Just like the majority of real estate investor gurus/programs, they give you the knowledge needed to get a deal done but your success is ultimately up to you to make it all happen. You can lead someone knowledge but you can't make them think. They will mentally hold your hand but they can't do the work for you. -Some advice - *Don't give up. *Don't quit your day job until you get enough deals done to replace your job. You have to survive, eat and pay bills until you can easily live off of your real estate business. *Learn then apply. Don't get stuck overthinking things so much that you never take action. This was and in some ways still is a problem for me. You can read books about swimming all you want but you'll never be a swimmer until you get in the water. Hurry up and get your first deal done. Don't let nervousness hold you back. No risk no reward. *Practice, Practice, PRACTICE. It can be scary for a lot of people to transition from their 9-5 rate race job to investing for a living.The more you experience going through the whole process from beginning to actually getting paid, the more confident and comfortable you'll become. There's nothing like being able to be completely independent as possible and that takes mastering your craft. There's a science and an art to real estate investing and just like body building no one can build up your own financial fitness for you. You have to exercise discipline. Networking with other professionals is just a part of the business. Your going to have to work with contractors, attorneys, accountants, title companies, lenders, other investors and birds dogs. Practice dealing with these people and understand their role in each step to getting paid which for most wholesalers will look similar to this.... 1) Finding sellers/deals 2) (pre-qualify) Get as much information about the condition of the property and the owner's motivation to sell as possible. 3) Inspect the property (bring a contractor with you when possible). Consider deal structure and your exit strategy. Run comps and estimate rehab cost. 4) Get the property under contract. Learn everything about contracts. Discuss contracts with an attorney or at least a highly successful real estate investor if you can't afford an attorney. 5) (Due diligence) Make sure the title is clear and free of encumbrances. (title companies) 6) Get paid. *One of the best ways to start out as a wholesaler is to work with an established and successful real estate investment company. Find one that offers training, access to supplies and leads. Working with a REI company helps to cut down on your cost. Try to find a company that at least pays a minimum of $2,000 per contract and/or will let you negotiate your pay.
I'm gonna get involved i know he knows what he's talking about and the packages offered are undeniable..I'm writing this because I want to look back at this post after I'm successful in this business.
These were some exciting 3 videos even though they are old, but I learned some things about it especially the lessons16, 52 & 91 on the Gold Club site under resource; I truly enjoyed the Virtual Quick Start School we had recently last month. Lots of stuff to learn but I'll get there sooner or later.
The last time I went to buy a car I noticed that these dealerships wanted to pull a credit report before I took a test drive. I planned on buying a new car no matter which one I picked so I went along with it. Later I realized that how much money I had and how much credit I had actually determined the price of the car. The next time I went to the dealership and asked how much a certain car was they asked me to do a credit report and I refused. I told them I wasn't going to do business with any company that had to know how much I was willing to spend before deciding how much an item was going to cost me. I may try and use some of these methods, but I refuse to continue the process of bringing sleazy car dealership methods to the real estate market. This man could have easily made a comfortable living without resorting to some of these tactics. I guess I'm not a multi millionaire and never will be because I refuse to try and take everything I can get from everyone I do business with and I can live with that. I would really rather make a comfortable living and trust that people aren't trying to get me for every penny they can because that's not the type of person that would do it to them.
My feed full of your videos I think it’s a sign is this a way to also find. A bigger home. And. Rent the home I am in it will rent for double what the mortgage is I also have a rented. Condo that I can make 700 off of good luck all you are on your path to success Ron your. Great.

I am a disabled Vietnam Vet I live with my wife in Minnesota. In 2010 I was in a car accident that with my Vet disability has left me unable to work. Because of meds I'm on I can't drive so stuck at home. My wife is an RN she has to work 7 days a week 12 hour days to see that all our bills are paid. We have a son in Texas who we want to live by. He is married and is a Texas State Trooper. I stumbled across this video of yours on RU-vid. I wasn't looking for a how to video or ways to make money,so being here was merely by accident. It has sparked my curiosity though so was wondering how I could make this work for me. To be able to tell my wife she can rest and not to worry about retirement would be incredible. We will be married 29 yrs this July in all that time this woman has never purchased a thing for herself and never taken more than a week off from work . So to tell her it's time for you to rest Well I dream that but just can't see how I'll ever be able to. I would work 20 hrs a day 7 days a week to be able to give her this gift . To live by our son and for her to be able to spend the days with her grandchildren , my God I wish i could give this gift to her. I'm afraid this will only be possible when I sleep at night in my dreams

Isn't it better to include the down payment amount in the voicemail? like that you screen your prospects from the start and fallow up with them if they leave their voicemail to let you know they have the required down payment. You have to be clear in your voicemail to tell them to leave their information ONLY if they qualify for your upfront cash. It's easy!

so if I don't use any of my own money and credit how do I buy those houses, would you ever take the time to talk to me if I said I would only be able to pay you when someone buys your house from me.
I don't know, but I heard another investing guru say that well over 90% of the time, they NEVER buy the house & then you just keep it. Some deals say the deposit is non-refundable. My guess is that this is how he structures them.
Who do you get to show the house to the buyer? Obviously, somebody who has put tens of thousands of dollars down on a house is going to want to get into it to look it over.

Real Estate Agents can't solve every problem that comes to the table. These strategies shits on being an agent. You can sell pretty houses on terms without a license. Now that's something.
So you really just need to know someone wanting to walk away from a house then, just sign the lease option or purchase for sale and your in at the mirrored already existing payment while someone else hold the debt of the mortgage? Move in a then you can sell as well if you choose in 2 or 3 yrs to buy or sell again by obtaining one of the signed contracts? Whoo.... Thanks peep's!
The licensed real estate agent acts as a *broker* between the principal parties, buyer and seller. You don't need a license when you are acting as a principal party in the transaction, either buyer or seller. You can then assign (sell) your contract to a 3rd party for an assignment fee, and that assignee takes over your position in the deal as the new principal party.
Hey Ron, Is the option fee applied to the purchase price of the buyer or is that a entirely separate fee? i.e. $150k Lease Purchase with $9k Option Deposit...do they still owe 150K on their lease purchase or $141k now?
