btw, the floors are parquet hardwood flooring, which is considered unique and timeless - usually found in the westside of SF (Sunset, Richmond, West Portal areas). If it's still in good condition, I would not remove b/c many SF/Peninsula buyers love these designs & pay extra for classic features (similar to crown molding). Replacing with cheap LVP in boring long planks with no distinct design patterns is all too common. If done well, you can achieve a clean and upgraded timeless look by while incorporating the beautiful parquet floors.
Keeping some level of character in the house is super attractive to younger buyers - mid century modern is very on-trend right now! Those floors, if styled with some cool rugs (thinking antique or cowhide) and more modern furniture, would be a show-stopper! I'd definitely recommend keeping those - and it saves you some money in the budget hopefully too! Wood is also coming back into style in general - genuine real wood floors is a rare find.
When you looked on the Outside, It's really not a bad house, But when you go on the inside, It's a different story. But it does have Potential to be a Brand New House 🏠🏡😍🥰
I think this is an interesting one, Elisa. I am not a fan of parquet floors, although most commenters disagree, it seems. What about opening the kitchen up to the living room? It's pretty closed off with that weird pass-through window. Doing something more with the fireplace, like extending it up to the ceiling with those oversized, huge tiles might break up the visual monotony of that extremely long wall. I think new windows and a slider from the Master BR will also be a huge improvement. No utility room inside this one? Can't wait for the "after" video.
nice shirt!!, I thought its weird that you could barely see the front door from the street, would look nice if you could extend the entrance porch and make it longer so you could see it and maybe box in a long corridor for the front door from the side, so you have a nice entrance, the entrance of the house to living room directly is not so nice.
this doesn't appear to be in the City (aka San Francisco), more like in the Peninsula. A 2-month timeline and $100k budget would not work for this scope of work in the City.
Keep the parquet if it is still in good shape, just refinish it. I agree that backyard access is needed, but not in the master bedroom, how about the window in the kitchen become a door?
The bathrooms and kitchen are horrendous. However I see huge potential in this small home. I am confidant that once you work your transformation magic, and much needed redesign, this home will be gorgeous. Very much looking forward to what improvements you will decide on. Looks like a fun one!
@@eattherich9215 She is extremely gifted concerning design, materials, and color. Whatever she decides to do, without directives from others, will be a huge enhancement, as she has proven in previous flips.
@@gregoryclark7566: being an experience flipper doesn't actually mean a whole lot to me. I can spot a flipped house from the street door, often because the kitchen is on view. I can also count off the checklist of tick box "design" elements.
@@eattherich9215 Most of her flips are in the million plus range, many in San Francisco. People who buy homes in that price range are very discriminating and critical of every detail. I have seen the majority of her flips, and she consistently makes decisions that buyers approve and appreciate. She is not an ordinary flipper, as she adapts to all her homes with creativity and evolving knowledge to turn them into beautiful and desireable places to live. Few flippers can even come close to the quality and beauty she consistently turns out.
'Most of her flips are in the million plus range ...' It's CALIFORNIA where that is pretty much the going price for a flip. This woman is working to a template and budget designed to sell to those who have no taste or ideas of their own.
