My trip to Fort Garland Colorado on a search for inexpensive land for sale there. I highly recommend you go look at the land before purchasing, do research and talk to a realtor. The area is extremely beautiful and the weather was great, at least for me. Hope you like the pictures and that the video gives you a bit more information about the process.
Just be aware there was a fire out there a few years ago and I could see some of the dead, burned trees driving into Fort Garland. The land I looked at was untouched though.
Also there are two "recreational" stores in town as well.

Some owner will finance. Going through that now. I read you can get an extended camping permit while you build but septic and water source would need to be established

If they grant the permit to camp. Many are not granted for extension from what I heard. The rule book says you can't live on the property while building a residence is being done.

@@MrLaughingcorpse wrong. If there is progress they almost have to renew. Code also provides provisions for vehicles being used to render services. I’m not sure what IRC year they are using but if they are it would need to be revised with part out. Either way, I’m glad they don’t allow people to tent camp. Conditions out there get pretty extreme.

why the skinny pictures....share your screen. Who would want to live in Castillo county? If I want to live in the boondocks I sure as hell ain't going to pay a bunch of permits and fees to a county!! Must be a BLUE state.

I just started making videos again with that video so did not realize I could expand the screen. Apparently permits and such are a normal thing for Colorado to build on vacant land.

Well, you folks who have researched cheap land for sale in Costilla County, should realize what the territory is like, environmentally. It is mostly high desert but some is mountainous with trees. Consider the risk of building in tree locations that can be subject to wild fires. I purchased 5 acres for $2650 in 2019. The property's greatest asset is that it sits over a huge underground aquifer, allowing a well to be drilled. But the acreage is void of large brush or trees, has small sage and small cacti on sandy floor. Permits are required since the property is recorded at the county courthouse, which means you enjoy county privileges on your property. Sell your property to a trusted entity and then ask them to sell back to you and you don't record the deed, you cannot be taxed. However, doing so you forfiet all county services, which one service of county, road right of way, could prohibit you entry into your property. The best thing to do here, would be to follow all rules and restrictions that the county dictates and enjoy beautiful San Luis Valley.

If you want to live in the boondocks, you will abide by the county ordinances in place or be prosecuted.
