Around 33 minutes: the question was something to the effect of: how will a seller get a loan for a new loan if they sell subject to (and they have the loan for the house they're selling stuck on their credit report)? Ron answered (correctly) to just let the seller solve their own problems, but if for whatever reason a seller gets really stuck on this, tell them to talk to their loan officer and they should be able to use the agreement (between you and them) with the underwriter (on their new loan) to cancel out their mortgage payments on their debt income ratio on their new loan. The underwriter just needs proof that a debt payment is being paid by a 3rd party (typically with a contract, like the agreement you'll be signing with the seller, or documented 12 month history, which is n/a in this case, but just so you know) if they're going to not count it on the DTI.

I am a disabled Vietnam Vet I live with my wife in Minnesota. In 2010 I was in a car accident that with my Vet disability has left me unable to work. Because of meds I'm on I can't drive so stuck at home. My wife is an RN she has to work 7 days a week 12 hour days to see that all our bills are paid. We have a son in Texas who we want to live by. He is married and is a Texas State Trooper. I stumbled across this video of yours on RU-vid. I wasn't looking for a how to video or ways to make money,so being here was merely by accident. It has sparked my curiosity though so was wondering how I could make this work for me. To be able to tell my wife she can rest and not to worry about retirement would be incredible. We will be married 29 yrs this July in all that time this woman has never purchased a thing for herself and never taken more than a week off from work . So to tell her it's time for you to rest Well I dream that but just can't see how I'll ever be able to. I would work 20 hrs a day 7 days a week to be able to give her this gift . To live by our son and for her to be able to spend the days with her grandchildren , my God I wish i could give this gift to her. I'm afraid this will only be possible when I sleep at night in my dreams

If the party you lease it out to defaults, then what? Are you left holding the bag? Let’s say you have a 3 year agreement with the owner, and time is running out due to defaults from the leader, do you purchase the property?

I'm confused. How does the down payment on the option go into your pocket? I know initially it does but it the tenant buyer exercises the right to buy isn't that down payment deducted from purchase price???

Yes, it comes off the purchase price at closing. Let’s do some math...You find a house with an ARV of $300k, you negotiate a price of $275k, you put it on the market for $309,900. You collect an option deposit of $25k. You spend the $25k. Three years later, the tenant buyer decides to exercise their option. You’ve paid the balance on what you owe to $260k. The seller owes you $309,900 minus the $25k they put down, $284,900. You don’t have to give the $25k to anyone. It’s just deducted from the purchase price. You get another check for $24,900 when it closes. Minus closing costs, of course.

Depends on how many payments the owner is behind. Why would you wanna bother with houses that are heading for foreclosure? Go after the lower hanging fruit.

what do you mean by lower hanging fruit? I thought a home going into foreclosure made the seller motivated more than anyone. What's easier than that? Please explain. Thank for the reply.

When it's going into foreclosure and it's behind multiple payments i.e. 3 months or longer they can be motivated all day but there's nothing you can do at that point. Free and clear homes no backs or agents to deal with that lower hanging fruit to me.

+Donnell Evans You don't need money for down payments (unless you want to protect the deal by closing). You pay the down payments with the money your end buyer brings to the table (their down payment). So you buy the house from A (w/ whatever method you choose) then do not close on it until you find your buyer. When you do make sure their down payment is large enough to cover the down payment you owe A and enough for you to get some profit. Close both at the same time and your buyers down payment pays for everything.

+Sell Your House Fast Salem OR Thank you. This bring another question to mind. Lets say I go to a property and get it under contract subject to. At that point do I have to take possession of the property in order to market it to the person who will lease it from me? Do i have to wait until closing? if I do have to wait until closing to take possession how hard will it be to find someone to lease the property from me if i cannot market it?

+Donnell Evans If I understand your question properly : Once you have the house under contract you can start marketing it as much as you want (well I suppose this depends on where you live - so check). Once it's under contract begin marketing for your end buyer (craigslist etc...). Once you find your end buyer (depending on the deal) close on your deal with the seller and the deal with your new buyer at the same time. If you want to protect your deal with the seller close on it before you find your end buyer but be sure you can afford payments if you can't find your end buyer during your 90 day period thats in your contract.

I wondered this as well. More like just slightly mislead the seller, tie up property under contract, get the contract recorded if you can so the seller canNOT resell it without including you, and just go ahead and remarket the property anyway. Nothing can really stop you, you have the right to remarket per the contract.

You will want to know what the lawyers know. As an investor the right knowledge is your best ally. You don't have to go through the process of getting a degree in real estate law or accounting but it's great to have as much education as possible. Knowing what real estate lawyers, accountants, real estate brokers, contractors, titles companies, etc... know, only benefits you more because you will slowly become less reliant on them as you learn how to get things done right on your own.

Let nothing stop you. Seek the next best thing. -First, I would try finding an investor and create some type of mutually beneficial agreement with them. Usually they are more than willing to look over a contract because it could lead to them buying the property or they may already have contracts that they give to their wholesalers. -Next, I would find an experienced wholesaler to look over the contract. Someone who has successfully completed quite a few deals and is currently doing deals. Again, mutually beneficial arrangements are always great incentives. -Last but not least, I would seek out the advice of a real estate agent. Even if you have to pay for that advice it's usually cheaper to pay a real estate agent to look over your contracts than it is to pay a lawyer.

yo bra, I just got put on to this, call a bunch of title companies, eventually, you will come across an Escrow Officer/LPO. Look for an Escrow Officer/LPO. I giving myself 100 days of studying Ron for my first deal. The hardest thing is not getting distracted by something you might think is easier. Just keep pushing play until its second language. A good Escrow Officer/LPO will help close any deal. i hope this helps.
