Hi Kody, I have a few questions I hope you might be able to help me with: - 1. I heard someone talking about how ICF negatively impacts the positive thermal properties of the concrete, due to the interior face of insulation. Is there any truth to this? - 2. Is use of drywall required or can T&G wall boards (for ex) be installed directly onto the interior walls? Reason I ask is concrete should negate fire code requirement for drywall… but, does the interior face of (flammable) foam then re-require the use of drywall? - 3. You mentioned ICF performance against natural disasters. I’m in tornado country, and I tried to find testing data on ICF (and poured concrete walls in general), but couldn’t find anything that made clear how 6”/8”/10” concrete walls performed in tornado conditions (failure at given wind speeds). Do you have info, or data you could link or direct me to? - 4. I’m looking at building a fairly small home that is based on 16’x16’ modules. Something I’ve thought about is where 3 modules are connected linearly, at the middle module which wouldn’t have 2 sides of exterior walls, having 2’ of wall (via T-blocks) return into the interior to act as additional structural rigidity. If there’s structural benefit in doing this, it wouldn’t require much extra cost. Thoughts? Thanks!

I install 1/2" plywood behind the cabinets with tapcons into the concrete to hang my upper cabinets to.

That would definitely be secure. I’ve always just attached to the ties.

Hey Kody, thanks for all of your great ICF videos! We are in the planning stages of an ICF home on Vancouver Island. A question I have never found an answer to is, how do you attach an interior wood framed wall to the corner of an ICF block if the interior wall extends off of a corner of the outside ICF wall? A 2x4 wall would only overlap the concrete in the block by 1.5" and the fastener would only be 1/2" from the edge of the concrete. I wouldn't trust screwing into foam. Could drive a Tapcon in at an angle perhaps. Or do you run 2x6 interior walls in those locations so the end of the interior wood wall will provide more overlap the concrete portion of the block and give you 3.5" overlap with the concrete? .Or maybe you only attach to the floor and ceiling? That seems a little more flimsy. How about if an interior wall lands between ties? Just a Tapcon or two? Assume you would leave the foam in place?

So many advantages to Nudura ICF houses. Family is struggling to understand why we want to build with Nudura ICF. I send them videos but I guess they're not watching them... Crazy. Currenty, we're struggling with Missouri fat clay. Rains just enough to make it impossible to work the dirt/mud. Great video, Kody. Thanks

That’s too bad. Sometimes I feel like the ICF is so simple that people think it’s needs to be more complicated in order to have so many benefits. Build with the ICF and they will understand later the benefits. When it’s super comfy and quiet. Show them your utility bills, etc.

Can you do a video on stucco application with ICF. Also, interior wall plastering. Can you go right to the block with a fiber mesh ?

Hey I'm a contractor and have built with ICF before but I'm looking for advice or alternative ways to trim your windows and doors? Hang curtains? Are you adding extra blocks before drywall? Thanks .Tom

Excellent video. Thank you. However I have an amateur question. After you wrap the walls of an ICF house, how do you know where the plastic ties are to screw in external cladding. Most of the wraps are not transparent. I know the screw-in locations are every 8 inches or so and they are easy to see when you don't cover them with wrap, but how do you know where they are after they are covered in wrap.

How should cement siding like Hardie be attached to ICF? Ring shank nails, screws (what type of screw), etc?

Great video Kode. Love the look of formed concrete. 1. Do you know if the blocks that offer 1 side removable plywood are more expensive than the double foam sides? 2. Any guess what the R Value Drops if only a single side is foam? 3. Do they make a have a version you can skip the foam entirely and still hit the r value? Appreciate your videos been watching for years. Keep up the good work.

If you could answer this I'd appreciate it as no one else has responded. Is there a max wall length possible? Think of a shop, say 100' x 80' with 20' wall height. Would those walls be able to be straight or would jogs or maybe using T blocks to form support columns be necessary? Thank you!

In your ICF vs 2x6 stick frame cost, are you also factoring in all of the extra air sealing details and costs to get a similar level of performance (blower door test scores)?

I wouldlike to learn more about how you apply stucco to ICF. I am down here in south Florida and staring an ICF project but still have to idea how I am going to stucco it! thanks

I’m a stickler for drainage plain so I would NOT apply acrylic stucco directly to the foam.

This is how I would do it: -synthetic paper against foam. (Tar paper will eat the foam) -2 layers of tar paper on top (whatever is local code for drainage plain) -proper water shed and flashing details to allow drainage behind the stucco -wire and screw to the ties -scratch coat and brown coat of cementious stucco (keep super flat) -acrylic finish coat last. Floated or texture finish depending on what you like.

I think “Tiger Claw” is one brand. Go to a stucco supply store and they will have them. It’s like a big wide concrete trowel with carbide on it.

How about how to use no-mix concrete? It's hard to mix it up in the hole as needed, so it's like it's not even worth using.

I don’t know anything about it but you definitely need large volumes of concrete that will flow into a wall assembly like this.

8:25, "ICF is about 5% more (cost), but can that cost be offset if the homeowner sets the blocks themselves? Why isn't roofs ICF, is is because of the transition of the vertical walls to the diagonal pitch of the roof, and if so, will that transition piece be remedied in the near future with common roof pitches? I hope that made sense.

Can you do a video on attachment points on the exterior for rooves etc. ? Possibly low thermal bridging points.

We install an LVL top plate that is bolted to the concrete. Below that is a strip of acoustical sealant and PL premium. If you want to reduce bridging, use a slightly narrow LVL, keep it flush to the exterior and then foam the interior side to stop transfer at the LVL.

My daughter will build a relatively small icf house with a full basement and main floor from icf. Simpson tie brackets are supposed to be pushed into the basement walls before pouring the wall. These Simpson brackets are $30 a piece, so I say build a 2x4 inner wall to hold the main floor up. Cheaper, better for electrical, plumbing, and can level it out if needed as you go. I can't imagine pushing in the Simpson brackets consistently level and plump into the inner styrofoam form and maintain it during pouring and curing! These Simpson brackets are basically a hanger bracket with an attached metal peg ( bolt and sleeve).

ICF should be compared to a double stud wall.....Apples to apples...ICF is way beyond 2x6 wall.

You have a point. But once you start with the double stud wall, in my opinion, you still don’t have anything close to an ICF wall, you have complicated the build, more lumber used, still susceptible to air infiltration, still susceptible to rot, no thermal mass, no added strength, and I bet the exact same price. I say this… build conventional if you want the lowest cost possible. If that’s your goal. If you want efficiency skip all the fancy BS and go straight to ICF. The benefits are substantially better than any modified, fancy system out there. No other system can match the benefits and simplicity that ICF offers.

Do you have a "best to use for Canada (Alberta)" 2023 opinion? I know Nudura is Canadian made, but if you're planning a build in AB, whats the most cost effective brand going to be? I'm planning mine and that's my biggest issue right now. Planning a 6000 sq ft place, so knowkng the total cost of each system or cost per foot would be handy.

I simply like Nudura. For multiple reasons. If you look at the price of the block it may appear to be more than others, but they come collapsed (saves trucking and space), they clip together (less labour installing), they are reversible (less waste). So many brands out there...Nudura, Fox, LOGIX, Advantage, Amvic...now I discovered one that's made in Pincher Creek called Superform. Have you ever worked with them?

I’ve seen them around. They are just south of me. I don’t like the 6” centres. But otherwise I’ve heard great things about the block. The ICF system is what I promote most.

@@uptokode another wonder…my wife and I are in the process of getting plans for a house drawn up. Intentions are for ICF to the rafters. I’ve researched various methods of attaching floors to the walls and now my preliminary drawings have something I’ve never seen but seems to be common here. The draftsman put in a taper block at the top of the basement wall and then transitioned from 8” to 6” for the main floor. Foam was removed from the interior of the bottom course of the main floor walls and a 2x4 sill plate fastened down with a ledger set on it and fastened to the exposed concrete where the foam was removed. Apparently they spray foam the inside of the ledger between the joists to bring the r-value up. It makes me a little uneasy

Thanks Kody. I'm having an ICF home with Nudura blocks built for me in Indiana. Do you hang TV's from directly from the Nudura anchors, or do you insert a 1/2" plywood board like you mentioned? It's a slab on grade build, and we just got the plumbing inspection completed for under the slab, so floor and walls next 🙂

Yes absolutely! It’s disaster proof. Rated for very high winds. Good for earthquake zones. And performs very well in hot and cold climates.

Hi Kody. Appreciate all the information. What do you think about ICCF (Perfect Block System) compared to ICF? ICCF system basically takes the styrofoam and mixes it with concrete to make the blocks that are impervious to UV exposure and any critters being able to tunnel through them. Also the weight of the blocks are such that very minimal wall bracing is required as opposed to ICF during the pours. The ICCF block is designed that they use roughly 25% less concrete for the walls. Exterior surface can have stucco directly applied without the need for any additional prep work that ICF would require. Interior walls can have the drywall glued to the ICCF directly or a plaster or stucco as well. The cons to ICCF that I have seen are their weight per block is ~45LBS each (but as noted the weight helps in the not needing bracing). Shipping costs will be more. No internal plastic studs. I am getting ready to build our home and have been trying to decide between these two systems (ICCF/ICF). I am really leaning towards the ICCF at this point but would like to hear any inputs pro or con.

Thanks for the great question. I don’t know a lot about ICCF but I do know this about ICF. -ICF is the only true monolithic wall. Strongest by far. Wind and tornado proof. Blocks of any kind cannot compete -ICF is very air tight and the easiest to achieve this too. Our last house was 10X more air tight than typical homes in our area. -electrical is easy in ICF and no need to pre-determine or run anything in advance. Get the ICF and the shell done… worry about electrical and mechanical later. -The ICCF doesn’t sound bad actually and I don’t know much about it.

The information that I have seen is that you apply foam spray to lock them in. So no mortar. Also they claim 250 mph wind resistance. Thanks for your reply. With concrete being about $220usd delivered where we will be building…I like that the iccf system uses about 25% less concrete.

I would run the math on the cost difference. ICF is still superior and you will never lose air tightness. I don’t like walls that connect or aren’t seamless.

If you needed 50 meters to do an ICF house, to save 25% of concrete that’s only $3375 or around 12 meters. Not worth the sacrifice in my opinion. But I do appreciate your thoughtfulness and if you go with ICCF you’ll still be doing better than most.

Alllways great videos, Cody. Keep them coming.. I have the same old question. I live in Tampa Bay, Florida and as you probably know, we have threats of hurricanes every year.. So I love the idea of an ICF home, but I want to go much further and make a roofing structure to compliment these walls!!! I literally DO NOT want to pay for insurance or worry that I should have it!!! This means I'd have to build a hurricane and fireproof home.... Adding to that, I want to put solar on the roof and be sure it is not going to be the cause of any leaks or that it can be ripped off the roof in high winds.... Coming up with the answers to these issues would completely change the industry and the ball game..... Personally, I would add to this build, steel shutters to cover all windows and doors in the case of hurricanes. To me, this is the only way to build and we should expect nothing less.....

You could do an Icf roof. But imo a standard truss roof with hurricane straps and Icf walls should be fine for anything you throw at it. Solar panels I'd recommend to ground mount them if possible.

If you want a flat roof (super low slope) I would suggest the “Fortruss” system. It’s fully insulated with different configuration of beam sizes and depths available. Then you pour a slab on top (garage floor OR flat roof).

Thanks for your insight. I would add… don’t use the tiny crappy little hurricane ties that only bit into the bottom cord of the truss. I would strap right over top of it. That’s the proper way.

5% more? If I wanted a house built, I can buy bricks, blocks and insulation, pay bricklayers to do it or use Nudura and me and my adult sons can do it. Would it still be 5% more?

6” or 8”? Some guys say always 8. Some guys say anything more than 6 is a waste.

I’ve only used 6”. Even on some crazy builds. Sometimes you need an engineer to spec the rebar for higher backfill.
