This was so helpful! My friend and I are researching about opening an assisted living home. We are both nurses for 6 years. This gave me tons of insight. Thanks for reviewing pros and cons.
I would like to say that your videos are very informative. I started a home in Atlanta last year. Here people really are stuck with the mindset of Medicaid and Assisted Living which in Georgia a home can't call themselves Assisted Living.
I think success is going to vary on where you are located. I’m in the Atlanta area and there are always a lot of bad stories on the news of things happening in private assisted care homes so in this area people are rather leery of them. But other areas with a well run place I could see it as a viable option.
In California they expect you to have a good 50k in the bank just to cover what the state considers 3 months of living costs and covering any expenses of running your business. So the start up is quite a bit in California and the regulations are pretty ridiculous.
Great video I am licensed Administrator in Florida, you hit everything on point. I love what I do, I also thought about opening a. ALF home but was at a cross between that and a Group Home for the disabled. Thanks for the video
I am considering turning my house into a group home for adults with special needs. My own son is 14, and will likely need a residence in a few years. I look forward to watching your videos and learning more.
That sounds like a great plan! First step, is finding your “why”. It sounds like you have found it! Thank you so much for the support, and I pray that my videos give you the guidance you need.
Oh my God buddy you're so young I'm so proud of you I'm a subscribe to your channel oh my God I love seeing young people do good things you're amazing get that coin

Oh my God you're Mesa I should be in Phoenix oh my God shout out to Maggie's place that's a shelter for pregnant women so yeah that's an assistant living so I'm proud of you dude
Not all assisted living homes 🏠 are good. I removed my dad from the first one. The caregiver employee told me move him to a new house. The RN owner was force feeding a resident. The employee walked in and saw her. She advised the wife to take her husband (resident) to the hospital. Turns out he had food in his lungs and had Two weeks to live. The 2nd home I had my dad in did position my dad properly. The Kaiser didn’t notify me that he had a bedsore almost to the bone. And she saw him weekly. So I brought him home to care for him. He was a double amputee bedridden diabetic w/dementia. I healed up his bedsore. Changed diapers every three hours. Took care of my hubby and son. I was in my late 50’s and disabled. I completely a CNA course when I was 27. Never worked in the field. Hardest thing I ever did. Harder than being a foster parent. God bless you.
I agree. Not all homes provide great or even good care. I’m sorry to hear that you had such a bad experience. My goal is simply to provide the best possible care and environment for my residents.
Employees are hard to find in any business, can barely find anyone who could pick apples. 😂 People are getting lazy, they want money without hustling to get it.
Thank you so much for taking the time to make all your videos. I am a new follower and recently stumbled into your page at Café Joy watching what I’ve seen so far. Congratulations on the van life!!
@@serg_lupescu Hello Serg, can u share some videos on the detail financial side of course examples, expense & income, staffing and if you have a manager on the weekends and how do you take time off? I will greatly appreciate it. Thanks 🙏
I have been trying to find the building regulations required to get licensed. Could you do a video on what is required in the actual home? That would be dope!
@@serg_lupescu we are starting a home in Phoenix AZ and a group of us are binge watching your videos to get started ! Thank you so much these are helping a TON we just found you today !
If you structure a house correctly I assume it’s like a normal assisted living home... you can afford to hire good help. Not great but good. Management being key of course... but 🧐
Hi Serg. A couple questions. 1. If you were starting over, would you choose this method of investing again? 2. How many employees do you have per house ? Are you doing the hiring, going through an agency, or do you have a manager doing all of the hiring and staff maintenance? 3. Is it possible to manage this from a different state? Thank! -clean and sober house owner, investor, wedding venue owner in WA
Briana, Thank you so much for the questions. Great questions. 1. YES! I would do this method again. 2. You have to have 3 employees per 10 residents and 2 employees for 5-7 residents. I am my own manager, so therefore I do all the staffing and hiring myself. 3. It is possible but it will not be easy.
Hey man. I’ll pay you to teach me. I’ll even fly out to meet you. I’m a realtor in atl and the need for this here is crazy. My business owns a 24 bed that is a commercial building. That makes $50k a month but I’m 25 and have like $80k cash I could put into somethings (can get a loan for about $500k - $300k business loan)
Hey! I’m from Atl and definitely agree with you. If your willing to converse with me just to brainstorm I would love that. Thinking about opening up my own assisted living
Hey Serge! I stumbled on to your videos and I am very impressed with your accomplishments. I am very interested in embarking on the path of RAL but I'm Canadian. I'm trying to do my research but I'm not sure if my country has an equivalent. Have you heard of RAL cases like yours happening in Canada. If so, could you please tell me what you know? Thanks.
Hi, how did you get the funding to start your business? What is the range of money you need to invest in getting into this? Do you plan to have another house with consumers?
Personal loan. You’ll want anywhere from $50k-200k depending on which route you decide to take and how you get your business started. Yes, I do plan on opening another home.
Great video man. I am getting ready to start mine in a couple of months. There is so much that goes into this. The state is strict with the homes here. This business doesnt even cost as much a some people my think as long as it's done right. I wonder how many staff do you need for a home that size?
Appreciate that and the feedback! That's great to hear. It's all exciting in the beginning just like anything else. They're strict everywhere but you just have just make sure you're in compliance with it all and you'll be fine. I agree, it's not much but people overthink a lot when it comes to getting started. Well, the ratio is 2:10 but you just need one caregiver to a home of 5-7 residents. A real good caregiver can definitely hand 5 residents.
Hello, I'm located in Florida. I have a 1700 sq ft. The home wants to take in 2 residents who have been in the meds field for 24 years. How long will it take to get it started.
Hey Kesha! Thanks for the support and commenting on the videos. Are you looking to lease the property to someone who is going to be taking the 2 residents or you will be doing it yourself?
Hi Serg! I’m a NP and I’ve been researching ALF for 2 months now. How do you come up with the expected food cost per client? I seen somewhere that the average was 4K a year. I don’t know where to get this data from. Are you still offering mentorship?
Hey! Great question, and thanks for the comment. The way I calculate the food cost is $8-10/resident/day. That will give you an accurate number on what the food cost is going to be on a per month basis. Yes, I do still offer consultation. You can book a 1-on-1 call with me: calendly.com/legionassistedliving/30 or book a full day with me here: calendly.com/legionassistedliving/in-person
I’ve been a cna for five years and got my three years of care giving certification I’m now getting my ALM cert I’m super nervous to open a care home but what is one huge advice you could give to get started I live in Tucson Az and it seems like there’s so much to do but I could be wrong
Hi Rose I am a Registered Nurse who owns a successful Assisted Living business in the state of Maryland. Follow me on IG at valerie.bell3367. I will be coming out with a class very soon regarding assisted living business set up that you more than likely can benefit from. Stay Tuned.
Hi Serg. I would like to start my Nursing Home. I’m an RN and FNP as well. Could you please give me your best advice? I appreciate your help. God bless you
Hell, thank you so much for this information. Do you happen to have any I formation for owning a New York state Assisted Living? If so would you mind sharing? I would really appreciate it.
Hi Serg, Hope you find this. Great content! Wife and I are RN's and we are thinking about starting one. How does being an RN differ from being an Aid or someone with no credentials? Thanks!
Thank you! It’s great to hear you and your wife are looking to get into this business. It mainly comes down to families having more trust and confidence knowing you have that experience.
Questions I noticed the door knobs are not lever style which I thought was ADA requirement?? Is that not the case? Also the doorways don't look wide enough to accomodate any type of walker or chair, is that also not a requirement?? Where did you research the regulations and requirements to set up the house correctly and what City State are you operating in? Will this work in CA?
Each state and city ordinance will have different requirements and regulations. Therefore, it'll be different in CA and if you watched the video I mention where I am operating in. Hopefully this helps! God bless.
Thank you for reaching out! You can actually book me as your mentor and spend a day with me, using this link :calendly.com/legionassistedliving/in-person

Any zoning issues running a business out of a residential neighborhood? Also, how would it affect this situation if all of the bedrooms were on the 2nd floor? Thanks, I'm interested in doing this in Texas.
None. Just have to make sure that the city clears you on the zoning. You just have to make sure that the neighborhood isn’t a HOA, because that could play a factor down the road. The question would be, how would you get your residents up there? You want to have the bedrooms on ground floor. Also, having the bedrooms on the second floor could raise increase the risk of higher liability as well.
@@serg_lupescu I understand. We own a 4k sqft home free and clear. 5 beds upstairs 1 master down. Looking into selling it but considered this route if it's possible. Rent minus taxes/repairs not worth keeping it considering we can make more on a small condo with Air BnB.
Do you take care of dementia patients? Do you notice an issue with the bath tub and your residents? We are starting a home and are wondering if we should convert the tub to a walk-in shower (we will be offering care to dementia patients). Any advice - thanks!
Yes I do. I haven't notice any issues with the bathtub and my residents. We do use a shower chair that is made for the bathtub that they can easily transfer from. Having a walk-in shower does make it a lot more convenient for you residents and staff.
Hey Niesha, I do have a step by step process to set up your home I’ll link it down below for you. Also, I have a mentorship program along with the documentation package to operate your home as well. I did not get a grant to start my carehome. Links: Legion Assisted Living Academy legionassistedlivingacademy.com
Hi Serg, does the bedroom and bathroom doors need to be 36 inches wide? I'm just in the process of buying a house and thinking if we need to change the doors. Thanks in advance!
That makes it harder. You having self belief is all you need! But, yes hiring a consultant is actually smart! As long as their a reputable consultant 😊
Are you able to share or refer me to the insurance of liability you have? Also, how or has the covid 19 situation affected your assisted living? Do you feel like moving forward, families will prefer smaller settings vs larger facilities?
Yeah, EPG insurance who I currently use. It personally hasn’t affected me much. I’m still getting calls for vacancies. I believe families want a smaller facility because there’s a lower chance their loved one will contract COVID-19
Great question! A lot of it depends on what you are able to afford to do. For most people, it is more affordable to lease the property because they can use the capital they have available to utilize toward their business instead of putting that toward the downpayment of a house.
Great info! Do you continue to pay a monthly fee to the placement agencies after they find you a resident, or is it a one time fee per resident they find? What does it cost you per resident? How hard is it to fill your home with residents? Thank you!
I appreciate that! You pay a one time fee, which consists of 100% of the first months rent from the resident paid over two months. It all varies. Depends on how bad you want to fill those beds and also how much demand is in your area.
People with disabilities that aren't seniors would live in a similar type of arrangement, but are called group homes. The similarities are many, but gave different licensing factors. I operate two group homes and am looking to expand into assisted living as well.
I only have two beds in the master bedroom. Due to zoning and department health services your rooms need to be 120 sqft in order to have two beds in them.
Of course. You may want to start out getting your Caregiver certification and working in a care home to get the experience to be able to get your manager's your certificate to be able to learn more regarding how to run a care home. I don't know the state that you're in so therefore it's hard for me to give you any specific schools and how much they're going to charge. Hopefully this helps!
Hi so I live in Tucson Az and I have been working in behavioral health for 4 years and is looking to opening my own!! What kind of license is required ? Where do I start ?
It can really vary a lot from the level of care, services you provide and the location of where your facility is. The average for a private room is $4,500 and the semi private room average is $3,500.
@serglupescu thank you! We just found a 5 bedroom house to have 6 residents in, but if we charge 3500-4500, not sure if we can survive with that d/t the price of homes here in california. 😪
