Full Snagging Report Explanation 

THATS MY HOUSE!!! 😂😂 They have resolved most of the issues you will all be pleased to know 😂 Only very minor ones left, mainly due to us not being in when they have availability.

When I do reports I will number every single instance I find. It prevents a lot of back and forth. For example; Issue 47, bed 1 damage to paint work - 47.1 bed 1 west wall - 47.2 bed 1 west wall skirting - 47.3 bed 1 door jamb That way the builder doesnt come back and say "you never told me" because I can immediately say item 47.3 page 15 of report dated xx/xx/xx. But it still keeps the report readable and doesnt get lost in 27 thousand tiny problems. So the PM can read the heading and see 6 issues with paint work, then the painter can read the detail and see 27 instances that need fixing.

Great video. My new build will be ready in one month and I will book your services, I have been following you for a while and your work is amazing. One suggestion on the video, I think you mention to many times on how you don’t keep counting the same issues and always make a note “as above”.

That was quite a worrying report. I knew things were bad on some sites but it would appear that the final finish is where most of the snags are. However even poorly done paintwork can hide a multitude of sins. I guess a full report to that standard would cost what around £1,000? Or do you work on % on sale price. Brilliant report nice job.

Really useful video. It would be good to see more NHBC references on the report to give the developer less wriggle room. Most of these issues are absolute shocking I don't know how they can be allowed to sell a house like this they should compensate the owner by new laws that should be introduced.

I did I snag list for my daughters and after listening to your comments I probably went overboard on the paint issues but I did get them to rebuild a gable end wall and replace the garden wall thanks to the NHBC guidelines 😃 They did try to fob us off and it’s taken 20 months

Do you ever go back to properties once the work has been carried out? I'd not have much faith in the builder who built the house being capable of carrying out the work correctly a second time

A very informative and interesting overview of your report process. Do you inspect the roof externally with a drone? Do you check that toilets flush properly and drainage clears adequately? Do you inspect the roofspace and correct depth and correct insulation installation. Do you cover the north west around the southport area? What is your lead time? I'm scheduled to complete on my new build around the first week in October.

im building a garden shed right now and judging by your videos im doing extremely well, im fussing over 2mm here and there, joinery is easy its just knocking bits of stick together

Gas bonding is always required as is bonding to internal coper pipes. A lot of plumbers will refute that on the basis that the supply is MDPE but its exactly that that requires the bonding. If there is a lightning strike to the property and there is any pipework in the loft space that strike can then travel through the entire plumbing system with no where to go. Bonding gives it a line to earth to safely pass. In older houses in Scotland it used to be common for open vented hot water cylinders to vent above the roof in a walking stick curve. Such a vent is a prime lightning strike target and one of the main reasons why all copper pipes should be bonded.

This is absolutely disgusting. If this was a car, would you accept this from the manufacturer? NO!!!! ABSOLUTELY SHOCKING Workmanship

The pipework to the soil stack- should be a 1 in 40 drop at most. Very confused what happened there to necessitate that mess. Worth seeing if all the other properties have that.

That’s bad having that many snags in a brand new house ready to hand over 😬 some seriously lazy tradesmen about nowadays , no pride or love for their work anymore , just about the cash and early finishes (not all tradesmen tho) some still really do take pride in their work , I was taught to work in every house asif it was my own

Do you give two reports, one for the development and one for myself. Do you come back after the developer has rectified the problems. How long would you be on an average 5 bed detached house. Could you give me a rough costing for this service. ?

It's great that you can make a living from pointing out stuff that is so obvious, yet the "not that poorly paid" workforce who build these identical boxes cannot be bothered to adhere to the standards they sign up to. End of the day, the developer only pay's the workers, the workers should be keeping the standards up, site managers and work teams have the duty to be proud of their work. I'd love to see some tips and pointers on how to become a snagging inspector, looks more fun than my current job :)

Good explanation, excellent work (from your side). Around mediocre from a developer, and in some cases - really bad - while sitting plates are missing ? Why paint in such a state? What they have no proud in their work?

What is the reason that the driveway was snag #22 and not #1, it's the first thing I would have noticed

Brilliant as always! Id be gutted if I just bought that house and it was in that state!! What would worry me is if what you can see is that bad, just how bad is the parts you cant see!! If I ever buy a house, before I set foot over the door, I know who I will be calling, NHQC!!

Is it because these roles are sub sub sub sub sub contracted out and there’s basically no money left for the last person so they just get the apprentice to slap it in?? Absolute madness! This would be bad enough if this was a list of snags you found on an entire new build estate but for it to all be on a single house is crazy.

I know people have bad days at work but how are these things missed?

Was that fridge used or something? An appliance should just be something you purchase from a shop and plug in, so it's weird that a part is missing.

So what happens when you give the clients this report, they pay you for your time and effort. then take it to the builder and he's ment to fix everything? Or can they get money back from the developers instead? Forgive my ignorance lol

Problem i see with a lot of these “snags” is they can’t actually ever be truly fixed because that would mean starting again with the house

Issue 8. "Front garden" in the loosest posdible sense of the term!

I think developers should employ you guys to do report before handover and fix the issues before handover. It’s crazy that you then have to pay for this after for the developer to fix things 😂

They must have left this house as an apprentice build, shocking, if it had been my house I had put a deposit on I would have refused it, the brickwork was dreadful.

Why do people buy these dumps called new houses?

I hope the guys they pay to fix this stuff get 10x the pay and aren’t the same people!

It seems like the only difference is you are titling it "As above" rather than "Issue ..." You're still including the same number of examples, you are just titling them different things to fluff it up for the contractor lol

Hi Orlando, I wouldn't hold your breath on notifications. I have unsubscribed and resubscribed twice, and I am still not being told your videos have dropped. Considering the cost of new build properties, you need to make public a record of the good, the bad and the just plain ridiculus, in the same way Top Gear did with their lap time "board"
