You should be ashamed of yourself in the first place supressing free speech while you enjoy the freedoms of Canada and the money of taxpayers who despise you.

This is synonymous as legally "Robbing" the landlord. This should be treated as a criminal offense same as theft from the grocery store.

I have a rental property - not one that I purchased in hopes to profit off other people’s financial struggles - but one that was given to me when someone passed away. In any case, I take personal responsibility for screening MY clients thoroughly and I’ve never had an issue. Not once. So the first step is being an adult and taking ownership for selecting the clients you selected - again I’ve never had a problem with my one property! Ever. But there’s more to the story and CBC knows it. As usual, CBC has no problems presenting a biased, one-sided story because it suits their goals or narrative. Right now many of the landlords look like spoiled babies. First of all landlords ALREADY HAVE contributed to the housing crisis by buying “multiple” properties and driving up the cost of real estate driving up the cost of purchasing a home. Mom & Pop Landlord’s make up 30% of ALL rentals in Canada so you guys are DIRECTLY responsible “in part” for pricing 99.9% of young Canadians out of ever buying a home!! So that’s one reason we land lords are not getting so much sympathy. Let me be clear. No one sane or law abiding would condone torching someone’s place or damaging another’s property in any way. There is NO excuse for torching a place or for damaging anyone’s property. Ever!! And that should be a police matter. However, the landlords whine and complain that they didn’t get ahead as much as they hoped when they bought the property not giving a hoot that there is a dangerous housing crisis in this nation and that 99.9% of young Canadians are already priced I’ve ever buying a home. I know they don’t care about that. They just want to get a head. MEANWHILE they have no issue throwing a family that’s starving, or otherwise completely destitute people, out on the street. Like literally. Because they want their money. Again, I feel for both sides and I am Landlord with one inherited property myself. HOWEVER the issue goes beyond the hope to get ahead on the backs of your financially struggling tenants. Wake up. There is a housing crisis. Not a housing shortage a straight up dangerous crisis. Many families can’t even afford to feed their children. Did you ever think maybe your tenants hade to make a decision between rent or food? Again, you don’t care because you only care about getting ahead of the backs of already financially struggling tenants. YOU have no issues tossing out starving destitute people literally onto the street. But hey, it’s all about you isn’t it?!?! Well, stop whining because WE LAND LORDS have choices. We landlords live in a free country - we have choices. Here are our choices. Again let me reiterate that no one saying normal, or law abiding would condole stiffing anyone intentionally or damaging our rentals. (1) Sell the property because you can’t afford to pay the mortgage if it’s not rented. And since 30% of ALL rentals are owned by Mom and Pa there will soon be a lot more inventory on the SALE market reducing the price of real estate and enabling more young Canadians to actually purchase a home. And quit complaining - even if you do sell it, , you’ll still make a huge profit because we all know real estate prices have skyrocketed. So you get a big nice profit out of it even if you do sell. Second choice (2) STOP contributing to the housing crisis by buying properties for the sole purpose of renting them out in the first place - if they’re too much hassle for you and the risks are too much, then don’t jump in the first place. (3) Learn how to screen tenants properly and take responsibility for choosing bad tenants!! If you choose option one and can afford to keep your property empty without renting it out … (most land lords cannot, so that’s going to free up the majority of rental stock to sell that’s making homeownership more affordable for others). But if you CAN afford to keep your rental property, empty, then pay a empty homeowners tax which will go up every year in dramatically increasing increments. Don’t whine and complain that you didn’t get ahead as much as you hoped when you have no issue, throwing a family that’s starving, or otherwise destitute people on their last leg, out on the street. Omg I can’t believe the nerve of some of you people to show your privileged faces in public like this.

It’s really unfortunate, but I’m sure it didn’t get there all by itself. Landlords need to learn that asking someone entire monthly wage just for rent isn’t acceptable. The. They’re charging either market price or below. Mortgage rates, interests rates and insurance rates are all sky rocketing. Thus asking for tennsnts to pay their rent is not “gaining the system “. It’s one thing if tenants are gonna be a bit behind on rent and communicate clearly, hell I’ve been there. Setting your apartment on fire however helps no one and just makes the problem worse as that’s one less unit in the market…lower supply higher prices.

It's because the public service employees that our tax dollars pay for are all working from home and are not doing their job. There are 3 times more employees at the LTB since before the pandemic but only since they started working from home we have experienced a backlog. Get these people back in the office! Same goes for our federal public service workers who are fighting to remain working from home and don't want to be in the office even 3 days a week.

We also need to start addressing a huge elephant in the room. Our abysmal vacation time. Plenty of people i know work slowly because they have nothing to look forward. Cant enjoy their salary and cant even get time to properly do the things they like. Why should they be productive? They are not benefitting from it. Most of world gets 3 to 4 weeks minimum, and europeans in particular are much more productive than us. Maybe giving people something to look forward too will help address our productivity crisis? Or is that too controversial for the cbc? Is it too controversial to say we are only healthy for so long, and would like to enjoy that time while we can?

Exactly. I considered becoming a landlord to help pay my mortgages. Not looking to exploit anyone, it's just that housing is way too expensive right now and I thought it could benefit both me and my tenant as I'm only aiming at an affordable price (I would still pay for a good portion of my mortgage). But in the end I didn't want to risk it. The current system is removing small landlords from the market and all that will be left are the bigger corporations.

Glad you learned that life is also to be enjoyed. Now lets try to be nicer to tenants too. And lets try to make it more affordable in general. Why did we create a society where we struggle to afford to live, only to retire, get unhealthy, and be old having done almost none of the things we wished to do? It seems like a terrible waste of our lives. We are only young and healthy once, lets try to to enjoy it and also be responsible. We are not machines, there are many things to do outside work. The most productive places have generous time off, 3 or 4 weeks seems to be minimum in them. Otherwise employees may simply stop caring, which could be a huge factor in our productivity crisis which does not seem to exist in europe or most places with reasonable minimum paid time off.

If it's that bad then maybe you should get out of the landlord business and, oh I don't know... GET A JOB AND WORK FOR A LIVING like everyone else.

But we have to be careful to also protect paying tenants as well. And perhaps deal with slumlords who may be overcharging for rent for small spaces or may make things up to evict honest paying tenants

I have had tenants for over 14 years and would not think of evicting them for no reason but a few more dollars rent, and risk getting a deadbeat who does not pay or is always late or someone who will destroy my property and cost me $30,000 in repairs. In our local landlord association I know we all feel the same. We know how devastating it is to have a empty unit that you have to spend thousands on to repair VS keeping a good tenant and having rent payment you can count on.

Damn, the more I think about this, the dumber it gets. People need homes - you don't need an extra house. No one is making you take on the risk of getting a second mortgage in an effort to use housing as a financial tool. If you can't afford the mortgage, you can sell the house. If someone has "bad renting credit", they're homeless. The idea that the government, which is already dealing with a homelessness/housing crisis, would ever attempt to make it easier for people with 2+ houses to extract further wealth at the expense of renters is pretty nuts. You'd have to be pretty entitled and out of touch to think that. Either don't take on risk you can't manage or learn how to assess potential renters more effectively. Also, how will you "never recover" the damages? Do you think that the value of your home is not going to continue increasing? Are you not now making MORE money through short term rentals? What are you talking about?

At that point, the tenant has committed theft. Either way, for small landlords it almost never gets to garnishing wages because LTB is so backed up it takes years to get a court date. And if the tenant pays even 1% of the rent they owe, the process starts again and the years long wait too. Lots of bad tenants hold these small landlord hostage. Forcing them to sell their house, go into massive dept or pay out thousands to these tenants to get them to leave.

No, the solution is to kick out squatters the moment they go into arrears. If a homeowner defaults on their mortgage, the bank takes power of sale. If a person defaults on car payments, the car gets repossessed. Why should people be allowed to steal housing? Any investment comes with risk, the greater the risk the greater the possible returns. Nobody forced these folks into renting out their properties but they did and it is unfair but some people take advantage of loopholes but no real investment is risk free. I feel for both sides. I have a rental property - not one that I purchased in hopes to profit off other people’s financial struggles - but one that was given to me with someone passed away. In any case, I take personal responsibility for screening my clients thoroughly and I’ve never had an issue. Not once. So the first step is being an adult and taking ownership for selecting the clients you selected again I’ve never had a problem with my one property! Investors contributes to to demands side of the equation. If there is sufficient supply to offset the demand, prices would remain low. Various levels of government influence the housing supply though policies and making more land available through providing services such as water, sewer, transportation etc. If there are profits to be made, developers would simply sell more and the extra supply would offset the demand, thus keeping prices low. The reality is that developers are reluctant to build more because of thin margin and high risk. In recent years, there is an acute shortage of service land, thus driving up land costs. In a new condo building, various taxes contributed to a third of the selling price. Development charges (a tax levied by the city) is often not known until close to completion of a condo project. When profit margin for new builds are razor thin due to high land cost, rising labour and material costs and unprecedented high interest rates, this unknown can sometimes sink a project. On the one hand, you are telling mom and pop investors to stop buying and hence contributing to the housing crisis. Born and raised in Ontario, and I can say for the first time in my life, I'm considering moving out of Canada. I've encouraged my children and grandchildren to apply for dual citizenship on their father's side. I don't have the same availability but I can move where a plane ride is only hours away. Canada has gone from a good place to live, to a USA vassal under the Trudeau Liberal gov't. We are financing proxy wars while disregarding the homeless camps. We are allowing millions of unskilled immigrants to live here promising them a home, food, clothing, jobs, education, etc. Promises which we cannot fulfil. We are ALL miserable; both new and old residents. It will take decades to undo the mess Ford and Trudeau have created in all parts of our lives.

Loser tenants hurt good tenants by creating less inventory and more checks prior to owner's renting out their units. Also, the increase in Capital gains taxes, while you may celebrate it, will further limit supply. If owners could kick out problematic tenants within a reasonable timeframe and have them actually accountable for damages, more owners would open up their empty units. Personally, I will keep my units vacant should I build a new home at some point.. there is zero chance, I want to be stuck living next to a loser tenant. It's like cities opening up a housing shelter in nice neighbourhoods, and expecting crime to decrease... 100% crime will increase and neighbours will be threatened / assaulted when shelters are opened up in neighbourhoods; but there is so much money at play for the cities / buddies.

All holed Landlords do exist, I will grant you that - but they are KNOWN OF IN SHORT ORDER so, they have problems getting ANY TENANTS AS "THE WORD SPREADS QUICKLY". It is actually no different than car mechanic repair shops....they NEED the business of customers ; so if they get a bad reputation; payments still have to be made so they suffer as they need many clients to pay off their costs. A landlord has costs too; land taxes, utilities, maintenance of the rental as everything breaks down or wears out sooner or later from being used. Normal use it may last 10+ years of normal usage- or 10 renters. That essentially is what makes up RENT. It just takes ONE to eFF that. . As I reflect on this, as I was a repair man for a hotelier, I realize I never checked the bathroom of a unit. The guy who rented the room for a night. It looks like he had a hunting knife with a point and did every square inch of the rental stove, fridge, counters, walls, doors, furniture, (I forgot to check the bathroom toilet ceramic)door frames, they are little holes but still this HAS TO BE REPAIRED before the room could be rented out again...and the standard punch a hole in a wall or door repair. Not normal behavior.. He skipped off with his damage deposit fully refunded. This is the kind of tenants we get. . It wasn't a CHALLENGE. People like this ruin it for the rest.

I think there’s a site you can go to to view reviews on both landlords and tenants. Someone created it so people would have a way to retaliate against people like this and hopefully help the next. I’m sure you can google it easily enough. Obviously not everyone will be on there but it’s a start. If it continues to grow it could be invaluable. What we need is for the A hole landlords to get the A hole renters! Then they can deal with each other as leave the rest of us alone.

The government is the problem. Renting is a private contract between two parties. Failure by either party is a civil matter. There is no role here for the government. It is their interference that drives costs up by artificially suppressing rent increases to the point they can not maintain or improve the building. I know many people who would not buy a place to live because of below market rentals. It messed the whole system up. A lot of rentals were turned into condos making things worse. This is when bad landlords saw an opportunity. Get these buildings cheap. Use all the loopholes to get a tenant out. Remodel units, raise rents and then resell buildings. These loopholes were provided from previous. board decisions. Millions wasted trying to overregulate a private contract. Get rid of this and new rentals will be built. More competition ensures fair rents.

Yes, there also bad landlords but the reality nowadays is how the laws tend to favor tenants now. Look at the USA as an example. They have tenants and squatter's rights as well and bad tenants and professional squatters game the system because of this lopsided law.

The same rules that keep the landlord from evicting your neighbour keeps you safe from violations by the landlord too. You may think you know what is happening between the landlord and your neighbour but perhaps you only know the partial story, I don’t know. I DO know that without the rules that protect your neighbour from being evicted immediately also prevents you from being evicted should someone offer to pay more for your rental than you can afford to match or for your landlord to make other unreasonable demands upon you for your continued good standing. No the system is not perfect but it’s better than what the Landlord’s would have it be if it were left solely to them once more. Believe it or not they used to be able to do pretty much whatever they wanted to do with their property regardless of who was paying for the space. Those were NOT the good old days….

Not everyone can afford to buy their own house, nor may they want to. Just remember that ultimately the renter will assume the costs of added risk and loss for the landlord. It will either be in the form of higher rent or reduced rental capacity due to small landlords leaving the market (which will drive up rents). And don't just blame the federal Liberals for the housing crisis. It's the shortage of tradespeople, rapid increase in interest rates worldwide, years of restrictive city zoning, Covid after effects, and recent wars forcing refugees to flee their homelands. I'm sure I missed some things.

@@AlexM-iq3nh I think you might be jumping to conclusions. The issue is supply. Let me put it this way, almost all those rentals are likely filled. If there were 10-20% more homes available, all property prices would come down dramatically and you could likely afford a property. So the question is really, why isn't there more supply?

I totally get it. I've never been a landlord, but I'm a long-time good tenant and bad tenants affect US too! We're stuck living with or near them! I've been in situations where a bad tenant put the rest of us tenants at risk (physical and mental health and safety). The more landlords leave, the fewer units there will be available for those who cannot afford owning homes. I don't know why people cannot see how this badly affects GOOD TENANTS too, who cannot afford home ownership!

You know you can choose who you rent to, right? Background checks, applications, &c. Right? Or does Canada force landlords to rent their properties on a first- come, first-served basis? If THAT'S the case, then you ought to know the risks going in.

We can choose who to rent to but if an applicant has used forged documents or has engaged in identity theft in order to gain access to my rental unit, I can't get them out legally. The Police will not charge them with uttering forged documents, they will claim it's a civil mater. I have to pay my mortgage, I have invested my life savings in the rental unit to use for retirement. What planet are you living on?

Right, but the risks are unjust. And, plenty of landlords are not investment property owners. Many live in their own house and rent some/part to a tenant.

Less landlords??? yup its happening already in toronto, that;s why there is a housing crisis in Toronto, people stopped renting out units in their homes. Why would you want to make it worse?

Less landlords mean there will be less properties available for people who have to rent. If there are no landlords, only owners, then anyone who cannot buy a house would be living on the street.

The laws should be in their favour. Landlords have much less at stake than the average tenant. A landlord stands to lose money but not their home (unless they've managed to overextended themselves financially so far that they lose their primary residence). It seems like many landlords are incredibly absent and care little about putting effort into selecting good tenants. Owners rarely understand local tenancy laws and then get upset when their lack of knowledge gets them into trouble. Tenancy laws always need tweaking but it's much better to lean to the side of the tenant.

And do you know who pays to keep the whole system afloat? The GOOD TENANTS! Paying both through uncompleted repairs, unkept maintenance and higher rents. Look at one of those destroyed rental properties in terms of financial losses. For a damaged property is stay on the rental market, the next tenant will be charged a higher rent because that is the only way the losses can be recouped. The bad tenants virtually never repay arrears, so it is passed onto the next tenant as that is the only way to keep the whole system working. Like it or not, squatters are bottom feeders of society and the paying tenants will always be the ones feeding them.

@@markoss3876If you’re a tenant that actually pays rent, you are paying for the losses that the bad tenants generate. So if you’re on the side of “squatters rights”, you’re on the side of higher rents.

@@ashleyc506 I'm absolutely on the side of higher rents in as far as it's related to protecting tenants in a reasonable way. But I don't think that all tenant laws that favour tenants are good. There's a constant balance that needs to be struck between protecting good tenants at the expense of landlords and protecting good landlords at the expense of good tenants. In the same way that I'm in favour of higher taxes to ensure a more robust legal system that leans towards protecting innocent people from wrongful conviction at the expense of more criminals going free. But either way, the percentage of my rent that in someway pays for bad tenants is dwarfed by the percentage that is due to an incredibly tight housing market due to a chronically low supply. So I'm, generally, comfortable taking that increased cost

Your drug dealers were probably more than likely just drug addicts. My dad had drug dealers in his house, and they were his best tenants ever. Paid cash every month on time. Even paid extra for dad to do landscaping and watch the house.

If you can't afford the property with out the rent you could never afford it in the first place.

Why is it okay for a tenant to not pay for a house when literally every adult pays for a roof some way shape or form. If a landlord defaults they lose their home. Why should a tenant be allowed to default let alone destroy someone elses home. You dont know what it took for someone to buy a home or how circumstances change. Tenants go through hardships too but my point is if you OWN you cannot go without paying for a roof over your head without consequeces, its not a landlords responsibility to house a GROWN ADULT for free and cover their living expenses. Thats what tenants that are okay with this are basically expecting. Our country is filled with pathetic man children and this is why its going down the toilet

There always have been slum landlords and good landlords. The problem now is that the cost of owning a property has skyrocketed and the landlord is at the mercy of the rental board and a mentally ill / or entitled renter.

You could have invested in bitcoin, or just some boring mutual funds. You'd have doubled your money. Live and learn.
