Hi Deric. In the 1990s, I did a similar upgrade on a $36,000 house when in lived on the 100 block of S. 21st str in TH. I remember well that the attic ( I finished into 2 BR and a full bath) had no sheathing at all. The 2x4s were offset the thickness of the shiplap used on the first floor. I installed batt insulation and sheet plastic. Before the drywall went up, I'd watch the plastic move in & out with the wind pressure. What a beauty ;-) I like your show, because it reminds me of the Bob Vila TOH tv show. I stopped watching TOH because it has become This Old Million Dollar House. Seven yrs later, I sold the TH house for $97K . Best of luck with your program! Mike in St Louis

I hope and pray that I too can approach that 6 figure threshold at sale - but with the house being in 12 points - not sure if that price point will be supported. We shall see! 4:50 Attic rafters are true 2.x4 sized beams. In my house, my rafters are 2x5.5" and the previous homeowner screwed 2"x2" on the face, to be able to put in R19 insulation for a 2.x6" rafter area. So this is something to consider, add wood to get to the desired cavity size. Another technique that I have seen is to add a layer of foam boards, taping the seams, and then another layer of foam boards with the seams offset from each other, so that air can't just go up 2 seams that are line up.

If you end up re-doing the bathroom, would you consider a heated floor? I'm curious about your opinion of heated floors. I'm considering one for my attic and my bathroom.

Heated floors can be pricey. They are nice - but I would NOT recommend them in a fixer upper. It's not a buying point for the average home buyer - they want nice finishes and visual upgrades more than something like under floor heating! Spend your money where it shows!

Also, for putting lights into slanted ceilings, I found an LED gimbal that will rotate 87degrees on the Home RenoVision DIY channel at ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-dxfq4pZfUrU.html This is so that you can get lights that will shine straight up and down, instead of at an angle. Check them out when you get a chance.
