In the video, I talk about a recent opportunity I was given to purchase 2 acres of land that were adjacent to my 100 acres. Normally, I would suggest you should always consider buying land that is next to your homestead but this time I didn't follow my own advice.

Having watched this, or a lot of it after skipping the dead air at the beginning, he didn't buy it because it was possibly encumbered by an old right-of-way, and it was separated from his existing acreage by a county road. There, I saved you eight and a half minutes.

You covered the main reason as the third reason for not buying this .. clean title / easement dispute with the gas company, which would be my #1 reason .. I continued watching thinking there may be an environmental issue or some weird mineral rights covenant.

like you, I tend to buy anything adjacent even if only for a buffer, but letting the other neighbor get it, thats a win for everyone.

You're lucky you didn't wake up to a trailer house being moved on to that 2 acres. Those little postage stamp properties can cause the landowners on either side many headaches if sold to the wrong people. First thing they do is setup their house trailer and use your land as their own; anything from dumping trash to cutting timber and of course shooting your wildlife. if these small bits of land come available usually after the State or county does a new survey it's best to buy them for the aforementioned reasons.

This is happening to me, but I am the lucky recipient. the owners of 36 acres above my property offered it to me and wanted me to get it since I owned the right of way access already. Good people are out there, and these people are awesome.

I got good neighbors like you, we have been on this hill for 48 years that I know of and we all get along and keep eachothers back. Its hard to find good people to live next to. Nice job there hooking them up.

Survey, closing costs, etc etc. adds up to its a hassle unless buyer will pay all that plus asking price.

Dennis St.Germaine you’re correct. Owning property is great but it also comes with a lot of hassles. Tax, insurance, crazy environmental codes, the attractive nuisance law if its assessable by kids. You can’t just buy it and forget it. He did the right thing in this case, looking at the level of baggage the real estate carried.

Always good to have good neighbors never know when you might need them or they need you. That was a good thing you did passing it on to your neighbors. A lot of people wld have purchased it and tried selling it for a profit.

I immediately saw your point....especially with the legal-drama over the claims of the Electric Company. This lil' plot will clearly benefit your other neighbor much better since he lives right next to it anyway (which also was a VERY nice & neighborly thing for you to suggest to him, too)! 😍😍

We bought our 1.5+acres and it ended up being some neighbors wanted the property but did not have the money yet. So those neighbors are not happy I am there.

Good way to resolve this. There’s a wooded acre lot between my neighbor’s house and mine that he owns. We have a handshake agreement that if he ever sells his house he will give me first shot at buying that acre so I can retain the wooded buffer between houses. Im surrounded by forest land, but if he sold it to someone else a house could get built within 50’ of mine, which would suck.

Problem with that is you may not like the price he wants, OR it may be left to heirs who could care less about the handshake. Thing to do is DON'T have a house that close to the line if you want privacy.

Agreed. It was a risk I took to get a foreclosure at half of assessed value. What his price would be doesn’t concern me, he’s a man of integrity. If left to heirs, then who knows? He’s not much older than me, not a huge worry at this point.

My grandmother had a handshake , with an adjoining old lady, and let her have enough land to build a one car garage on. They both died, I spent money in court , and the adjoining owner owns the land today. When it appeared it might work out in my favor, my attorney worked a number of legal angles, but suddenly squatters rights came into play, and I lost. The same land owner pissed some others in the community off, while I lived several states away, and suddenly the replaced garage burned down, with a classic car in it. Feel free to try to blame me, but my attorney knew exactly who did the deed and it was in no way related to me. My attorney was a judge when the garage burned. Sometimes, Yankees get what they deserve for lying, and deceit. I got to watch the same fool tell lies in court. That's why we lost. My attorney and I told the truth. My suggestion to you, is to get it on paper, and pay for the paper even if your neighbor won't help you, but is willing to sign. When this originally took place on my inherited land, folks didn't lie. A Handshake worked. I hate that the U.S, has changed into this. Remember it wasn't too long ago that we had presidents that didn't lie each time they spoke a paragraph, and today they actually feel fine telling lies. He's even managed to convert the country to believing that lies are fine. If you stop and think, this president has NO class. He's one of those jerks that think that class is solely related to how much money you have. I didn't come from that jerk's part of the country, and learned differently about class. Completely different. Who, but classless bastards talk about women, and their wives, in public they way that Donald Turnip does. It may be true, but regardless, he should keep quiet about it. Now we learn he even cut his brother out of his daddy's will. Sounds like something my brother might try. When I caught him stealing from me, I disowned him 10 years ago. He had taught his wife to tell me lies as well. It was over Mother's will. No proof about me ( because their never was any.) lies were fabricated. ( The bank even had the truth, and gave me copies. !) Mine is permanently settled. I suppose his young twin boys have been told lies about me, as they wonder why I don't ever come around anymore, or have contact with them.

Read my comments above, to learn what happens to neighbor-changing. My land was lost because of a 50 year old handshake, my grandmother initiated, and " loaned" land for. Never mind, that I had paid taxes for all those years, on land I ultimately lost. Had the original deed from 1903 0r 1905. The other person had never paid a dime. It was very small in square feet, like may 200, but is worth thousands today in the same shape. Think carefully before relying on the good neighbor handshake. It failed me, completely. Karma end up having revenge, but it took 25 years, and I'm in the twilight of life. When initiated, neither old lady had a clue it would be considered invalid. I even met the old lady my grandmother began it with. Useless in court, years later. My survey , that was current, and the surveyor testified accurate to within 1 /10 of a foot , was accurate, but determined to be insufficient by the judge. Beware, unless you're willing to spend money, and still lose it. Following the rules doesn't always work.

Yup, always be aware of Right of Ways... theu can shut you down REAL fast. On the other hand... as you point out, it could serve as a great buffer for your neighbor. He could even plant some fast growing trees and make it a productive wood lot.

Good decision, I passed on the adjacent 5+5 acre lots next to me for different reasons, but with each transaction you have to weight it out. For me too much liability with seller. For you, it was a great good neighbor decision. Congrat's!

Gave the seller an inch and he took a mile, so many red flags my gut told me the land was not worth the liability.

Another reason would be no timber value being it had already been previously cleared, so no real way to get back the investment money from it. I stayed up in Matoaka for a few weeks when I was 14 years old still to this day 30 years later I still love that part of WV and hope one day I can retire up there.

I think the last reason you gave is the best one. Utility companies believe they can do anything they want with people's land. But when you turned the camera around I immediately did not want the land. It is a road with erosion and a bare area that is the equivalent of an overgrown abandoned property in a city. Whether it is the road the gas company is talking about or not, it is still a lousy road with no redeeming value.

You know Troy, I heard you talk about yall "not wanting anyone between you". While I can see the thought pattern there, I also understand in today's world that there are so many people who just can't afford large property but would love to "get out" of the city and enjoy the solitude and better caliber of people most often found in a rural setting. To that end, this could have been an opportunity for you to enjoin your triangle acre with the other two for a piece of property to sell for income to someone who can't afford a big property. Not all people who don't have a large income are "trashy" people who would clutter the property with junk. Then too, you could have leased to someone who might possibly want a weekend getaway place to park their RV, and the place would remain "no man's land" most of the time anyway. Neighborly can seem clan-ish at times. Then too, it's your money and your opinion and I think your heart was in the right place.

If it weren't for being neighborly it seems like it would have been a good time to buy the 2 combined it with your triangle and sell them both together and make some cash. That would really have to be a great neighbor for me to have passed on that one.

In my opinion, easements can be a hellish battle I looked at a property in my city - a good part of the property was accessible to the neighbor next door via easement & his garden shed was at the end of the far property I was looking at - if I had purchased it I would have to clear a path across half the yard for him to get to this shed - plus access meant limited owner use of the property in other months as a garage ( his) blocked the only other entrance to the easement - CRAZY !

I like your Channel. You make a good argument, but I respectfully disagree. When I have situations like this I will think what's the worst that could happen in the future? So even though your neighbor is buying it and it's all good for now something could happen where they have to sell their home and they can sell off that lot for much higher and you can end up with a mobile home with 25 dogs running loose all over your property. Also I agree with you on the gas line even if there is a right of way you can still gate it off and they can have their own lock on your chain if you gate it off. A lot to consider looking ahead, thanks and great Channel.

agreed, land will always hold a value... way beyond monetary value that is offered by the public I'm not saying "if the apocalypse comes or the government collapses" I'm saying the freedom to do almost anything from growing large amounts of food to harvesting water and even populating it if you feel the desire

Could have bought it and combined the properties then sold it at approximately 2 1/2 acres? Easements are tricky, if it true which i would like to see the documents that authorized the easement, also you only have to supply access to the easement, so if its fenced off all the need to do is get a lock from the gas company that the can Dasiey chain to your lock.

Should have bought it and sold to the other neighbor with that smaller piece of your property for a larger profit, have peace of mind getting rid of the land across road, make money and make both of your neighbors happy. ;)

I definitely agree with you that offering your neighbour that property was the proper thing to do. Is there a reason you haven't turn lose of your acre on that side? Maybe some logging or firewood?

The gas company only have the right of way where the gas line lays. Unless it's in the deed. The gas company messed around and got locked out and had to walk to the gas well for 2 years until they decided to fix the road and put in new gravel, which they did.

That’s false. I myself have raced all over and rode numerous places . Along with me were several close friends I’d met along the way. It’s all in the way you treat other and respect others things . Good example is that gravel road, ya it be fun blasting down it throwing rock in the ditch and causing pot holes . Someone has to fix that and it becomes a problem.

Weird question, can you sell your plot to your neighbor across the road? The 1 acres since you said you weren’t ever going to do anything with it and since it’s across the road you don’t even want to hassle with it.

The moment you said "He want's $1500 for it to cover the costs of the lien on the property" I shook my head. What's to say he uses it to pay off the debts to remove the liens. What's to say that when it passes ownership to you, they don't come back for it due to clerical errors. It has happened. I have a friend who took over ownership of a debt on a car that belonged to another friend. Paid it off immediately and changed the ownership of the vehicle to him. 3 months later it was picked up for unpaid loans. That other friend is no longer in our friend group.

As I understand it, the state has adopted the 2009 building codes but enforcement is decided locally. Are the codes enforced in Lincoln County for owner builder?

4:11 due to the road, the 2 acres for sale doesn't touch your main property. Thus, you're not going against your own advice. Plus, you should do the right thing and sell the 1/2 acre on the other side of the road to your neighbor. Just dumb to own a 1/2 acre of land you can't do anything productive with.

The 1/2 acre is part of my 100 acres on the deed. Would require survey and a new deed. Not worth the expense of all that.

Up in New England you'll pay $50,000 on up for a two acre lot ... although it will have road frontage.

sarah F I've seen land on False River Lake ,near New Roads LA ,going for $100,000/acre. That's the price of prime waterfront property.

The first was proud of his five thousand acres, but the second told him to keep working, and maybe her could one day have ten thousand acres like he did. The two turned to the third Texan and asked him how much land he owned. "Ten acres," was his reply. When the other two stopped laughing, he continued, "Yes, only ten acres.... Right in the middle of down town Houston!" Location is everything!

$1500 goes a long way towards hog feed or upgrades to the barn or corrals... maybe even find a stock trailer for cheap.

In relistening to the video it becomes very obvious that Troy schemes to arrange a marriage between his son and the neighbor's daughter, demanding that highly prized piece of land as part of her dowry... That is my obviously correct theory. lol

Yeah it can be tricky to stay good neighbors. Especially if he cut enough trees to get mudslides across that nice gravel road & down into YOUR area later on. Years ago my dad bought 13 acres for a planned retirement A-frame & after the land was paid off, miraculously there happened to be some long-distant family member of the original owner who claimed that some land was 'promised' to him. No documentation at all but Unfortunately the courts ruled in his favor & GAVE him 5 acres! He paid nothing! No money was returned to my family. Shysters! Also, that 5 acres had the access road my dad had painstakingly cut out & gravelled to get to the top of the hill for the house to be built on. The house was never built. My dad died in 2010 & when my mom tried to sell the land we found out that without constant presence down there (it is 60 miles outside the city) - mysteriously the 'for sale by owner' signs were repeatedly taken down because the "good ole boys" like to hunt deer on it & don't want it to be sold. They don't care that she lives on a government stipend & without my dad's income she relies on me for actual living expenses. Everything about it makes me realize how corrupted the American Dream can become with the wrong people abusing power.

And to assure nobody else including crazy people may acquire it, do the neighborly thing and just give the $1,500 to the neighbor to keep the land intact. That's good assurance for you that everything stays the same,

The same reason people all over the world don't, they would rather use the land for free instead of paying for it. And its so much cheaper to complain about what the new owners do with there own land. ( construction dust and noise, and MY view of the pretty trees they cut etc, etc )

You don't like the quaintness of our creek crossing? I actually have a culvert in at one time and then we had the mother of all storms and it washed out. Bridge is on the menu but hasn't been funded yet.

Those crossings without a bridge or a culvert used to be called a ford; there are still a few here in Michigan, all on rarely used roads, but in some, the stream bottom has been replaced with 2to3 inch diameter stone to keep from getting stuck in a muddy bottom.

My wife and i made a drive from illinois to north carolina to pick my landscaping trailer up. On our trip we passed through some beautiful parts of W. Va. that we absolutly enjoyed. We are dreaming of making the move one day to homestead in that state. Could you make any recommendations on what counties to consider?

This is a beautiful state. The north western counties are a little flatter ground and have more farming history. The eastern part of the state is higher elevation and gets a lot of snow. The southern part, where we are, has some serious elevation changes and is pretty rugged. You can find land very inexpensive in this area but it is tougher to work. I am very familiar with Pliny. That is where I buy all of my feed. That area is some of the best farmland in the state. It is expensive. That is Mason County. My favorite counties are Randolph, Pocahontas, and Greenbrier counties in the east simply because of the high elevation mountains and we camp there a lot.

Whatever you decide, get a vey good lawyer to represent you. There are still good ones, but there are some that work for you, but the other side ends up "winning". I even had a title search done, that came back clear. Get another lawyer in "your existing town" to go over what the lawyer in your" move to town "has written down. Keep in mind we have a president that has committed impeachment charges, but Nothing seems to be happening. Even the folks voting for him, know he has violated more laws than you can count. Maybe you even voted for him. See if he isn't the worst president we have ever had, as judged by the group that studies presidents for their life's work. Presently that group gave him a 12.5 out of 100 . It changes from year to year. Eisenhower normally rates in the top ten, even though Most today Republicans don't know him. Remember that before being president, he commanded Everyone in the world, that fought with us against Hitler and Japan . Every country that fought. Today's jerk has no control over the very folks in the same building that they all work in. Dwell on that, regardless of your party. A good president doesn't need all his followers constantly making excuses for him.

I have 3 small farms, roughly 190 acres, 170, and 48. They have mature timber, cruised at an average of $2,400 per acre. Running springs and creeks. Land use assessment is $500 an acre for pasture, and $300 an acre for woodland. $750 an acre would be a chunk of money for me.

Should have bought it and helped thy neighbor, I mean, since you weren't going to build anything anyway. Then once he fixed his problems, sell it back to him and try to sell your small chunk to him and make some money.

Very rarely do we get tornados. Maybe 5 in my 46 years. they are very weak if they do manage to form. Mountains aren't conducive for them. Snow had been very mild the past 5 years or so. We probably average less than 20 inches for the entire season.

Cost of living is low here, so a retirement fund can go longer. We do have personal property tax, however, but there are exemptions for retirees.
