Hey Arvin! Do you know what happened with the $250M NYC penthouse? Now, it's $150M, and the top floor (ballroom - with the rooftop) isn't included in the price (at least that's how it seems). Also, the penthouse has been re-decorated, and it feels uncomfortably tight. Where they used to have the piano / main room, there are no high ceilings anymore! The weirdly designed and tiny kitchen stayed pretty much the same, but now it's apparently for the owner's chef (again, indicating the top floor is no longer included). It feels like they've split several rooms into smaller ones! Could you even fit a king-sized bed into some of those rooms? I would love to hear your thoughts about this, perhaps even record a video with your thoughts about the redesign. Thank you, Arvin!

In my experience, on the East Coast, not real estate, but fine art and interior design, most buyers who can afford homes like this have relatively antiquated design standards (i.e., they're older). The people I've dealt with, _not_ the avante grade by any stretch of the imagination, but the majority, would think the finishes here are the peak of contemporary design. They would never decide to upgrade the finishes. The layout is a different story.

Because let’s face it, up to a certain price point ground up new build and tear down if the location is really great is the best for ROI and enjoyment as opposed to restoration-revival. The atrocious dated design “freaking out”…..😂 Gun range just says it all….😅
The owner must have known about PT Barnum. For $135M I would have bought 5 of these houses instead of the one. "RippedOff But the view at night I am sure is, and better be awesome, for that price. but yeah, for that money, I would prefer the villas on the other side with the sandy beach, perhaps one looking back at the city for the skyline.

Poor architecture. Poorly decorated/staged. This is the exemplar that money can't buy taste. This is the saddest property Ive seen in a long, long time. I wouldnt pay $1mil, much less $4mil. Contrast this with the Bosch house built on a steep hillside. Tell me which one you would choose?

I like David Schwimmer Northern Mediterranean style mansion, he just have to destroy many walls to make it an open design, and gut renovated the mansion. the mansion has a decent fronyard and backyard. I will add wap aroud balcony in the back, get rid of the tennis court, build a lap pool and garden. I tink Jennifer Anniston mansion should have been a two or three stories mansion instead of that U shape, or two arms shape design. Matthew Perry had the money to build a real pool, instead of that cheap pool, I think his house should have been two stories. I think Courtney Cox should destroy the Tennis court and build a bigger vertical rectangle or square two stories mansion that has a garden and pool in the back Lisa Kudrow has a bad design. the house is a long house with a side pool, the house should have been a square house with the pool in the back. get rid of the tennis court and mini golf cart. I do not like Matt the White castle H style mansion.
There are so many better deal on brand new custom and tract in gated developments that have way more ROI and life enjoyment elements than some dated homes of has been or lukewarm celebs….🙄 esp over 7 figures!🥸
I would never use this guy services, he comes out with weird excuses for why you shouldn't buy the property i have yet to see a video where he actually points out valid reason for why the property shouldn't cost as much as it costs.
