“Property Millionaire” what is her net position post-liabilities to investors though realistically? Isn’t the reality that she’s effectively geared to the max taking on incredible leveraged risk with - by the sounds of it - limited funds to fall back on if it all goes belly up?

A lot of these people have massive mortgages, they are millionaires but with the banks money, that will never get repaid as they are interest only.

@@simonwalker8674 mortgages on a low interest only rate are fine, private lending with personal guaranteed 25% yearly return on investment is nuts.

@@simonwalker8674⁠ yes for genuine property (and other asset classes) investors - correct. Leveraged up albeit with high capacity for loss and often playing an arbitrage game between the cost of capital (mortgage) vs other investment opportunities. That’s arguably a sound investment strategy and what I do myself as it happens. This however is not what she is doing. She has no significant capital by the sounds of it and probably does not realise the very (wafer) thin line she is walking on risk-wise. I could be mistaken but you can only go off what is said during the interview.

@@MetalHeadMoney Yeah very thin ice. A lot of property investors like him do all these videos to try and get people to sign up for there bullshit courses which makes them more money to buy more property. I buy most property with 60% mortgage. These bullshit videos are just trying to get people into trouble. This is was caused the 2008 recession. People borrowed more than what they can afford.

Well done, Narelle and wish you more success in property. One observation about a Uni education - there is nothing wrong with going to Uni and having a property education. I made a decision to do both and have no regrets as I have used the best of both worlds to progress my property business.

I don’t ever comment on videos but I believe as a property investor also I use private investor finance to fund my business projects, I find this massively disturbing & very irresponsible. Yes the projects may be highly profitable but they are backed by a personal guarantee only, I highly doubt given she was “poor” in her own words last year she could possibly cover the debt with personal assets therefore is gambling the investors money, none of the large projects are actually completed or cash flowing. The Investors should have a charge on the assets as an absolute minimum as she doesn’t have the capital to cover any losses (that is an assumption based on what was discussed, I hope I’m wrong). Not experienced, highly leveraged, 25% interest 😳 + all the bridging fees / interest. A recipe for disaster.

I really don't want property. I would love support for my small business idea. I would love to make a business on bike been a coffee shop on bike this is 8k in uk to start and would take 2 year to return your funds ❤ this would save lifes in the future of emissions and i would purchase more coffee bikes over time for others to be there own boss with monthly cost fee 😊

Look for property online. Get some credit in Tunisia for investments abroad, if you can. (Typically, that would work if you had some collateral.) Important: Get a visa before you travel to England, because what you're about to do is no longer tourism, but business, and that's why you need a visa even if you normaly wouldn't. (Don't know if people from Tunisia need a visa to travel to the UK.) Then, set up some viewings, all withing, say, a week, because hotels in England can be pricey. Travel there, view the properties, and with any luck, you'll land a deal.
