As a Florida elder law attorney, people come to me because I can help find them resources that they didn't realize they had access to. Usually this is is part of my Medicaid planning practice. But the point of this video is to show you how you can unlock some savings, save some money by applying for all the real estate tax breaks and tax exemptions that you're that you're entitled to, that are not always so commonly well known. And I'm making this video at the request of one of our RU-vid channel fans, Nancy, Nancy, thank you, you always share our stuff. And you always express your appreciation for the information. So this one's for you. And thank you for for your support.
So the first property tax exemption is the big one that probably everybody knows about, but it's the basis of what these other tax breaks stem from and that's of course, the homestead property tax exemption. That's by far the most popular and essentially, if your home is worth more than $75,000, you're entitled to a homestead exemption of $50,000 for the year that you were living at the residence as of January 1 of that year. So that's most people already know about that most people have already applied about that.
But now I want to get into some additional homestead exemptions that you can apply for if you are a senior citizen over the age of 65. So there is a another program that will allow through your property appraiser's office, that will allow you to apply for an additional 25 to $50,000. So on top of the initial homestead exemption of 50,000, you can get another 25 to 50 reduction in your property's taxable value. If you're over the age of 65. And you have and you qualify for your county's low income threshold your DD low income typically it's in the 3030 to $35,000 range but not all Florida counties follow the same standard and not all Florida counties actually have the exemption in the first place. We'll call your your local property appraiser's office to see if your county has a low and additional low income senior tax exemption.
And I'll tell you something, a lot of people get nervous when they call a government office. And oftentimes, you know, that's well found that but I have found property appraiser's office to be very helpful and friendly. So don't be shy about calling them up and saying, Hey, how do I qualify for this additional tax break? Because it can be very meaningful? So again, yeah, no, no, not every county has this additional tax break. But it's still worth exploring. What will happen though, if you're if your county is participating in the program, they're going to ask for the household income for everybody though. So it's not just you, the person applying or maybe not even just the homeowner, but anyone living in that house, they're going to add up all the family's income together. And if it's higher than the income threshold, then you won't qualify for that additional tax break.
And you have to apply for this every year, you're gonna be asked to prove your low income every year. So you know, someone gets a job. In one year, maybe maybe you lose this tax break. Another another program that not a lot of people know about is there's a homestead assessment reduction if you build a living quarters for parents or grandparents. So essentially, if you this is for folks who you know it, the idea is let's keep our loved ones out of an assisted living facility or out of a nursing home. ....

Thank you Jason. I did my property taxes 2 mts ago. A new employee helped me, I had to bring my Special needs trust back to her because she missed something. I didn't get the 500.00 off but I will be getting something. I won't see until next year but something is better than nothing! Every bit helps. Thanks again Jason for making tax season not feel as daunting.

100% disabled T&P veteran is 100% exempt from property taxes. BUT call the County Tax assessor of the county you plan to live to make sure they'll honor the deal

Really good point. I have found that the county property tax office personnel are generally really helpful (can’t always say the same for other government departments!)

My parents bought beachfront condo in Miami Beach in 2004. Because my father passed away same year and income for my mom was reduced significantly my mother chose to do a reverse mortgage. My father put substantial money down. However they have raised the property taxes significantly year after year to the point that my mother cannot make the payments. She is on fixed income and just turned 81. We hate to have her sell condo as my mother loves it and has many friends there. Does she not have any elderly breaks or any mandates to prevent to pay these increases year after year from state and or condo? Any information would be appreciated. Thank you.

Thank you for your question. There should be a 3% max increase (once a year) in property values due to the "save our homes" property tax amendment from years ago. Sadly, I do not know of any ways to prevent any pay increase.

I knew they can vary between counties as far as the Low Income Senior exemption, but I thought there is a Florida Statues standard exemption for disabled and blind that transends county to county. One county gives you one exemption and another county give you two exemption. Does not make sense.

Wife is blind, have been getting a $5000 Blind Exemption and Total and Permanent Disablilty for blindness for additional $5000.00. Just moved to another county and they are telling me we can only get one $5000.00 exemption. Can you clarify

The Florida homestead exemptions can differ between counties. You can call the county property appraiser's office (who are usually very helpful). If you want to confirm, you may want to speak with a real estate attorney specialist in that county (we are happy to refer you to one if you would like).

This applies to "ad-valorem" property taxes only, and only if they meet other income thresholds. There are still other taxes that a totally-disabled person will still have to pay. To be sure, contact your county property appraiser / tax collector's office.

I need some help. I'm 70% service connected same with my wife. We bought a foreclosure 10 years ago our mortgage has doubled. How can we lower our mortgage? I live in Marion county FL. We owe 68k on our home but our mortgage is over 1k from $630. We had a 30 year fixed mortgage but taxes and insurance are too much.

I moved to florida 10 years ago because my family died on me and we have alot of properties to protect in michigan and florida , im slowly loosing them all for cheap cause I was never trained on how to do all this , im learning but not fast enough ..please help advise me , im running out of wealth and time, its my families heirloom, its killing me to loose it ..I will come too you , were is your office ? The property appraisers won't volunteer that info , its like pulling teeth to get that info from a government. office , it seems like around here ..

I have a question for you my name is Dorothy Collins, my husband and nine father home. He had earned his Ira and I called the IRS. I called the taxman I called everyone you could think of that should now and the IRS said no you won’t be penalized we paid the 10% arm as long as it goes up to the house unfortunately they took my home. I had a massive heart attack because of what they did they shut our accounts down I’m disabled he’s retired and also on I just want to know is when we got we had to sell the house because of what they were doing to us then I find out that the title company did not do their job and they were still an open permit so we had to pay for that as well so I think this is very unfair to elderly people I’m gonna be 60 for my husband will be 67 thank you 67. Thank you.
