Interesting house. Like the updates. I’d make the dining area an office, the living area a dining area and then have the large family room in the back as the living room. A walk-up attic AND a basement/laundry room are unusual for Richmond. Nice! Not thrilled with having to supply a lot of expensive appliances with that asking price. It’s cute. Someone will buy it.
Thanks for your message. We can generally negotiate concessions for things like appliances. The grant money will also take care of appliances, several time over. Enjoy your day.

Hey Max! I enjoy watching your videos , the way you show them and give us all resourceful information about buying. I have a question, I see there are homes that you have shown from 1, 2, 3+ years ago, Are they still for sale?
I would take the closet that had the closet with the widow in it and I would marble tile that closet for floor to ceiling with pebble like rock and put a jacuzzi bathtub inside it and the door would have to come off and then a beautiful shower curtain would go in its place for privacy ❤❤❤❤❤❤😊😊😊

I don’t care what the market will bear. That matchbox house is not worth $359. You, realtor, ought to be ashamed to allow the seller to list it for such an exorbitant price.
Thank you for your feedback. As noted in the video, this is not my listing. I don't represent the seller and had no input regarding pricing. As I have shared in previous videos, sellers are free to ask whatever they desire for their property, just like a car or anything else of value. If the market (a willing and able buyer) is willing to pay their price or negotiate an acceptable price then the home sells. If the market is not willing to pay a given price, the home remains on the market. Agents advise their sellers based on plenty of data that is available but the ultimate decision about where to price a home remains with the seller / owner.

That house is a definitely no for me. I don't like cooking with electric and I don't like the layout of having the living room next to the kitchen and tiny dining room off the side. You really can't switch the rooms because then the living room would be too small. I would definitely pass on this house. Also where's the laundry room?🤷🏽♂️
Thanks for your feedback. That is actually not how it works. Homes are offered for sale and if the price is not in alignment with what the market (buying public) thinks is fair, the home will sit. If the home is priced fairly, it will sell in a reasonable amount of time. Ultimately, a licensed appraiser must be able to justify the sales price through a very detailed report, or financing won't happen in most cases. Keep in mind that a Buyers Agent is trying to get the best price and terms for their client and protect them in the process. The Listing Agent is trying to do the same for the seller.
