I lived in a 55 community in Florida for a year and a half, and believe me its not all that. Yes there are plenty of amenities and things to do but after a while you really don't use them, why pay for something that you don't use. One thing is you don't own the lot and the lot rent keeps going up every year. We was paying $985 a month for just a lot. We was lucky that we paid cash for our home so we had no mortgage other wise we couldn't afford to live there. We decided to sell and purchase a block house in a new housing development. We are much happier now and not paying for amenities.

No question, these communities are not for everyone. And it has always astounded me how many people pay for amenities they never use. But many get settled in to a park and feel safe so they stay. There are lots of reasons they can be a good fit and lots of reasons they don't fit. Glad you found what fits for you.

I really enjoy your videos, you mentioned to rent, i think that is what we want to start doing first, so we can find out where we want to settle, how do we go about renting? How long do you have to rent at a time, 1 month, 2 months, is there a limit? We have to downsize 2 homes, & my dad just passed away, but we want to rent at first. Can you help us? Do you have videos for renting in florida? Any help would be appreciated♥️

This a similar location where my search began but the lot rent was just to high with a typical 5% yearly increase and higher for water views. The buy in was fine but the rent was too much. I finally chose The Villages and got a patio villa and own my little postage stamp pice of ground. Love the place and I got in before everything went through the roof. Good luck all on your search.

Used to live there. Home prices went way down and land leases went way up, plus way to many restrictions.

We have lived in Tanglewood for over 1 year and enjoy it . Everyone complains about the lot rent but we looked at communities with lower rent and you get what you pay for . Those communities with lower rent were usally a little run down and had older homes . We purchased our home in the middle of the covid pandemic when there was around 60 homes for sale for $20000 . Now there are very few homes for sale and I have been told I can get around $40000 for our home now .

There are lots of options out there. It's like buying anything else where there are a lot of choices. Some are good, but too expensive. Some are not so good or overpriced. Some are cheap but are not what you are looking for. And at least one is just right. How to find that one is the key.

I think that home needs a lot of updating. And whoa, the lot rent and costs. I'm not complaining about my $710 on the lake which includes garbage, water, and sewer! By the way, I enjoy your videos!

I appreciate the video. But the concern I have about manufactured communities, is the lot rent. Paying $8400 year, is almost a mortgage payment. We know that the rents increase almost every year as well. In a 10 year span, you're paying well over $84,000. I know there's amenities and they can't possibly be free, but the lot rents seem to be getting out of hand! I'm looking at buying land in one of these communities and going that route. In the long run, it's far cheaper. Just my 2 cents.

Quite a few folks agree!!!! I also have several videos on CoOp and HOA Subdivisions. In CoOps you own a share of the park vs a Subdivision where you own the actual lot. In both cases maintenance/HOA fees are much less than rental parks and residents own the park.

@@RussellWatsonFMHL It was appraised at $165,000.00 two years ago, BUT our taxes are not in escrow and we do pay $5,200.00 a year in property taxes as well as a monthly association fee of $297.00. I was only focused on the actual mortgage payment.

Actually, people are flocking from the coasts to this area BEACAUSE it is almost immune to major hurricane damage. A storm must cross over 60 miles of land from any direction to reach this community. If market appreciation is your goal, and you can afford the capital needed, a home on private land is more desirable. Land lease prices are a lot like cruise ships. If you can afford them all, you look for the best value. IMHO this community offers that at this price point. If not, you try to get the best you can for whatever you can afford.

Inland Florida is not immune to major hurricane damage - there's no storm surge, but a hurricane's 60 mile trip inland will still deliver catastrophic wind and rain damage, especially to manufactured homes. A home on private land is a much more desirable investment. This home's land lease is overpriced (doesn't include a golf course, water, trash, sewer, lawn service, house painting) and is not the best value at this price point.

@@FOTODOG. ...lol..If hurricane is a major factor in your home purchase then you would have to rule out Florida as well as along most of the east coast and inland areas and all gulf coast areas and inland . I know people who stayed in Tanglewood during Irma and they said Tanglewood received very little damage and that had been the only hurricane threat in Sebring for around 15 years.

I talk a lot about selecting a park in my book: Retirement in Florida Manufactured Homes & The Land-Lease Option Available on Amazon: amzn.to/3c3UMPJ There are some resort parks in the $500 - $650 range. There are quite a few under $800. Another consideration is rate of increase. Yet another is what you get for your $$$. A park near me is at over $800 with a park maintenance staff of 2, amenities no better than $550 parks, and annual increases around 4%. The one featured in my $18K video has its own golf course and is under $500! Ya gotta shop around and #KnowTheDeal!

Beautiful, but we could never afford those after purchase expenses. We chose to buy our own double wide 2br 2 bath 1988 turnkey home on a freshwater canal (for cash) at $171k, but our continuing expenses are just taxes, insurance, yearly club fee of $250 and yearly HOA of $25 a month. Our regular expenses are expected to be around $600 a month. And we have a nice pool, clubhouse, shuffleboard, pickle ball/tennis court. And we are only ten minutes from the Gulf!

If you have the capital that's definitely the way to go! In hindsight I might have even accepted a mortgage to do it that way as I did not have that much readily available. This is part of what motivates me to educate buyers. I have met so many folks who made uninformed decisions and there are park owners out there just waiting for them to come through the gate.

I live in a 55+ RV Resort owned by ELS in Yuma, AZ. I paid $32,850 for a Cavco 11 x 34 Park Model with an added deck and 10 x 12 Arizona room. The deck and carport are covered. The lot rent here is about $3200 per year, which includes everything except electricity. It is very economical living here in the Arizona sunbelt. Fuel, groceries, restaurants, and urgent care are all within a few miles. Florida looks nice, but at 80-years old, I'll just stay here.

@@RussellWatsonFMHL Mine is a 2004 model that I bought used in 2019. It is in good shape; the floor has been updated with vinyl planks. The roof has been treated with a sealcoat of some kind. Here in Yuma, Cavco Park Models have been the “standard” for many years. I see no sign of deterioration of any kind. I have the underside sprayed for termites once per year. Of coarse the lure to your area in Florida are the beaches and water activities. It’s nice to be in a 55+ community that has a pool and activities building. I don’t use anything else. The lot rents at our park are some of the most economical in the Yuma area. Increases are limited to 4% per year. During the COVID-19 period, they only increased $50 for a two year period. I had a similar home like this in California. The problem is you never have any idea how fast or how much your lot rent will go up. In these inflationary times its a bit scary. I have know neighbor who move into parks like these at 55 years old and then get priced out and forced to sell at 70 or 75 as it becomes too unaffordable.

It's a beautiful home & community. The only issue I am running into w/ MHP's is pet restrictions. I have 3 cats & 1 dog. All indoor & senior ages.

I guess when you are retired you have the opportunity to live anywhere. We live in Tampa . We paid off the house , no mortgage . Two bedrooms and 2 baths. Appliances included. brand new . It's in front of the Manatee Lake , They builted a driveway. for two cars. $520.00 monthly payment for the lot., including water service and garbage , gym and entertainment center,.Its gorgeous. They have two brand new beautiful deck for your boat. We are planning to rent it in a year. We can rent it for $1,600 and they have a waiting list. Don't pay too much , it's not worst it.

Another great video Ross. I like how you break it down on the cost and how much the monthly expenses are. You said give you some ideas where you go next. Would you do a report in the Naples, Venice, Englewood, Osprey or Nokomis. I like the beach thing and are looking at seasonally ownership.

The lot rent in that park is on the high end of the range found in FL land-lease parks. BUT, unlike many others in the same range; the services, amenities, and quality of the park easily justify that rent IMHO. It will increase as do most costs. My grocery bill has increased more in the last year than my lot rent by at least a factor of three.

nice place. What if i decide to move out because the rent price is crazy. yes i can afford it but just saying. explain the procedure tp leave . how much time, what if i cant find a buyer will the land lord make a offer . what i paid for it? please explain we would like to know.

It is no different than any other home. You can sell at any time. Some park owners buy homes but I've never heard of any price guarantees.

You are right; it is among the more expensive parks in the state. Some parks do include lawn care but rarely is everyone happy with it. So others leave it up to you. If you want to hire it out, that's the going rate. If you want to do it yourself - as many who take great pride in their lawns do, you are free to do that.

Have you seen fla real estate? Wait and see what condos start accessing each unit soon. States cracking down after miami collapse. A town house my girlfriend just sold had a 110 dollar a month fee for 10 yrs slapped on each unit. Thats over a 120k. She only paid 150 for it. So she would have ended up altmost buying it again.

I live in Atlanta, which weather wise is very comfortable, but traffic is awful. wound northern Florida be more comfortable? Do you know any moduallar homes in that area? would like to own the land and not rent. Central and Southern Florida are very hot for us. Thanks

I don't do anything with modular homes. If you want to own the land, you have to buy from the owner or through a Real Estate Agent. I bought a two bedroom, one bath ranch in Beverly Hills, Fla. in 1990 for $30,000, as a future retirement home! Unfortunately, I sold it in 2004 for $55,000. when my retirement plans changed! Now, I'm reconsidering moving to Fla. & can't believe that prices have 'skyrocketed' in the past few years! Price hikes have happened before & then have plummeted, so I'm just going to wait to buy until it does Also, beware of 'hidden' costs on manufactured homes!

I love it and want to move to Florida. But I do not know how to go about it. We live in NJ and have a house to sell The funds from our house will be used to get a new one. Better if it was furnished. Park owners are sensitive to the fixed income status of retirees, but a park like this is a luxury - not section 8 housing. If you can afford it - Great! - if not, there are plenty of other deals out there that might better meet your needs and budget.

In 2013 we wintered in Sebring not far from Tanglewood. Around that time one could have purchased a 2003, 3 br 2 ba home furnished in immaculate condition for $19500. But the lot rent was around $700 per month. We have since only stayed in one other 55 plus that had lot rent. The resident owned communities seem to offer more in the long run.

ROCs are certainly an option for many and have their advantages. A lot of things were much cheaper in 2013!!! What I have to note is these high end parks are 95-96% full. You've got to drive around Tanglewood quite a bit to see a for sale sign. So apparently there are a large number for whom such parks are a good fit.

The initial price is low and the other one we stayed in Largo offered residents the opportunity to walk away and just give the mobile to the owners who would either take out, or fix and sell. The homes were very cheap relatively speaking.

Not in any 55+ I have seen. The lowest I have seen as a minimum age is 18 although 35 or older is not uncommon. There are plenty of all-ages parks you can live in though.

No, I have not. It's a bit unusual. Resident owned with no rentals and no pets allowed from what I see on their website. Homes in the 80's and up with a monthly fee of $316. A big place with lots of activities but up in Leesburg so cooler in the winter. let me know what else you find out. They are selling new homes but it's not clear exactly who is selling them or if the community is entirely resident owned.

Not sure if you are familiar with manufactured homes in areas maybe 45 minutes or less from Disney World. I have been thinking about purchasing a vacation home in the vicinity mentioned and I thought a nice manufactured home might be a cost effective way to go since I probably would just pay cash for the home. Here comes my big question, to have a 2nd home that I may only spend a few weeks at each year I really have an issue paying Lot Rent, there's something about paying $400 to $900 a month for lot rent for a home I only use sparingly that bugs me. Is it possible in any +55 community to purchase a manufactured home where you purchase the land just like most non-manufactured type homes? I can't seem to find them if they exist, especially close in a reasonably close distance to Disney World. Any thoughts or suggestions would be appreciated. Thank you.

It's just incredibly Less expensive to live in a park where you have a moderate HOAV anywhere from $50 to $300 Which is a far cry from your 800 to a 1000 For the lot rent parks.. Apparently only the rich can do that. Even someone who lives on their social security can afford a home a home and HOA fees in Florida. That's the route I'm going for somewhere below is somewhere below Fort Myers to Naples

Virtually every body of water in Florida potentially has gators in it at one time or another. Like all animals they move around, have young ones, etc. Some golf courses have them as a regular attraction. Occasionally you hear of one that's causing problems but not anymore than bears in NJ or wolves in MI. I think racoons, possums, and armadillos are far more likely to cause trouble.

Frankly, gas prices and driving distance make much of northern Florida beyond reach. Add to that the fact that the vast majority of communities are in the lower 2/3 of the state. I do plan to get over to Ocala and in the east as far as Flagler Beach. The lessons imparted, and the bargains portrayed, exist, to a lesser degree in northern Florida. Is there a specific area you have in mind or are you just looking for a cooler climate?

Florida Manufactured Home Living Resident owned communities don't have lot rent. They do have HOA Fees. There are also fee-simple neighborhoods constructed using manufactured housing. I haven't seen much modular housing in Florida but I imagine someone is making them. Not that I know of. That description fits a pre-76 trailer (likely in need of serious repairs) on private land. You would still have taxes. I'm sure there must be something like this in very rural parts of Florida but it would likely sell word of mouth long before we found out about it. Maybe try some of the online listings.

The problem existing now in these leased land communities is that thee park has total control of the lot fees, they go up every year and now they are rising a lot, some are 1000. That is a lot. I believe buying a home on land is a better situation,

I'm sorry but I'm not sure which one you are talking about. I literally look at hundreds of communities. Most 55+ communities have a minimum age for those in the household under 55. Some are 18; more common are ages like 35, 40, and 45. Also some communities limit the number of full time occupants. So, the only way to know is to contact the community.

Enjoy the retirement areas but as some viewers noted the rent is a main concern for people on a fixed income. Like the co op option where you own the land as that alleviates any rent increases even if it's a small piece of property. Like the amenities but not necessarily if you have a health plan with a membership included already and your paying for it. Thanks for your videos and the tour. Nice home for the money though.

There's no question manufactured housing resorts are mostly beyond the budget of seniors whose sole income and available cash flow comes only from social security. But seniors in general are buying houses in this park and others almost as fast as they come on the market. I assume these folks have other sources of income or significant savings. Frankly, most large resort parks require income levels and assets above what one would have relying strictly on social security payments.

"Gulf Area" is about half the state when it comes to mobile home parks. I intend to do some reviews of some on that coast, but I'm on the east coast so it would involve a bit of travel. Historically, folks from the mid-west wound up on the Gulf side while folks from the NE and Mid-Atlantic states wound up on the east coast. This all related to major roadways. See more in the video's posted on the history of MH in Florida. Statistically, the lower & upper Gulf-coast areas are the most hurricane prone. I find traffic and congestion much worse on the west coast compared to the East coast north of Ft.Lauderdale. I live in Tanglewood and pay less than $800 per month . We looked at communities with lower rent but " you get what you pay for ". Also we purchased a 2 bed 2 bath 1100 sq ft home for $20000 in the middle of covid pandemic , the same homes are now selling for $40000 .

My guess is most communities in Florida allow pets and call themselves pet friendly. A large number of those are not so friendly to large dogs and/or dogs of specific breeds. There are no lists that delineate these as far as I know.

The conundrum with that concept is how so many (including ALL of these) are still there and in great shape after 30 - 50 years' worth of hurricanes in Florida. In fact, there are hundreds of thousands of 1990 and earlier that somehow survived.......And, while I have certainly seen headline grabbing photos of mobile homes destroyed by hurricanes every few years, I see demolished cars and fatalities on the highways almost daily ... Hmmmmm In a study done after the very devastating 2004-2005 hurricane seasons the International Hurricane Research Center at Florida International University concluded manufactured homes built to HUD code after 1994 outperformed site built homes.

Nope, it just makes them less affordable to those who could afford them 10 years ago and a bargain to those that could have bought a lot more 10 years ago. There are many retirees coming to Florida who set aside a few dollars in their working years and can easily afford today's lot rents. Others are willing to work part time to live in a resort community.

That's why I mention Shalimar. Cypress Lakes is changing hands and I think tax passthroughs will add a huge amount to already top of the pile lot rents. The tax basis goes to the sale price in FL and that park has a very low tax basis now.
