Our Plan For Rebuilding The 200 Year Old Farm Building In Ireland

Since the roof collapsed on our historic stone built farm building last year, the walls are beginning to collapse and the gable end is becoming unstable. Join Dawn as she explains the steps required for the huge job of restoring this Irish farm building which will really test the DIY skills of both Ben & Dawn. She covers what needs repair and what parts of the stone building need rebuilding to restore it to it's original state before finally fitting a new roof. The tools will be dusted off, the chisels, the trowels, the cement mixer and dust masks will all have another outing after 6 months since lime mortar was last used in the farmhouse for the joists, stone door threshold repairs and not to mention the upper window stones which were close to collapse.
Ben makes improvements to the off grid rain water harvesting system after he quickly installed the whole house water filtration a few days earlier. He explains the reason for using water filters with this off grid 4 stage water system and eagerly awaits the delivery of the ultraviolet sterilising light (UV Light).
The Raspberry bushes are tended to by the novice homesteaders in the hope of getting fruit later in the year and the drainage work to direct the surface water to is well under way with yet another ancient area uncovered and the side of the farmhouse finally getting the wet soil and grass removed from the bottom of the wall allowing it to dry out. Don't worry, there is no digging involved (maybe a little).
After just one week, the one acre homestead needs the grass cutting again, this of course is done with a self propelled, petrol hand mower. With some drone footage included, you can clearly see the huge improvement
Being complete beginners at farmhouse renovation and also really needing a "homesteading for beginners" guide, we are taking it slowly, enjoying everything we do no matter how hard it is, to one day realise our dream of running a fully functioning homestead from our once derelict Irish Farmhouse.

It has been beautiful weather for about 3 weeks and reached it's peak yesterday. Today has been more cloudy but still very very warm with some sun. There are now weather warning in place so fingers crossed the rain pours down on top of us and fills our tanks, just one tank would be nice. I'm very excited to see how the outbuildings go, they are a very important part of making your property so charming. I'm sure they played a role in your decision to buy, but you both have put so much in, I'm sure you'll be an expert by the end. Look at your wonderful floors, epic.❤

They did play a huge part in us buying the farmhouse, and the land. It was all of it really. The front of the house when painted will look nice again as it did when it first went up for sale many many years ago, even though it will be just for show, it will be better than the dull grey it has turned. The outbuilding when complete with roof will be white washed all over and maybe a door or two will be made. Not sure about experts lol. We know we would do the floors slightly differently next time, but for now, they can stay as they are hahaha.

May I suggest that when you find a pernicious weed (like your stinging nettles in the raspberries) you get an artists brush and literally paint the leaves of the offending weed , works well, bindweed is another one that you can kill in situ. You two are so hardworking wish you well.

Hi Di Thank you so much for the top tip, this is something I will be happy to try. The stingers just never give up do they. Apologies Colette your comment had gone into held for review 🤔 Anyway, yes the drone is a great thing to have to get a completely different view of the place. It’s all looking so beautiful now, we’re so pleased with how it’s looking. A few more trees need some attention now as they’ve started lean further down but we will set a day aside for sorting all of that at some point. 😂 We will go very carefully with the outbuildings, we will be very relieved when we start to get the stones back where they should be. 🫣😊 xx

Good evening Clive, we hope you are well. The land is really nice at the moment but still has a couple of damp, soft spots. It won't be long until though until it is a bog as we are due rain (woohoooo). We may number them and put them back as they are now but may only go down to the top of the window. Its lovely to see you both again. Wow you have both given us so much food for thought and shown us the huge amount you are both about to take on. It looks a daunting task but like dan on escape to rural france i am certain you will both absoloutely smash it. Good evening Rebekah, we hope you are well :-) It seems a lot of things to do and I suppose it is but we will get them all done in the end. The building is the most important to get that stable with a roof back on it, that will be lovely. The drainage pipes and things can wait, the grass around the sides of the house are more important now we have a clear path for the water to flow through via the ally. We will get there though, you know us. Thank you for your nice comments, we are really pleased with the land and feel every hour spent on it has been worth it. Slow but worth it. Id love to see you mulch the pile of ivy = i think it mulches really well. You garden looks absolutely lovely and I didnt think you would ever have it looking so good when you started but your persistence is amazing well done you two. watching Dan Preston and the derelict Irish farmhouse gives me confidence that you will be able to achieve the same

We will give it a go with the Ivy…Ben has mulched some of the Ivy before and it is a bit awkward with all its twists and turns but the pile should be easier as the leaves have all disappeared which makes it a lot easier to tackle. We’re definitely not short on persistence lol seriously though thank you and we’re so chuffed to bits with how it’s all looking right now. It’s just amazing to walk down and just listen to the birds and nothing else but the wind rustling through the trees. Ooh we love Dan, I’ve been catching up on some of his stuff today actually! We owe our joist removal and refitting confidence to Dan as well….we watched all of his early stuff at the chateau before we moved over so we would know what to do when it came to doing ours. I’ve done a little bit of rebuilding of stonework in the house but nowhere near the scale of the outbuilding but in for a penny and all that! Hahaha. I’m sure it will fine 😊

With three young cats I know how much shenanigans they must be getting up to, I'd be in my element watching and instigating. I love playing with cats and have had quite the circus over my lifetime.❤

We tend to go for a walk down the land in the evening and the three cats come with us. It isn't long until they are racing up and down the trees, chasing each other and catching wasps to eat and then being stung lol. Then when we wander back up they walk back up with us. It really is a beautiful thing each night. There is nothing better than a few or more cats to keep you entertained, we do love our cats. :-)

Hi Dawn and Ben! The lawn looks amazing and the plumbing looks much cleaner! I can’t wait to see Dawn restore the out building! ❤ As far as the drainage goes, why not just make it a cobble and lime mortar drainage ditch with all those rocks? A pipe may get clogged with sneaky little vines and brambles when you’re not looking, but if you just make a drainage ditch in the middle with the edges near the buildings higher to walk on, it would make a nice little cobble river in the rainy season. That’s my suggestion, love you guys! 😊💚

Hi thank you! Yeah the plumbing is looking pretty good now. Just the UV light to go in now and we will be sorted. Ooh pressure….lol….I’m really looking forward to getting started on it, I have a feeling it will end up and Dawn and Ben job though as some of those stones are soooo heavy! I’d like to do as much myself as I can just as a “see if I can do it” kind of thing. Well, that sounds pretty much like Ben has said he would like to do it but then someone commented with concerns about water running freely so close to the foundation of the building so we thought would a pipe be better? … so we’re not too sure now 😂 Although having said that there has been water sitting in there for goodness how long before we dug it so who knows. We do like your suggestion though, especially a little cobble river. ❤️💚

The property looks amazing, you've done a lot of work. Those triangle stones between the buildings are definitely off the outbuildings. All of the outbuildings in that row would have had tapered gable ends and the triangle stones are the edge stones of roof line. Non of the rooves would have been flat. I'm so excited for you to start on the stone work. You can do this, look what you accomplished already and survived your first winter there. It's only been one year since you first started. No water, No electric, No Heat, Leaking roof, Rotten floors, ceilings & furniture, Outbuildings filled to the rafters with decades of trash, Overgrown land, Water coming in most windows and doors. A tent and a sofa bed (I hates sofa beds lol) You Two are amazing! See you next week

Aww now this is why we love you very much! You just get it and never forget all that we have done and you also help us to remember when we read through your list actually what we have achieved so far! Haha also we know you hates the sofa beds, I think we hit the jackpot with ours as it really wasn’t bad at all. You and us both to be starting the building…it’s been a very long time coming, fingers crossed the lime from last year is still alright 🫣 we have poked the bags and it still feels very soft, I should drag one out and have a proper look just to make sure. Also still need to get some hessian. But before any of that can happen we need to clear the outbuilding of all the stuff first 😮‍💨 We agree with the buildings not having flat rooves, it’s just not something you see is it? Great job. If you can, when taking down the "triangle" of the gable, try to have enough scaffold boards so you can lay the stones flat in the pattern you take them down. Bit like a jigsaw. That way, you have it set out for the order they go back in. I just love your place and how you are bringing it back to life.

That’s a good idea and one that I thought about doing as it goes, I like the idea of being able to put the stones back that came out rather than trying to find ones that will have to be thought about to fit lol we’ve been told about something called a grease pencil for numbering them, so I will have a look for one of those too. We think it is saying thank you too. Where we took all of the ivy off that apple tree it is growing so many new shoots. The wind swept apple tree isn't doing so well, but considering we didn't even know it was there, any blossom on it is amazing. Go to The Irish Homestead where they are rebuilding an identical building in virtually the same state. They have partially taken down a gable end and rebuilt it with no prior knowledge. It is looking wonderful

Hi Jean Yes, we follow them already. Sam is doing a brilliant job on what will be their bedroom. Now the weather has changed for the better, we can once again get the liming tools out after using them last year along with the cement mixer and masks to make a start. Dawn does like the liming and finds it quite therapeutic . Sadly we couldn't start any repairs on the outbuilding last year as we had the house to get ready for winter so we were too late and the weather beat us. We had a fabulous raspberry patch in our garden when I was a kid. Raspberry stems will grow thicker so they won't tend to bend so much but you should trim the tops so that the stems are about 3 - 4 feet high and able to support themselves. Trust me - they'll thrive and sprout new stems all around and next year you'll have a thicker hardier bush. Not sure when it's best to trim - now or fall time. You'll have more raspberries than you can count haha - if not this year for sure next. I'm so glad to hear you're taking down that gable end - yes, it's very unsafe and as you guys know, with each piece of ivy that's chiseled/cut out the more precarious it becomes. On another channel a lady wasn't wearing a hardhat inside the chateau and as she chipped at the rock wall, a rock fell out and she nearly got hit. Hi kittycats!

Good afternoon Tracy, how has your week been? Isn't it funny, I remember us having a thick raspberry patch when we were kids, not sure why Dad took them away in the end. I remember the green plastic netting going over them just before the fruit started. Thank you for the info on them as we have read very little about them really, we are just pleased we saved them and they are actually growing haha. The gable will probably be safer done that way although as we have changeable plans, we may only go down to the top of the window, but we will see how we get on when the time comes. Getting those big gaps in the walls done is the first thing on the list... oh, after emptying all the stuff out we have in there under the tarps. Things are never straight forward for us are they lol. Oooooh that sounds like a near miss as you really wouldn't want one of those stones on your head as it may just kill you instantly, or certainly make a mess. Hi Dawn and Ben, the garden is looking lush, with the improving grass and all the blossom, you have been hard at it. Really looking forward to the restoration of the outbuilding, if anyone can do it, you can. There is a you tube page called The Irish homestead, they have been renovating an old stone building with some of the same issues you have in front of you, it might be a good idea to take a peek at their recent posts, where they have been doing a fabulous job on strengthening and rebuilding gable ends and main walls. They show what they did and explain what they wish they had done differently as they progress, so plenty of valuable info to be had by watching them and their journey.

Good evening Ellen, thank you for always watching and commenting. Yes, We watch them and Sam is doing a fantastic Job with what will be their bedroom. Dawn did all the lime work last year when we were doing the joists (I was the apprentice). Stones under the upper window in the kitchen all came out which needed a small rebuild job to stop the window collapsing along with the bedroom door thresholds needing redoing too as they were just crumbling away. Dawn has been waiting all winter to get started on the outbuilding because sadly we had to put it off for the last 6 months to wait until the weather changed for lime work. As soon as we get the outbuilding empty of the timber and scaffold we can make a start. Fingers crossed, we will finally get the workshop we planned for right at the start of us moving here. ​@@thecornerhouseproject Yes, I remember the ceilings coming down and the mammoth task of replacing the beams along with the lime work. It seemed like there was no stopping Dawn and I could not help being impressed with Dawns get up and go attitude, you make a great team and accomplish so much together, as a team. When the roof went that time, I was gutted for you both, but I am sure that once you get going there will be no stopping you :) Thank you for all you share.

You have to do the walls the way you think right…I’d be terrified one way or the other. I tell ya, you’ve done some great stuff so far on just a nerve and the internet, I can’t see how you two will fail. Dawn I loved the skull leggings. I have sparkly skull leggings…I lived in leggings for so long, jeans feel funny. Ben you’ve reminded me that we need to change our uv light on our filtration system. We actually had to add another step, because moss was growing in the pipes. I have no idea what it is called, but it seems to be working. We can definitely tell it’s working because our keurig’s reservoir doesn’t have any moss on the bottom…that’s what got me concerned about the water. It’s just gross to wake up and see moss growing in the coffee machine. I guess it’s the joy of living on well water, you just don’t know what will happen next. See ya next Saturday.

Hi Dory. Thank you so much for your vote of confidence. Not a lot scares us but this one has us nervous. In the true Corner House fashion, we are in no rush as time isn't against us, so we will take it step by step and hopefully enjoy it as we go. Dawn loves her skull leggings, her favourite pair and I think she was just waiting for the weather to change a bit so she could wear them haha. Well so far our three filters are doing a great job and as soon as we have some rain I will get the UV light put in place too. We are so low on water at the moment, just removing the filters will waste too much water, so it will have to wait until rain. Hopefully not far away now. Oh dear, moss in pipes doesn't sound good. I am trying to find a definitive answer to how much bleach or chlorine I can put in the IBC tanks from time to time to kill any nasty things. I know the UV light will kill bacteria and the like but a nice rinse of chlorinated water will remove slime in the pipes. I am pleased the extra stage in your filter has done the trick and you now have moss free coffee haha. Have a lovely week Dory and we will see you Saturday. Thank you Simon, it really does bring us closer you’re absolutely right. Fingers crossed for the rain for tomorrow…we’ve been keeping an eye on the weather apps and it’s still showing rain for most of tomorrow so hopefully that’s how it remains come tomorrow! Just enough to get our tanks filled and then it can go back to being beautiful and sunny like it has been lately. The rate at which the grass grows around here means it’s almost needing to be mowed again! 😂 it was lovely to see some drone shots of all now that we’ve gotten it mostly under control.

Omg That will be great to have outbuilding built and roofed , have u been watching the irish homestead , they are rebuilding their derelict cottage next to it for a bedroom and that ahs no roof ,today hes put new lentils on the windows and rebuildin a gable end , sam says its worth buyin good chisels and hammers to cut the stones ,take a look at htem ,a lovley couple .like you two ,, cant wait to see ur progress ,love watchin you xxxxx Di

Hi Diana. It is a lovely building when it has a roof on it. Sadly we didn't see it empty and ivy free for long before it collapsed. Yes, Sam is doing a brilliant job with the stone work on what will be their bedroom. I don't think we will get anywhere close to the speed Sam is getting it done. Great work guys, love watching your videos. Ben, I've been living on well water for the last 8 years. I have a 10 micron white filter like yours, followed by a water softener filter then a carbon filter. You should absolutely put another filter after this, same as the first but 5 microns. This is to prevent the carbon feeding into the domestic side of the water system. Not only can this become a system blocker but you don't really want to be consuming water containing carbon. Just a thought, hope this helps with your water works! Keep up the great work!

Good morning Tony, thank you so much for the advice. I did wonder about a third filter but it wouldn't have occurred to me to put it after the carbon filter as I didn't realise the carbon would actually be in the water. I will get this put in place asap. Out of interest, with a well, do you flush your pipes in the house once a year or whenever? And if so, what product do you use please? We used to use one product for the caravan pipework but didn't know if there was other options to that one. Thank you again really good information. On a side note, yesterday the rain brought us 2100 litres which we collected in the course of 12 hours. This doesn't count the 4 loads of washing which have been waiting and 2 showers. It was like Christmas for us yesterday morning haha. Have a good day :-)

Wow you have come so far in a short amount of time! Love the overview with the drone. Have a look at the Irish Homestead they are doing a rebuild on stone buildings with no previous knowledge it may give you a boost coz you know you can do it with a few hints and tips from the almighty Google lol as for the bedrock and french drains its amazing the kind of cutting disks you can get finances permitting of course but a permanent fix will always be worth it. You have risen to the challenge of saving these buildings and brought us all along and what an adventure Thank you.

Hi Anne Yes, been watching Sam working on the building to become their bedroom, he is doing a great job. With all the joists already replaced using the original stone pockets in our farmhouse with some stone rebuilding work needing doing and each joist needing to be limed into place, the tools are already well worn and all of the books we bought in advance of moving here are well thumbed haha. Sadly we ran out of time time to start on the outbuilding last year due to the weather turning to cold for the lime to work. Now that the weather is here, it is time to dig out the liming tools, the cement mixer and once again don the lovely face masks. We are hoping with the bedrock that is is missing just in the right places, the chances of our luck going that way is highly unlikely, but we can hope. Just getting the remaining soil and grass removed from directly touching the house will help with the walls and then we will be able to tell where the water want to go. But yes, a giant disc cutter machine thing may be the route we have to take. This farmhouse being build and the ground around it really messed up the natural drainage to the original buildings, but I am sure we can come up with a solution some how. It really is but we need to be brave and do it. Yes, it will be our main storage building and workshop. It was always the plan to be the workshop but gravity had other ideas with the roof. Fingers crossed we will get it done and a roof on it. Hasn't it been a beautiful couple of weeks, the land has really dried out although we still have a couple of damp patches in the apple tree areas and in the ally with water still running from who knows where. Hopefully the sun stays with you down there but we really need some rain if we want to have a shower anytime soon hahaha. The cats love it. All three come for walks down the land with us in the evening, chasing each other up and down the trees, it is so nice to watch. Have a great week ahead all of you :-)

Definitely a busy week, its always a good feeling to get all those little jobs ticked off your 'To do' list... I imagine that pile of rocks from the 'alley' fell from the tops of the walls of the outbuildings? Plans always change however if you are concerned what people will say/think about changing plans maybe you could tell us what you envision for that space or what the purpose it will be used for, makes no difference then. 🥰😊

Yes, we think that too with the stones in the alley, it’s truly amazing just how many stones that we have uncovered with the various places we have cleared. Yeah plans do have a habit of changing or life throws things at you that you wasn’t expecting to happen, but fingers crossed the goal for the outbuilding is to get a roof back on and be able to use it as a workshop/storage space. 😘

Good evening Maria, yes this is the plan. Scary stuff but we will get there in the end, slowly and carefully. We thought about power washing the front of the house before painting to save us going out with a wire brush and scraper so get rid of the existing chipping paint, but after 15 minutes of picking it off today in the sun, it is very plastic like and we don't think the jet wash with do much. Hopefully this job is a quick one, a couple maybe a few days. Thank you as always Maria for watching and commenting :-)

Try to brace the gable end before starting. There is a British school of stone masonry that's appeared here in RU-vid. Perhaps they might be a good resource.

Good afternoon Carol. Sadly is probably won't survive but it is having a good go. We looked back at the video from 12 months ago and it did the same thing with the lower leaves. Good afternoon Jackie, how are you? We are so pleased with the land, the grass really is filling in and already it needs mowing again. We still have the large branches on the fallen willows to cut off with the chainsaw which will make it feel even wider and the logs to chop for the wood store (still to be built). Our weather has been amazing, I think 3 weeks, maybe 4 now with very little rain. It has been 20 degrees C today, 22 yesterday and 21 on Thursday, it has been so nice. Our water is now extremely low with just 250 litres left before we completely run out :-( This is why you never hear us complain when it rains or why it doesn't stop us from working as we need it and it is a huge part of our lives at the moment. Lovely to hear from you as always Jackie as it does seem a long time. One video a week feels odd to us. Have a lovely week :-)

Aww thank you, yeah we’re chuffed to bits with how it’s looking right now. Oh I know, it is scary isn’t it? I’ve done a few bits in the house already with rebuilding below the bedroom window and the thresholds into both bedrooms, but none of that was on the scale of the outbuilding! 🫣😬 I hope, like you say, once we get going it won’t be as bad/scary as I think🤞 it’s the getting started that’s the hardest bit! Hi, thanks for watching and commenting. We now have a huge pile of great quality soil so we can use it in the future for any raised beds we make. We had 5 piles to make raised beds but we weren't ready for them and it was really just somewhere to put the soil we were removing when we uncovered the courtyard thing. Now we have one large pile which looks a lot neater. The paths we hope to be able to sustain with wood chippings, they seem to work well and are easily made. We will see how these fair over time though. Thank you again :-)

I think once the "courtyard" area is done it really will. Through the doorway and out to the land. Good afternoon Josefina, how are you this fine day? Yes, it is a little bit scary knowing we are going to try and save the building and not bring it crashing down like we did the roof last year. I am pleased with the water filters as they work really well and the UV light is here waiting to be installed. From that point on we will have safe water for washing in. We will still be using bottled water for drinking and cooking with but showering and washing, the washing machine, and hopefully a dish washer instead of washing up will be safe, clean, rain water. There is lots of green and the last week really has just been blue skies, it has been so nice. Now may we have some rain please as I would like a shower hahaha. It would make it easier if you didn't have to reconfigure the rock placement when you put the gable back up. You might try marking/numbering the bigger stones, take pictures, take down the wall, & place the stones on the ground in such a way that your marked stones are organized. Not sure what type of marker is best to use for your type of stones & weather, but you'll figure it out.

It is a safer idea. I replied to another commenter saying how Dawn spent hours at the gable going though the pros and cons of doing it this way or that way. Taking it down to the base of the window will be best all round. Hopefully it can stand for another 200+ years. I know, no water, you aren't supposed to smile though Ron, you are supposed to feel our panic with the good chance we will completely run out hahaha. At this moment we have 250 litres of water left. Hahahahaha, well thank you very very much. We didn't have you as a Eurovision kind of guy to be honest. Yeah, it is the best way forwards with it and should give it many more years of life. We may have got away with a massive repointing job with it but with it's bulges in various places it may have just been an Elastoplast (other sticky plasters are available). Not sure it is quite Notre-Dame hahaha, I am sure there will be lots of photos taken before it comes down. Not sure if the plan is to put them back like it though. Good evening Babs, I hope you have been getting some lovely photos of the Northern lights all the way up there? It was the first time I saw them last night and it was amazing. How is your mouth now after last week? OK We hope. Thank you, we are really pleased with the land sections. The top is still a bit of a mess, but today we decided the raised beds we best put in with the big new pile by the trees as it was just looking a mess with the "5 grave like" soil mounds, now it looks much tidier. Hi Sylvanaire, thank you so much for binge watching, we are sorry about the quality of earlier videos. We have been a bit busy haven't we over the last 12 months. From removing all of the rotten floors, replacing all of the joists and what was new to us was using lime mortar to fix the joist in place and repair some stone work as well as a million other jobs done. Good evening Sharon, how are you doing? Things are coming together aren't they! We now have one large pile of soil instead of six as we have moved the raised bed piles as they just looked a mess and we weren't ready to have them. So now the top looks nice again The drainage work around the house has started, slowly, but it has started and like you say, we have plans on moving forwards with a few things. The beautiful, warm, dry weather has been great for the house drying out some more. This summer will really help the house as this time last year we were clearing out the old furniture, the floor boards and joists were soaking wet and the kitchen floor was a puddle. Now it is all dry, the warm air can dry the walls out more etc and so on, so we are excited for the house. Yes, we saw that with the IBCs and stacking them. We aren't sure this will be the final solution for water storage as we "may" end up with one large tank instead. At the moment the issue is lack of water, so a big tank in the wet times will give us more water for the dry times.... in theory. The pressure isn't a problem as the little green water pump is capable of running the whole house with a silly water pressure. I think our main issue with them tank is them not being all that pretty around the house. Watch this space and we will see what happens in the end :-) Thank you as always for watching, commenting and being a channel member :-)

Thanks Rob :-) Oh it has been so nice for weeks now. The last three days has been soooo warm, Dawn had shorts on and I had to take my top off where it was so warm. I think we are due some rain now but we need it as we are down to about 250 litres of water now. It is a little bit scary knowing we will run out of water soon. We will sort it one way or another though. Hope you are all well xxx

You have certainly set awesome goals for yourselves in knocking down and then rebuilding the wall(s) of the outbuilding. Sure that you can do what you are thinking about doing in stabilizing the wall and bringing the area for storage around and back to being usable. It is a daunting task for anyone to consider never mind do but I am sure you are up to the task! Looking forward to coming along with you as you tackle the challenges of fixing the gable end. Hi Cristy! Hope you’re doing well? It’s certainly been strange for us only doing one video a week, it does feel longer than a week since the last video! It’s definitely a big job but fingers crossed we can do it all justice. Luckily the other outbuilding is in a lot better shape and hopefully will only need pointing rather than lots of rebuilding and by the time we get to that one we should know what we are doing lol. Ooh we have our fingers crossed so tightly for a bit of rain, it is forecast for some tomorrow and Monday so let’s hope they don’t change the forecast lol because we really really need it to rain! The outbuilding work is a very challenging project. It makes sense to stabilize the inside before removing the ivy on the outside. If I was dealing with this structure, I would remove the two gable ends down to the height of the walls and adjust the wall heights to make a flat roof with an 18 inch difference in height front to back. This would be similar to the other outbuilding and allow rain water to be gathered for future gardens. Dawn might tar and feather me for making such a statement (I understand the desire to preserve history), but it would be a cost-effective and practical approach. Best regards as always

Firstly John, consider yourself Tar and Feathered because as Dawn was reading your comment I heard "We won't be doing that John" with a giggle at the end hahahaha, so you are right, preservation is the key with it. Also, we think the flat roofed building may well have been a gable in the past too with a shared centre gable. We don't have any hard evidence of this apart from "modern" concrete blocks being used on one side of the flat roofed building to raise the height for the flow of water. Yes, we completely agree with the ivy removal. Dawn has spent hours with the gable arguing with herself with the pros and cons and a way forward. In the end we both came to the conclusion taking it all the way down to the window sill, also a nice stable, fairly level course would be the best option to move forward with. Whats the eventual plan for the rock courtyard, will you be putting whin dust or other granite type dust down between the stones to keep the mud away and provide a more usable walking/ seating storage area? Good evening Scott, thank you very much. Maybe a long way of telling you our coming plans but thought it would be nice to share them. The drainage, if all goes to plan, will basically end up in the ditch but even without any pipework in the newly cleaned out ally, we are quite excited to see how quickly water will move through it now that it isn't full of huge stones, bits of rubbish and a load of soil. At the moment the courtyard area is still a work in progress with today making a new discovery, but the long term plan is to keep the features that really stand out and set the stones in probably a hard lime mortar. It would be nice just to set them in mortar and freeze time but it is quite a rough, ankle breaking surface so some stone levelling / adjusting would be needed. But this will take as long as it takes, but the whole area is still ongoing, just not so much on camera now. A nice table and chairs will be nice. Thank you so much for watching and commenting. @@thecornerhouseproject ooh I definitely like the Lime mortar idea that would be quite stunning. Aye it would be a lot of work, but when you consider the many tons of earth you both shifted to unearth the rocks it doesn’t seem as labour intensive probably fiddly, frustrating and uncomfortable because you’ll be crouched over constantly. Either way, little by little you are rescuing an old ruin and dumping ground and creating something amazing.

I was wondering if you plan on getting mains water at some stage. We were on a group water scheme when we lived in Mayo. The water was pumped from Lough Corrib and went through a complete watwr treatment plant and then fed to the local houses. We paid €80 per year for our water in 2021.

Good evening. When we applied to be connected to the mains, Irish Water said it is too far to be connected to the mains pipe 350m down the land. Our neighbour did mention that now there is two houses, a group water scheme may be possible but it is something we need to look in to. He is on a well, but mains water would be amazing for us. Having to calculate how much water we have, when it will rain and so on it hard work. Thank you for watching and commenting :-)

I think that I would be asking if you could find someone who does ditching. I believe that the house would have had something that took the water away from the whole area, I can't believe that when it was built that the people didn't know how or what to do to get rid of the amount of water you say that you have. Like the Egyptians they knew what to do with it, for one thing why would they build in that particular place, they wouldn't if they knew that it going to be a waterlogged area. But you really do need to have a ditch dug that has a fall into it from both sides and a tile pipe running it away from your buildings. From a new viewer 😁

🎉🎉 Welcome and Thank you for following us along, it means a lot! 😊 You are bang on to what we think, they knew the land and where to build and not to build. The road out front has been raised over the years with tarmac so I don’t think that has helped at all. The land at the back of the outbuildings has clearly been raised because of what we have found with digging it all out around the courtyard area. Our guess is this has probably caused a lot of our water issues. We will sort it eventually even if it means taking as much back to original level and then working from there with drainage. The front and immediately around the house we may find difficult with drainage as we are sat on a huge lump of bedrock stretching from the front right out to the back but we will see what we can do once we have a better look with having a ditch around the house.

Lots of plans - how exciting. As you know, I watch a few other vlogger who use lime. There are lots of different types. Have you looked into them all? If you are going to lime wash the outside of your house and making your own, are you not supposed to get a big tub and mix the lime and water together and leave for a few months before use (thought I would mention it now so you can check this info and get it going now to use later on)

Ooh yes it’s all very exciting. It has felt such a long time waiting to be able to get this outbuilding sorted and a roof put back onto it. The front of the house is a cement render so we can just paint that with an ordinary masonry paint. We had thought we’d get the cement render off this year but I’m not sure we will have time, so to brighten the place up we thought we’d just give a paint until next year when we can get the cement off. I’ve read up on all the types of lime and it would be nice to make our own but we shall see how we get on. I’ve watched make do grow with them making their own and it made me think 🤔 I’d like a go at that! Lol

You have a good start on your berry patch. Staking like you have helps, you might want to use wood instead of metal though. Soon the canes will be so many you won't be able to get the metal ones out. If you don't want the cluster to get too big, pinch back the ends so they stop growing outward and will start to thicken. Fertilize. Composted fertilizer is good in the springtime once the cluster is established after a few years but for starters use a commercial blooming (rose) fertilizer. Flowers and fruit need the same nutrients. Good luck.

We’re really quite excited about the berry patch, I only decided to save some when we were clearing the land as a “lets see what happens with them” now I wish I had saved a bigger patch as they have gone nuts! I would say they are quite established as there was quite a vast area that was covered with them, but at the time we didn’t know what they were.🫣 Good tip with the staking, we did think about staking them with some of the branches that we have cut from clearing the land but ending up grabbing what we had to hand, but will probably replace the metal stakes with the branches now. i would double think the taking down of the gable end wall. how much has fallen ,each day or week. start learning to do the rock construction in the back, once learned use the techniques to repair the gable end. after all it is old and need be preserved. good content nice property

Hi Stan Other than the corner which Dawn showed close up, which was already in a terrible condition when we emptied the building, everything else is pretty much how we found it about 8 months ago, there is little change. So the urgent part once emptied is that one corner to start with. One thing is for sure, it needs to be preserved and not changed. We are all about keeping things original if at all possible. I wouldn’t remove or move a rock. I would mix up a heavy gloppy mix of concrete and Lyme gravel and sand. I’d fill all large holes with stone. As much of gaps as you can. Then fill all spaces with your mix. The era of pretty or beauty has been altered by nature and weather. Just start on one end wall and slowly work around. Do one side. Then do the other side of that wall. Stabilize one at a time. Don’t worry so much about beautiful pointing. Just make the walls structurally sound. If necessary build extra thick walls of stone in front of the spots you deem that have moved. With enough cement stone sand and even brick if you have it, you can sturdy up all 4 walls. And then get into framing inside and roof trestling.

If you can get short foot long or six inch line rebar I’d use that as well. Just get it shored up. Be generous with your filler.

Great video guys and good ur doing one a week to allow for more work. Everyone needs a Dawn in their life to take in a job of fixing that barn is unreal. Them few weeks will be months but it will get done. Get a path the whole way would them walls with that tree being removed. The tree needs away before u start work. When ur taking down that gable look to see how it’s built. Big stones well build in the inside and out side with small stones between the two leaves. Some one told me once the small stone in between stopped damp coming through the wall. This is a massive job. Is there a local stone Masson u couod talk to first for advice. Getting drainage around that house will be hard as old farms and house in Ireland just had water running over the drives. But if ur going to do drains close to the house u have to cut the stones and the use a concret breaker. A rock breaker on a mini digger would be aggressive near the house. With the good weather the place looks amazing. Keep going

Thank you Marcus 😊 Yes, it is a big big job and you’re right it will take a lonnnng time too but it will be worth it when it’s done and fingers crossed it will look alright when we’ve finished. There is a stonemason who lives not far but we will see how we get on before bothering him because we know he is very busy at the moment. I’ve done so much reading and watching of RU-vid videos for the last 9 months or so and I hope I have retained enough to be able to get it done 😂 I’m sure it will be fine. Yeah the drainage could be an issue but we will see what happens once we get those last little bits of grass gone, if we then have water pooling we will have to have a rethink. At the moment it’s doing alright but that’s because we put those channels in within the soil but once that’s gone….who knows lol. Do you have your gates back from the galvanisers and fitted now? The weather has been absolutely amazing hasn’t it? Fingers crossed for a little rain to top our tanks up and then it can go back to being nice again!

@@thecornerhouseproject yes the gates are back from galvanisers and are no up and functioning. Game changer for us being able to let the children out to run about around the front. I’m must do a video on RU-vid to share it with you. But on to next job off make a lawn for a swing set. Made a start on it this weekend past so another few weeks hopefully that will be tucked of the list. There’s a channel on RU-vid. The hidden house Ireland. This week they talked about applying for a renovation grant for their house. For what u are doing you could be eligible for such. Please look into it.

Gates look really good! Good and secure. I bet it's a load off your mind being able to let the kids run around safely and perfect timing for the good weather. You mean you're not digging it by hand?! 😆 I must say though I am loving the long handled spade since I've got the hang of it! It's my new favourite tool...that and the rake! I need a long handle shovel and rake now and I'll be set! I watched that this evening too. I like them. We didn't go for the grant for quite a few reasons really, not having that sort of money upfront, we needed to start work straight away on the house because of the floors and we needed to be able to live in it and being novices to this.. 13months isnt very much time to get it done in. We couldn't apply for it now, as far as I understand, because it's now not vacant lol It's OK though we will get there eventually with getting it all sorted. It might take a while but we will do it🙂

Once rebuilt it will all be whitewashed with lime wash as it was originally. The second outbuilding still has quite a good coat of it and will only need minor repairs / repointing in the future. The large outbuilding, as you can see, needs a lot of work to make it sound and safe. Thanks for watching and commenting :-)

Hi R MD. This was the original plan, do a bit and move up, do a bit more and so on, but when we look at it closely, the ivy is great at the bottom but about half way up it changes and some branches, although thick, don't do as much as you would think for support. We may not take down the entire end, but it will be a lets see what we think when it starts to come down. You never know, our plans may change again and we do exactly as you said haha. I would be investing in some stone cutting tools to chop channels through the bedrock. I just watched 2 dudes cutting rocks on This Old House you tube channel and it's helpful advice on what tools to get, apologies if you already have seen it! If you Google tools for cutting bedrock you get loads of Minecraft stuff, not really helpful here.

I just popped down, 43,376 blossoms hahahahaha. That one apple tree really is something, we are so pleased we took every last bit of ivy off them. Each apple tree now has new shoots growing, so hopefully we can save them all. Have a great week :-)

It does look like it doesn't it. At Alton Towers there is a ride called 13. They paid a lot of money to have the same effect we have for free. Sadly our ivy has caused so much damage. Although dead, it will have to go.

Over a bit of time, the dead ivy will begin, if it hasn't already begun, to break down. Any support that it gave the wall will come to an end. Addressing the wall before it gets worse is a good strategic move.
