Strongly recommend “luxury vinyl plank” (LVP) instead of laminate. Both require an underlayment, probably plywood. I have had hardwood, laminate, and LVP, and prefer the LVP for durability and comfort. Oddly, it is the cheapest! A nice light tan or light grey would look great. Suggest a “white oak” LVP which is tan. Check it out! 🤘🏻🇺🇸

Maybe needs a wall with a sliding door fairly wide one just end of the toilet wall corner, it will become more private and can be used for storage. Can even be done after when you got more cash$$$$$...🙏

laminate is for me one of the few reasons not to buy a house. there a a lot of nice, big tiles available, as you know. or cement in various ways is a nice option for an office.

wow tiles shouldn't come up like that you could recycle those sell them to someone else and once you get all that crap of the floor you will have to use self-leveling concrete to repair so you can relay what you want good job
