etc

Damac's quality has improved significantly over the years for example people who live in Damac Hills love it there and I've heard mainly positive things :)

I am sorry but I have to disagree, the latest development they have handed over are Park Residences ( sold as Green Acres, one of the last in Damac Hills) or The Legends (next to Trump Club, supposed collection grade) and they signifcantly fail to deliver on quality. Furthermore , the gap between between promise (via render or demo villa) to actually delivered is MASSIVE for Damac, bordering disguising marketing techniques. :Last but not least they have one of the most painful and slow administration teams and handover teams. Simply put, DAMAC and offplan should NOT be combined.

as a matter of fact the best you can do with a Damac offplan invetsment is re-sale prior to handover, because they drop value when they are delivered due to small layouts, very agressive back to back backyard and extremely poor quality finishings. Just check the facts, the returns offered by their latest offplans ( Park residences, greenwoods, Lagoons) by no means can be compared with that of similarly timed developments of MAF ( TAG), Emaar ( Mira, Arabian ranches, Dubai Hills, Dubai South) or even Nakheel ( Murooj & Tilal AL Furjan)

What would be the average rent for the 4 bedroom, and would it be easy to rent out?

You could expect around AED 200,000 yearly and due to the location yes it would be easy to rent out.

10% appreciation in four years from 3.5 to 3.9 m, dont you think its too low. Its the builder only making the money.

I think DAMAC riverside was an excellent project until yesterday. Now you have Emaar 15,000 townhouse in the height country club and wellness between AED 2,500,000 and AED 5,000,000. Emaar the height country club and wellness way better quality price than Damac riverside.the height country club and wellness without any building, way more walking area bigger masterplan better developer...

I have not done a full analysis on the Emaar project, so i cannot comment on that yet (Emaar always build great communities). Although, the Damac community is favourably priced with 4BR Townhouses priced at AED 1.99m & 5BR townhouses at AED 3.0m. I feel there will be lots of demand from end-users (tenants) for a project like Riverside which is catered towards the mid-market :)

The construction cost of project like this is no more then 300 dirham per sqf so the real money is down by developer and he use your money to build then project . The developer has almost no own investment maybe just the Plot ….

Construction rates are far higher than AED 300 per sq ft especially as they need to build out the infrastructure in this community. Also the money paid is held in an escrow account to make sure investors money is protected :)

If the money is kept into the escrow account, then why does Damac have more aggressive plans than before? They used to have 50/50 payment plans and then they switched to 80/20 or 75/25? Why don’t they keep 50/50 if they will receive the money only at the end?

Funny how you failed to mention Expo City/Expo Valley, the main beneficiary of the new airport. Closest site, direct train, limited supply, and the future commercial hub. Emaar stooge?
