‘tis the gift that keeps on giving, roof leaks! Last night we had a super heavy rain downpour which highlighted a small roof leak in our second bedroom. We have multiple flat roofs on our house, all of which are at the end of their life but I need to temporarily fix the leak with some gloop as winter is coming.

Good job and you saved spending a fortune on a new roof. Ignore the critical doomsters who don't have any helpful suggestions. Many of us don't have heaps of cash to pay 'professional' tradespersons to do who knows what when you are not there to see.

I have a flat roof with the same fall towards the tiles emptying at the ends. 12 years ago I had it fibreglassed but last week it leaked. I cleaned it, raised the lower tiles then put in flashing tape, reset the tiles and used the same product but very thickly to allow a settling. In prep I could not determine a split of anything so proceeded to cover a larger area that might contribute. Take no notice of “ experts” criticising, a good logical approach using quality products is just what you hope they would give you - well done!

Thanks for the video - my flat roof is leaking from the soffit ( water clearly dripping from the vent ) and now seems to have breached a small area around the window where the plaster is wet and water dripping between the window and wall. Any ideas what this could be ? Also a small waterfall dripping from the felt into the gutter in that area - along the rest of the roof it's a steady flow ...​@@froywhernside

Sometimes the " professionals " are less that fair and honest and I recently repaired a car written off by three garages who said it would be over a thousand quid to even begin to diagnose the issue ..my 15 yr old and I repaired it for £ 82 and I did enjoy getting it mot' d atbone of that garages who tried to rip me off and telling them me and my son managed it for peanuts 😂. Their face was a picture 😂

When you get it felted if someone charges you 600+ they ripping you off dorma roofs are around 500 pound 2 layers and grp trim round the edge just a heads up. I am a flat roofer

Yeh spot on with the pricing but would depend on what’s underneath, Iv seen these dormers with next doors chipping stones on top making double work there alone so I would always price them on site inspection. Tile or slate would make a difference too. This is defo not the original finish on this it’s been overlaid atleast once without being stripped off, you will have original nailed and hot pour roof for that age of build. Strip both at same time create a gutter with insulation would be my advice.

hi from video i cant see much if any melt bitumen join between felt from torch burner when it was layed so i would guess u repaired.

I've used that Flexacryl for a similar leak and it's still sealing after ten years, so it works well.

You need a small battery powered blower. Would be perfect for doing a final clean and dry on that roof. I bought one few years ago thinking I wouldn't use it much boy was I wrong. It is great for all kinds of things

You should have knifed the edges of the topsheet so that there were no flaps, the edge should be one continuous line with no flappy obstructions in the way of flowing water. A good enough temp fix, but the roof needs a redo to fix the back pitch issue. Thanks for making the vid.

Totally agree, our neighbours had a pretty major leak through their freshly plastered ceiling a couple of weeks ago. We're joining forces and doing both houses at the same time 💪

I would of put a fibered mesh into that wet patch you used then coated it to cover it it will keep it from cracking later.

Flexacryl already has fibres in it to do exactly that. The roof has just been completely recovered for peace of mind 😁

I’d have used flash band for that. Dry it off, apply primer, then (with a little heat) apply flash band. Good for another 20yrs.

The neighbours had a pretty bad leak yesterday so we're going to recover both houses at the same time this summer 👍 Looking at EDPM to minimise joins

Would a good strong garden air blower do a nice faster job of blowing the water off the roof? And might dry the roof surface with the wind resistance before adding any sealer

address the pooling, End of Leak. Use a fabric on 1st coat of seal, top off....fabric helps from cracking.

It wasn't leaking where the pooling was however, just had the entire roofs recovered including the neighbours. Hopefully no more leaks 🤞

I've used that flexacryl over a gulley, such good stuff for emergency/patching. Good video 👍 The guttering you scraped roof sludge from, where is it effective for? - it seems to have a gap away from the flat roof drip edging?

Agreed! Exactly right, I've no idea why someone put a gutter there as it does nothing unless we have heavy rain. I think it was someone's poor attempt at diverting water away from the cheek of the dormer

It worked perfectly. Really good stuff! It was a temporary fix until the whole roof was recovered but it would probably last for years

Good repair attempt, its simpler than the alternatives for now right?! I used si,ilar and as it was so thick I put a lot more onto the joins and worked it into gaps, then gravity let it spread out slightly while it dried. Flat roofs are a pain, if I could get rid of mine I would.

@@froywhernside imagine all these box store with peaked roofs. the pitch would be rediculous and the amount of extra wood needed and extra height added is not at all needed or ideal. Imagine repaired all the units on a roof for a mall on slopped shingled roofs.

Roof leaks, bah... I built basically a wooden extension slash porch across the back of my house with a 40 degree slope roof that lead onto a flat roof that was sloped enough to prevent standing rain water. Flashed & rendered it all in & I had a leak when I had heavy rain. Double checked flashing, re rendered, sealed, painted & eventually rubber painted it all trying to fix the leak & as I was just doing the joint from the 40 degree slope to the flat surface, I noticed a small hole next to a felt nail that bent to one side as I hammered it in creating a small opening.... I hate roofing..

much better to lift of bottom 2 tiles around joints, dry the area around the 2 joints & then torch on new strips of felt roof wouldn’t be 60 years either around 10 give or take but the job you done should allow time to get something long term arranged

New roof this summer, joining forces with the neighbours and doing both front and back at the same time for minimal joins 👍 Hoping that'll be the last of the leaks for at least 10 years

True, it probably has been replaced at some point but I think it needs replacing again. The rest of the roof has had membrane installed as well, along with the tiles being painted red... 🤔

@@froywhernside the membrane is fine, not torched exactly right but the age doesnt look too old. at most torch a 2 foot wide, or 3 foot wide patch of the seams you think are open. THe fishmouths in the stripping can be repaired with a liquid coating and a membrane, with another coating on top. dont trust the manufacturers of poroducts that say no mesh required.

I am thinking of Bitumen Corrugated Roof Sheet at a slight angle NEVER TO LEAK ... EVER .......... had felt 3 times now and totally sick of it lasting a few years only.. yes done by pro roofers. Anyways what your view ?.. like what they use on car ports ..

I'm no roofer but I wouldn't use a corrugated sheet on my house unless it was more of a lean-to type extension. I will be using the bitumen corrugated sheet on my garage next year... Currently leaks like a sieve. I think if felt is installed correctly, it should last at least 10 years minimum

Also flat roofs can hold water infact it protects the bitumen. There are even flat roofs in Germany designed to hold water for that very reason

add some sort of mesh to the product even if it says it doesnt need it. that or ger a product that needs it because i dont care what it says it always needs mesh over openings like that. it will seal it for some time but not nearly as long as it could be sealed.

I'll be honest, we had the entire roof recovered along with the neighbours side but it held for months with no problem. It's a fibre reinforced product so I think it would last for years

I am trying to repair my flat roof. I have applied the adhesive to the roof. When I lay felt onto the adhesive do I have to peel off the thin plastic sheet from the felt first? Absolute beginner here😮😮.

Not sure what product you're using but I'd line it where I want it, then peel off as I go. Torch on felt will give much more permanent result however

Flexacryl can be applied to a damp surface which is exactly why I used it. Sealed like a dream and has not leaked since. Roofer due this month to recover our flat roofs for peace of mind, if it ever stops raining that is!

OK as a temporary repair but definitely a re-felt around the soil pipe and the defective over-lap. Leak actually caused by the neighbours roofers poor finishing.

@@froywhernside Honestly, felt is still the best and most cost effective system out there. Particularly as you would be bonding onto the neighbours existing felt roof so anything other than felt will have a weak point. Use a bitumen primer over the existing felt too and give the client the option to re-pitch the roof due to the ponding 👍

The neighbours are also talking about recovering their flat roofs next year so I'm thinking both could be done in one go and yeah, definitely fix the pitch

@@froywhernside We got an EDPM flat roof repair and it's still rock solid after about fifteen years. I was worried that the surface was getting rough and thought it was being degraded by UV but it just turned out to be a coat of algae and the surface is still as good as new thanks to the UV resistance that EDPM provides. I've left the algae on anyway to add protection.

Yeah I know, as long as it doesn't leak (which it hasn't so far) then it's fine until I refelt the whole roof and correct the pitch so it actually runs off 👍

Felt is tried and tested traditional nothing wrong with it can last 30 years or more if done correctly. Rubber is one layer of shite probably poorly installed by some chippy who went on a one day course and thinks he's a flat roofer

Grp to go forward, too many joints I've seen failed with rubber. Rubber is okay for a one piece but when you've got to go around soil stacks etc...

I called on a roofer of 30 years to fix my leak, he explained why the existing small flat roof leaked, talked me through how the new flat roof he was installing was done properly. 1500 quid later and a new flat roof, still have the same leak.
