Well, those residents are NOT keen amateur astronomers, and the telescopes are NOT normally pointed at the sky, but at other buildings. So the lower floors in that block, will be visible from other skyscrapers. Even if a resident doesn't really care about nudity, a photo distributed amongst their employees, of them taking a dump on the toilet, is really not going to enhance their reputation.

The whole condo looks like a shared workspace, almost like a Japanese style We Work long narrow hallways connecting all the offices. Even one of the bedrooms had an office phone.

Craziest thing about the whole video is that the huge windows are 50% covered up by the wooden covers, and you can't remove them. You can't even look at the blue sky. Insane.

As a Japanese who have interest in architecture, I fell your comment hit multiple point. Also for me call this property "Japanese penthouse" is at least cherrypicking the culture, or misunderstanding. "Japanese minimalism" or I'll say "wabisabi/侘び寂び" is not a blank white wall with wood and tatami. Yes this was planed by Japanese architect but that doesn't mean he understand wabisabi or other old style Japanese architecture, sukiya-zsukuri/数寄屋造り. Because its related to old Japanese art and architecture style centuries ago and its not common style now because of the cost and complexity. In Japan there is a specialist architects for that and other architects skill and knowledge are depends on thier carrier for how they know and experienced that kind of architecture. Its like if someone is modern paint artist who can draw like Norman Rockwell that doesn't mean he knows much and can draw like Rembrandt. And at last thank you for this and other video.

The grates in the sinks look nice, as long as no one uses them. Wouldn’t toothpaste, hair and other things get stuck on the grates in the baths? Also, it seems it would be tougher to fully rinse out the sinks. 😕

Actually you missed some step.. The property was sold to an Asian entrepreneur who wanted to move back to NYC after the pandemic. The property, after an initial price reduction to 92 million dollars, was sold for 66 million dollars, less than half the initial asking price.

Arvin, you left out some other crucial issues but I'm betting that you are aware of them. The wind 'whistles' in the elevator shafts and throughout owner's suites despite the porous sections to mitigate the wind. Additionally, the wind can create 'pressurization' zones that make some it difficult for some owners to open the doors of their suites. One can't make this shit up. P.T. Barnum couldn't sell this building.

I also understand that this is Japandi style, but after watching these luxury tour videos, I must say the audacity of these realtors amazes me. $100m + for a house that that looks like it was decorated by a tik tok beige mom and not a real interior designer. Just beige, uninspired H&M Home/Zara home looking decor. Something anyone could replicate. For $100m I'd want something next level.

@@ArvinHaddadOfficial Agreed! Ikea came to my mind too. I did like the coffee table in the sitting room though as it is simple and elegant in a way that resonated with my clean lines liking eye. I like a mix of soft, modern rustic and clean lines myself without being too over ostentatious or simple/minimalistic.

I guess the price point is more on the developers. The Woolworth building penthouse started at over $100M and eventually sold for $30M, lol. Imagine padding out your price enough that you can cut it by $70M and (presumably) still make money.

This entire unit looks like the waiting room for a spa. I’d be looking for hot towels after a few minutes. Gives me Westin hotel vibes from circa 2015. The dining area is completely squandered, and that kitchen has an off putting brutalist feel. No me gusta.

Too many of these ultra-expensive homes, created by famous architects and/or designers, feel cold, unwelcoming, and not well suited for families. It’s as though the designer’s idea of beauty overrides comfort and function. Seeing places like this makes me happy I’m not rich enough for such foolishness.

If you look at the houses outside of NYC and LA then the properties are much more reasonably priced and function-focussed; the one in Utah with that 3-storey tower comes to mind.

The family room seating reminds me of the waiting room at my dentist's office. You can tell the real estate agent is despondent having to describe this boring IKEA showroom. He doesn't smile once and his shoulders are sloping downwards with the load of bilge he has to deliver to the viewer.

The apartment looks like a training facility or a school, with so much redundancy and seating. That first walkway, with the 2" raised areas is an absolute tripping hazard. In the tearoom, good luck reaching over and lifting the tea pot in the huge table. Most guys would not think to properly care for the bonsai trees, and they are necessary design elements. The weight in this apartment, over time, will stress the underpinnings. A single tossed jacket, a lamp, or the coffee maker, and the design is wrecked. The best thing is obviously the view, and we have hardened blinds blocking half the windows. On the other hand, you get to live on Park Avenue!

The law of substitution tells me that this place ain't worth 10 million. Think of what you could buy elsewhere either in the US or in the rest of the world for even 10 million bucks and who would want to be stuck in this hell hole?

The wood coverings on bathroom sinks is confusing to me. There’s a reason sinks are usually acrylic. Soap and toothpaste stains wash off easily with water. Why would you want a wood grating to get covered in that?

When I saw the thumbnail I first thought it was about the "$250M Penthouse" that Enes (and Ryan Serhant, on a another occasion) visited once. I think your reaction to either one of the videos would bring good content. And also, your critiques are great. You are not trying to shit on anyone, you just say what you really think about the proprieties by your perspective (and try to see the perspective of a potential buyer). Keep up the good work!

This 130 M$ apartment is like a movie set. Spectacular and absolutely unlivable. You’ll need an army of employees to tend to your every day needs but there’s no place for them. There i would do a remake of the 1968 Peter Sellers movie : The Party.

Japanese minimalism became super popular after 311 earthquake&tsunami in 2011, because on that day many people lost their everything. I remembered a TV show found out about this phenomenon, so they visited some 311 victims. They say they lost everything, even the baby photos of their children, they feel meaningless to own things now cause who know what will happen in the future, so they became minimalists and value family time, they travel, camping, outdoor activities a lot than they used to. When you know the backstory, you’ll find it’s really awkward to put Japanese minimalism into a very very expensive home. It’s IRONIC!

I am not sure how tall the guy presenting the tour is, but he seems about average height and the shutters are almost at his eye level. So if you are tall you will need to bend down to look at the view out of your 100+ million dollar apartment. Seems very much like luxury doesn't it.

I have followed all of the press around this building; apparently there are trash chutes that are absolutely deafening when upper floor residents throw stuff out…can you imagine being the developer thinking like ‘oh yeah these trash chutes are a great idea, your garbage can rain down from the heavens’

Yet while I dislike the apartment the kitchen for the rest of us in the civilised world is what we have in many kitchens. After watching a decade is US home programmes American kitchens are backward in design and what you think is ‘nice’. Kd fashioned wooden cabinetry often in dark colours or cherry wood that was last in fashion in 1980, garish stone benchtops often that mismatch the cabinetry (black with speckles on is my favourite tacky colour Americans like or even worse).

The primary bathroom is so big. Its luxurious size seems out of proportion to the average size bedrooms. They had to add a lounge chair in it to fill space. Like who is going to lounge in the bathroom? And contrasted with how small the walk in closet is? Very poor space allocation.

Yet it’s not. It’s actually nice modern and muted. The ugliest kitchen counters I’ve seen is what many Americans like based on their home shows. Black or dark colours with speckles. Somehow they think it’s classy. Not only tacky, hasn’t been in fashion since 1985.

I can't fault him for his livelihood. He does it very well. Appears to have all the facts at hand like any good salesman. It would be interesting the he REALLY thinks of some properties that he touts. One example was a Ritz-Carlton Residence in Turkey .... Laughable to say anything good about it.

I'd be terrified to live in this building. And apparently minimalist means they don't have to do any actual work on the property. Less is better but just as expensive? I love these videos you're doing! They are extremely fair and I like learning what to look for. PS... I don't believe Enes likes this place either. Especially the kitchen. He's saying the words but there's no enthusiasm. I wonder how much they paid him

I also got lost during this tour. I literally went on google to find the blueprint. Not the worse I've seen but I confess I got some hard time to understand it. 2 bedrooms sharing a bathroom, 1 bedroom with a tiny bathroom but the primary bedroom with two separate bathrooms... Also, for this price, there are way too many missed details which could be much better quality/luxury style.

I never felt the agent believed in what he was saying. It sounded like it was a script some PR firm had written. Everything was overly explained to cover up for the lack of interest in the space. This unit has been made with too specific taste by the current owner. It is going to be a tough sell unless it is staged differently.

I’d call that a shared bathroom, not even a Jack and Jill because the shower/toilet area can’t be shut off for privacy. Also, if those shutters only diffuse light, what happens if you want to sleep in after sunrise on the east facing bedroom.

Excellent video. It's also quite interesting and re-assuring to see that all the money in the world cannot buy taste, comfort, common sense and efficiency. One of the most expensive units in the world suffers from poor design and space usage, small spaces, cheap-looking parts. Many rooms also make you feel you're in a mid-range, bland, standardized hotel

Wouldn't surprise me if half the stuff from Japan was pulled from an akiya (abandoned house) that the developer bought for $5000. Also living at a higher floor means more time spent in an elevator; it'll get old really quick if you want to go to the local cafe but you're looking at 5 minutes before you leave the building.

Sold on the amazing views. Go to 37/38 mins. Neay every blind down. We have an office right next to the Alps. When i visited, I couldn't take my eyes off them. My colleagues didn't even notice them any more.

I did stone work on the 91st floor in this building.. the designer chose onyx for the floors and walls in all the bathrooms. The building moves so much that the stone panel floors cracked and we had to go back and fill them with epoxy and polish them out again. I don’t see this issue ever getting resolved unless they choose different material. It will just keep cracking and moving.

Looks are subjective, but for the price, I wouldn't want to live in a building that looks inside and out, like it was originally designed to be an office building and the developer decided to make it residential at the last minute. For that price, you want something that looks special, both inside and out. To have such an amazing view out, only to have it appear chopped up by the design of the windows (why no floor to ceiling like everyone else?) is what you forgive in a 50 year old building, not in a new design. I don't think "retro" is a good thing in this case. Again, taste varies, but for the price, (not even counting the issues in the building) this channel will even show you much better options.

Why is every building in New York called "iconic"? Aren't there any addresses in New York that aren't iconic? Well, many of these buyers have probably said at one point or another, "So sue me!" Now they know what it feels like to be someone who got cheated. No sympathy at all for the buyers or the developer. Let the lawyers be the only ones who benefit from this. And all those open shelves! Did the designer just skimp on cabinet doors? And where's the balcony? You can't even go outside. It's like you're trapped in an IKEA without an exit!

The Government of Canada bought a condo in that building to serve as the official residence for the Consul General of Canada .It's also used for diplomatic events, meetings, etc. The unit, located on the 11th floor, was bought for approximately $6.63 million USD. In June of this year they purchased unit 11A - a 3,600 sq ft condominium on the 11th floor of the tower. They now selling the former residence on 550 Park Ave. A House of Commons committee is investigating the purchase at this time.
