Birendra Singh booked a flat in Nirala Aspire, Greater Noida West (Noida Extension) in 2012. But today in 2023, he is still without his flat. Birendra narrates his story which has many injustices, for which he has not yet received any remedy from UPRERA and from the builder Nirala India.

my sister booked a flat in 3c lotus zing, paid 1 cr , got nothing till date after 10 years. Noida is the graveyard of real estate.

I am on the same boat, booked flat in shubhkamna builder in 2010, till date no resolution, building has become ghost town, just roaming in between nclt court & IRP, indian laws are pathetic & middle class people will become sandwich.

Jabtak sablog milke 2-4 highway jaam na kro tabtak to kuch ni hone wala. Depending on state government, ya to laathi padegi ya resolution milega.

Ever heard of the phrase - “birds of a feather flock together”. Politicians need random(huge) fundings to achieve their DESIRES. Similarly, builders need huge profits to - satisfy their greeds & to facilitate (huge) fundings to their friends - politicians. Same breed (एक ही नस्ल) This happens only in India. Happy Democracy.

Gourmint will shamelessly collect gst, registration,stamp duty, income tax etc but will take no responsibility for the suffering caused by the corporate.

My cousin wants to opt out becoz delay in Piramal project but they say force majeure so cannot opt out. Is force majuere one sided due to corona virus ? Builder gets extension but buyer cannot opt out? Pls educate on this 🙏

There is so much to learn from your experience, Sir. Namaste. I would appreciate your advice (in the form of a video) sir, on how to negotiate a new flat price with the builder on top of any applicable taxes, fees, and stamp duty. Please also explain what is covered by the flats government valuation rate. For instance, I have selected a 3 bhk flat in Nashik(indiranagar area) with a buildup area of 1200 square feet and carpeting is 860 square feet. The flat's gov valuation is 36 lakhs, and the builder is coating 59 lakhs for the flat all inclusive. Please create a video showing how to handle this scenario and receive the best bargain.thank you
