I hate when they play the property tax game,especially on new construction, where property taxes are in arrears and the quote is only on the land. Or, when they don't include credit report fees, appraisal fee, etc ... making you think cash to close in less when it's not. Great video! Thanks!
My closing date is estimated to be April. When should we start shopping? Were currently with the builder preferred lender and even though we know we will lose some upfront money, we want to get different estimates.
Check your contract to see if you have a time period to switch lenders. Some have where you have to do at least 60-90 in advance. If your contract has no timeline then ask builders lenders when they can lock you. A lot won’t lock till 30 days out and you can’t really compare till the lender can lock. If no rules and the lender can lock whenever then I would say end of February
I was watching a video and they said they have their "own closer in house" what is a closer? Is that another word for the person underwriting loans? Does guaranteed rate have the same thing?
