Great video as usual, some of my observations after 10 years here-locals downplay how good mass.transit is (busiest light rail system in the nation, Amtrak, commuter trains, rapid bus routes), understate how bad traffic is here while exaggerating how bad LA traffic is. For people who find OC too suburban and LA too overwhelming SD is a good compromise

Great video Dan, I've always appreciated your balanced perspective and optimism on the SD real estate market! Would you recommend real estate investors that are experienced with building an ADU in the City of San Diego to build a fourplex if the numbers are right? It feels daunting yet worthwhile so I'm not sure if it's bold or reckless to attempt it.

Why would anyone put their house on the market during the holidays? Wouldn't it make sense to wait until the spring?

There's less inventory in the winter. Less competing homes. And still a great demand in San Diego. Typically you're right but our market is so tight right now.

Not everyone has the luxury to wait until the spring. Also, homes are still selling over asking price right now because of the lack of inventory, so it's not like they are losing money.
