What people don't realize is: sure, you have to pay the realtor a fee. But often times we agents get those FSBOs sold at a price that's so much higher than what they were asking originally, that they can pay us that fee and still walk away with more money than they would have gotten without us. The fact that we take care of literally everything else is an added bonus to them. If only more sellers looked at it this way.

The thing is, she wasn't seeking the help of an agent. If she was seeking help and then scoffing at the fee. you'd have more of a point. But she was being solicited.

Had a buyer that got immediate 20k equity at closing because it was a FSBO that wasn’t priced right. All because they wanted to “save money” lost out on 20k not knowing what they were doing.

what do you do once you get a listing appointment? do you do a listing presentation? I feel as if it would turn them off after telling them you might or might not have a fully qualified buyer that's the only thing they might be interested in. Need help understanding please

You have to love FSBOs lol he asked would you be willing to work with a agent if I brought you a buyer. Seller: no because I have to pay your fee. Pure comedy lol ! Lady who are you hoping will buy the home then ? That would've been my question to her and I'd just listen to get a good laugh.

Don't you feel like you're throwing some of those leads away? I've had FSBOs tell me they'll never list and end up listing. I'd do some comps and come back with a nice quote and a slight commission discount 10 days after that call. I do like your introduction and voceimails a lot though. Very engaging.

Don’t be lazy and help ppl out. Don’t be desperate for commissions. Relationships over transactions every single time and you will flourish. I’ll help a friend for free if I have to.

Brandon, which contracts would you give the For Sale By Owners? I know the contracts we use in California are only for realtors only and the contracts come with our subscription to California Association of Realtors. It’s probably different in your state or are you offering them disclosures and contracts that are used by Non-Realtors? I know I’ve seen basic, short purchase contracts for non-realtors at Staples and Office Depot in the past.

Most real estate agents just want a listing and do nothing. Promise open houses which is for promoting thenselves. They just want to wait for mls calls. They don't do much for the commission.

Great pespective. You are definitely different than most cold callers but I bet you get results that way as well. For example, you keep telling them it's great that they are FSBOs, the price they chose is great, etc. From what I've learned, I tend to stay away from that because I don't want the FSBO to think I'm supporting their movement and that's what they should do because we all know they will most likely list with an agent. Instead of affirming, I'd throw some facts at them.

I love this video. Very straight forward and good examples of different call scenarios. Is there any issues with publishing calls of individuals that don't necessarily know they're being recorded? I've heard certain states might have restrictions on that, but I might try to do the same if it's allowed.

I hate this kind of misrepresentation! Why tell sellers you have a buyer when you don't have one? I've had people come in to "preview" the unit for their "buyers" that didn't exist and try to sell me listing services. Truth is that most FSBO sellers are experienced investors who probably know much more about real estate then newbie realtors and it is a huge turn off to a seller.

That's not true. Most FSBOs sell their homes because they believe it's "cheaper" that way, not because they're investors. They have no idea how much work goes into selling a house. Most successful investors work with brokerages to build their portfolio.

Come up w a couple of options to present for when they're ready to list with you. After the meeting, give em some tips or just resources to sell on their own so they know you're actually looking out for them. Just my .02
