Thank you so much for this it was more than helpful! you really gave us a foolproof guide to use the software! I really appreciate your hard work on this. I was wondering if you could give some of your knowledge on the right to buy and then putting it up for a serviced accommodation, and also how to upgrade it and any pitfalls that we need to be wary of. Also, how do you go about buying an old police station?

Ahh, unfortunately I've never used / come across right to buy. Sorry. As for a police station, assuming it's unused, the local council are likely to own the building. You can approach them to which they'd likely place it in auction to ensure they're seen to be achieving the best price for the tax payer.

It'll depend on the property. Ie some properties built since 2000 and over 3 floors already have fire doors, smoke detectors, etc in place - so would just be the cost of furniture. If it were a victorian terrace, you'd need a smoke detector for each bedroom, living room, hall and landing. Emergency lighting. Fire to each high risk fire area and the right number of bathrooms. It shouldn't be hugely costly - as you're aiming at a reasonable specification that's HMO compliant, rather than a top of the range HMO with say tvs in each bedroom.

has anyone had any dealings with Serco? they have offered to take my house of me for 7 years and they will cover everything and give me a monthly rent off £1,068 a month if I turn my house in to a 4 bed HMO its appealing to me, just wondering if anyone has done this? is this good or bad? have you had any dealings with them? I want to hear peoples experience with Serco.

Three Questions. 1 Do you think your strategy of finding a low crime area and moving in refugees would have a negative effect on future crime rates. It's interesting to see what happens when you do this. 2 Do you think by doing this, you would reduce current owners' equity by devaluing property? 3 .Can you deliberately reduce the appeal of an area to then subquently buy cheap property after you demoralise a community?

Hello Mark. The focus on low crime areas simply reflects what serco, or other providers require. If you had a property, or are looking to invest in an area using this strategy, they would confirm the details first. The contracts offered by serco are typically up to 7 years long, a landlord could continue to renew, though one wouldn't affect the value of an area. Also whether they are refugees or a typical tenant, the property would be looked after the same. An odd question, why would you want to devalue your own assets? Most active landlords use a buy, refurbish, refinance strategy to add value and improve assets - to then increase the value and equity in their property. @@ZebraInvest If I partake in a rent-for-rent scheme for a property, it allows me to house refugees, which could inherently contribute to a reduction in housing prices. White papers have revealed that the influx of asylum seekers into the United Kingdom typically has a diminishing effect on housing prices in England and Wales, especially in regions participating in the UK's housing dispersal program. Surely, one must be aware of the impact this could have on the local housing market.

@ZebraInvest Buddy, I'm not looking to argue about the ethics or implications of migration. That is not my concern. My questions are nothing to do with morals and asking your advice on property 🤣 My focus is on property values and equity. According to research in a white paper, introducing migrants to a specific area is likely to reduce the value of property in that area over a period of five years. So the question arises: while bringing in migrants may be good for cash flow, how does this affect property values? Will it decrease the value of that property and those around it?" If I rent to rent, I equity doesn't apply to me. Therefore, I don't care. If I own the property, then I do care as my equity will decrease. If I have more than one property, then this could be a really bad move. Does that position make sense? I am just posing a question of property, not a moral or ethical question on migration.

As a Property Investment Consultant (one who works for a reputable brokerage) you should really reconsider your stance, this is going to be extremely unpopular amongst the public and not something any seasoned broker would wish to put their name to. I said to colleagues months ago that the sh1t was going to hit the fan when I saw these projects. Both poor moral form and career suicide.
