Thanks for the Podcast Russ! We are hoping to sell our House here in California very soon and move out to probably the Lakeland area and purchase with the equity that we have in our house. Your videos are extremely helpful. My wife and I really appreciate the effort.

New format, same good information! I will miss the videos, but understand that change is inevitable. Just an idea to ease us into the podcast---how about a few more pictures and images? For example, when you talk about the different floor plans, show a couple of them. Also, a future podcast that hits on the "special needs" of maintaining a manufactured home, (especially the older ones,) verses a brick and mortar, would be interesting. I am thinking about vapor barriers, soft floors, animals living under the home, etc. We sure knew none of this when we moved in!

Thanks, all great ideas! BUT, first - the Podcasts are in addition to videos. I just finished filming in Zephyrhills yesterday and will be working on that video this week. Many more in the works. As for floor plans, I considered that but they are all copyrighted material and I would need permission to use them. Maybe I'll write all of the Florida manufacturers and ask permission for a future video. I'll do some graphics for the RU-vid podcasts but the audio has to stand on its own to be used as a podcast in the regular distribution channels as well as on RU-vid music. So my Podcast content will be more like a fireside chat and my video content will remain those things (like showing off a house or a community) that are best served by a video.

Excellent info. Lot rent is a no go. Ownership only for me. Hoping to move soon and you have helped narrow down some options.

We lived in 2 mobile home communities, one in Haines City, and one in Auburndale. The homes, not including new ones, are reasonable ,but the rents are approaching $11000 per month. We looked at some with land ownership, but the prices were ridiculous. A older, but nice home run $200,000 and up. I'm not counting sky high insurance.

I think (hope) you mean 1,100/month. Yes, there are parks in that area that run that high. Insurance there is pretty reasonable for Florida. There are ROC homes in Polk County well under $200K. That said, there are many who's budgets are being strained by higher lot rents. Unfortunately, everything is going up at crazy rates of increase. My grocery bill has risen at a much higher percentage than my lot rent.

We stumbled upon your videos on RU-vid and have enjoyed everyone of them! We purchased your book and enrolled in the course…great info. However, although we have done alot of research being from Canada we don’t know much about the areas… We are just starting our retirement planning options and Florida is at the top of our list. Some great info for us and maybe others as well would be about the areas. We need to figure out what area we may want to be in before even considering what park works for us etc… We are spending time in Florida in May and will check out as many areas as we can. Is there any resources you know of to help us navigate this? If at some point you could cover this we would appreciate it - once we figure this part out…the rest of the info you share will be invaluable to us! Many thanks!

Hello Russell, thinking of coming to Florida, like to fish (beach and inshore not deep sea). Can you recommend some communities in great fishing areas on the less expensive side (not really interested in amenities). Also, I don't care for big cities (prefer old Florida quiet living fishing town/village). I'm not familiar with Florida and having trouble researching what I am looking for. Yes, I want to fish every day till I die....lol

Recommending parks or areas is like recommending cars. Everyone has a different budget, tastes, and goals. Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you. You need to identify your needs, narrow down your choices, and then contact the park(s) to see what's available. I like rush but snakes are everywhere in Florida. I had one crawl out of the ac vent on a rental car I was driving. Going outside at dusk is a recipe to get eaten alive by mosquitoes. Sorry rush but it just is what it is with pests.

I live in SoFlo for the past 25 years, and there were more bugs in New Jersey. Never saw any snakes and mosquitoes are rare. They spray here all the time, so the bugs, snakes, and mosquitoes are controlled vs other northern communities.
