It depends how much work I put into it. If it was a quick flip with very minimal work and I made 10% I’d be happy assuming the turnaround was 2-3 months. If I was doing a full renovation and it was going to be 6 months+ I’d want 15%+
@@jackdavidsmith the black might match the burner... Worst case it doesn't quite work and it gets pulled out. I'd expose the brick on the fireplace too, always my fave part of a reno.
