I actually met with both Stacy and Victoria. Victoria is still in my pipeline and is super nice. Stacy let me have a listing appointment and ended up hiring another agent from my firm that kills it with FSBOs, and Victoria was a great preview and like I said she’s still in my pipeline. Learned a ton from this experience.

@@BrandonMulrenin She prequalifies them really well so every appt the intent is there to talk about listing. She sends them videos before the appointment with client testimonials and videos of her introducing herself I believe. She’s also really really good with FSBOs in person, it’s the niche she has carved out and she has it fully systematized. I learned a lot just hearing Stacy tell me what Emily had done haha

Gave this a shot today and I have to say that this is amazing. Not only is the answering rate phenomenal, but the conversations are extremely great… and almost every fsbo seller I’ve spoken to truly appreciates the fact that I’m not trying to sell them. Thanks Brandon!

when you ask this question: are you open to the idea of an agent bringing you a buyer for the home? and they say no, is it appropriate to say something like " I understand, is it a commission thing or a value thing ? " to understand why they don't want to list with a realtor

I had a lot of success with the FSBO Script 1.0 but got too busy with too low of a conversion and stopped FSBO prospecting. I'm excited to give 2.0 a shot and hopefully clear up some of the less fruitful appointments! Thanks so much for the great content!

Brandon, that is genius. “If you don’t have their name use ‘hi this is Brandon I’m a local realtor and I was calling about the home for sale on Main Street, is this the Owner?’ Then ask the other questions” I’ve been only using Zillow since I’m new and can’t afford a dialer yet and keep hitting a wall. This helps a lot thank you so much!

I love your videos Brandon! You’re the goat. I live in a hot market right now and I honestly just don’t know how to really get fsbo’s to understand my value when I call. I’ve been getting a lot of “the market is hot right now I don’t need a realtor to sell”, what would your response be to this type of objection?

This will come off “counter intuitive” at first. This is how you should respond every time to that: “I agree with you and chances are you will have no issues selling on your own which is why I was curious to find out, if for some reason you’re not able to sell on your own, at that point would you consider meeting with a realtor to look at different options?”

Loved this video! I started using script 2.0, getting comfortable with it but I still find myself nervous to ask for the appointment now. I got three fsbos to allow me to send them the backup plan, but I missed the opportunity to go for the appt now. I’ll continue to follow up and go for an appointment next time.

Usually I say something like, “well yes I understand and the pictures look great, but for me to fully get the idea of how your property looks like, and if it’s be worth my clients time to view the property because obviously, seeing a property in person can help me filter out the properties I know my clients wouldn’t like once they see it, make sense?” Usually that shuts them up lol

At 15:55 you say you're getting leads "for free" but to be fair, isn't it costing $300/mo or more for Vulcan for those leads? Or are you just getting them from FSBO listings for free?
