❤ I'm currently in the market looking for a home. This house was well done however it's over priced. This house is missing storage, the closets are tiny and execpt for the two bar seats off the kitchen sink there is no where for a family of four to sit and eat. I feel with the remodeling they missed the mark with the full bathroom down stairs. The space could have been better used as part of the kitchen (eat in kitchen) with half bath.
Why do all the people who renovate their homes get rid of the fireplace instead of fixing it and making it a wood burning fireplace it would warm the home people usually buy er style homes because they want the real fireplace 😢😢😢😢😢😢😊😢😢😢😢😢😢😮😮😮
Thanks for your message. Wood burning fireplaces are not very efficient. Unfortunately, most of the heat goes right up the chimney without a blower system. That fact, combined with the maintenance, clean up and cost of wood make gas logs very attractive to many. Some of the older homes in the city don't have the depth (designed for coal) to make wood a consideration. Gas logs have very high efficiency ratings. Buyers vary in their needs and desires, but I can find a home that is right for almost everyone. Enjoy your day !
@@Fiveohhhh804 some people like the smell of a real wood burning fire inside their home fireplace also some people prefer wood 🪵 burning over gas and electric fireplaces and it does warm the house and their are equipment that can clean out the fireplace and chimney and also companies that can be hired if you don’t want to do it yourself that my friend is American 🇺🇸 it gives someone a job just like people clean pools and mowing yards and raking lawns of leaved see praise god maintenance on property allows people the possibility and privilege to work
In real estate, we base value upon what has sold recently in the area (comps.) We look very carefully at this past local activity and use it to valuate / price properties. 615 Pollock St is the same basic floorplan in the same block and is 24 square feet larger. It does not have a garage and sold for $315K. Based upon that sale, which was financed and also had an appraisal, the asking price on this home is certainly reflects fair market value. @@Fiveohhhh804 I have bought and sold many properties in the area (comps don’t always tell the full story). You’re going to have to drop this by 20 to get any real movement especially with the current rates. I’m also an architect. It’s overpriced for the size and the finishes. Don’t mean to be a downer on your video. Just being honest. All said if you do manage to sell at this price good for you but it is a bit overpriced.
once again a overpriced home 319k 1200sqft of space your property tax assessment is less than 200k 319k will cost you over 700k in 30yrs and the agent will tell you least is better than renting!!
Thanks for your feedback. You are mixing issues in your statement. Property assessments are solely for tax purposes and rarely reflect actual market value locally. If a home anywhere in the country is overpriced, it simply does not sell. Homes are selling pretty quickly in Central Virgina., Even though you may be uncomfortable with the pricing. You are correct that a home will cost much more when using a 30 year mortgage. That is simply a byproduct of the time value of money and applies to every market in the US. A consumer can always pay additional payments and pay less as well as shorten the term of their loan. Renting is of course an option and a renter can do the landlord the honor of paying off their property instead as well as enjoy rent increases over time and no tax benefits. There are senior citizens locally that only have $5,000-$10,000 or less in the bank but they have $400K or more in equity because they chose to buy 30 years ago, instead of rent. Please share another investment that the average working person can make that will give them that type of return, without spending more money. I can get buyers 100% financing AND grant money for many first time buyers. This is FREE money to get started toward more financial security. You can build equity for yourself or constantly complain and do it for a landlord. The choices are clear and the numbers certainly don't lie regarding equity. Please share why renting is better than building equity for yourself.
