The Charlotte City Council voted for final approval of the UDO - Unified Developement Oridance. This will unify all of Charlotte's zoning regulations into one single document. The main contention of this UDO is that it will allow for multi-family homes to be built on lots currently zoned for single family homes across Charlotte. Let me know your comments below!

Is there any component where there will be tax advantages or subsidies to help developers create affordable housing? 290k-300k range?

I knew developers were gonna build in wealthy neighborhoods first but that's where all price decreases start. Same with new technology. The wealthy gets first dibs and then it trickles down to the bottom. Hopefully enough high density development is built in the wealthier areas to where the prices start to level out elsewhere. But from my understanding there's not a lot of incentive for developers to build a lot of multi family housing. At least not enough to cool the market in a short period of time. I hope the next change in policy is a reduction or elimination of parking minimums especially for apartments and businesses.

Yea it will be interesting to see how it plays out. It will take a number of years of development before we see a real dent in supply from this new policy explicitly. Increasing housing density is needed though, especially as the city grows.

They are more affordable than a single family home in the same neighborhood most of the time. Obviously if you are comparing it to an old, small home in the neighborhood, a newer duplex with more bedrooms and sqft it may actually cost more. This is especially true in higher-end neigborhoods.
