Take away negative amortizations. That is the reason defaults are low.

David Dodge, like most central bankers, is careful not to create panic. However, I am not a central banker and can be more candid. If you're struggling to afford a 2.5% interest rate on your mortgage, you'll be screwed when you have to renew at a much higher rate.

"Such a great deal in 2020 and 2021" You mean a great deal on the rate, values were severely inflated at that time as well. Great deal if you're selling i guess

That’s one luxury. I make a decent amount and don’t carry credit card debt and pay cash or debt card but I can’t just throw 500,000$ down for a house. At best I can do a portion.

What a dumb take. Try being your average 24-year-old in Vancouver and buying a $700,000 condo on your $60,000/year salary. It's not feasible. Heck, the way things have gone for the past 20 years, those who took on more debt to accumulate more assets generally did the best. Savers are losers...at least they were. Things are somewhat changing.

@@rizz_the_dog Depends. If you’re in debt because you went to Starbucks and ate Kobe beef over and over is one thing. If you’re in debt because you have an appreciating asset or went to med school is another. It’s been since the 70s that the value of capital is rising faster than labour. Trading hours of your day for money isn’t as lucrative as holding assets like real estate or stocks. If you can get into debt to get a hold of assets, well, inflation becomes your friend as your debt gets eroded by inflation meanwhile your assets appreciate.

If you can't afford 2 or 3 % higher mortgage rates at renewal, you bought a house over your price range. Just like if you buy a car and can only afford the payments with a 6, 7 or 8 year loan, you bought a car way over what you can afford. And by the way? Practically every country in the world is living the same thing.

We got fed up with the mortgage games the banks & governments were play when our renewal came up during covid. Banks won't allow you to get rid of debt quickly without charging you penalties. We called a broker & changed to a HELOC. Since then we have been scrambling to make our debt go away.
