You are a Property Dealer yourself - Do you think any person (including your own family members) will buy any property without comparing it with other property and rates??? Please learn the first rule of property dealing - never think your customers are fools. 2nd Rule: share dimensions and price

That's why it's cheap. And there is no flood at that height. Water runs down. There is however threat of flash floods like one in uttrakhand but in those cases no place in any valley is safe.

As per govt rules permanent construction is not allowed in River floodplains. I don't think it is legal.

Dekhne se aisa lg rha h ye society ganga ki jamin mei bna di h. Flood situation can make this place worse. Hilly area are very dangerous likewise we have seen previously. Please inform about flood situation and land authorized by government or not. Sorry for this silly question but i need to assure. What cost you have deployed in this project and how much loan you have taken from bank and how much amount you have for further development in this project.

........ यह प्रोजेक्ट काफी पुराना है 2013 आपदा के बाद काफी समय के लिये रुक भी गया था। प्रोजेक्ट का प्राइस शायद इसलिये ज्यादा ओपन नहीं किया क्योंकि इस एरिया में आजकल रोज प्राइस बढ रहे हैं। और विडियो अपलोड होने के लंबे समय बाद भी जब लोग काल करते हैं तो उनको वही प्राइस चाहिये होता है जो विडियो में बोला था। इसलिये जो ग्राहक जिस दिन काल करेगा उसको उस दिन का रेट बता दिया जायेगा। शायद यही वजह है ज्यादा डिटेल नहीं देने का। मैं हरिद्वार से ही हूं। 5 साल पहले ये 1 bhk लगभग 18 लाख का था। अभी का रेट 3 bhk लगभग 80 लाख है। लेकिन ये श्यामपुर कांगडी का ग्रामीण क्षेत्र है। खुद का फार्म हाउस भी बनाया जा सकता है जमीन खरीद कर। लगभग 50 लाख रूपये बीघा अर्थात 9000 स्क्वायर फीट। यहां का बीघा बडा है। ये प्रोजेक्ट अच्छा है। लेकिन NGT की नई गाईडलाईन्स में अब गंगा के किनारे निर्माण मना है। लेकिन क्योंकि इनका निर्माण हो चुका है तो शायद इनको कोई समस्या नहीं होगी। शायद ये आखिरी प्रोजेक्ट होगा गंगा किनारे।

As per gov rules, no one can build anything near ganga river or any river within Certain Radious. Even If one or many have given bribe to corrupt governments officials, no one should be purchase them. I belong from the same place. It is huge unsafe to one, your investment would be wasted. Money as well as one's life will be put to dangerous. At sunny days time, it is very difficult to stay near Ganga river, as well it continuous to make sound as it flows. If government changes, Gov can order to demolish it any time. Gov don't do anything at the end if something unfortunate things happened at the end As no one takes the responsibility as we know it is India. Government can not be blamed for anything in this country. All are corrupt and dishonest. so one should be very very careful. It is my personal View, no offence to anyone please.

Har jagah kitne resorts bane huye hain River banks pe , I hope safety aur precautions li gayi hongi plan approve karate time , Zaroori nahi hai ki har jagah jo River side ho woh illegal ho , river Bank se kitni height pe banaya hai aur retaining wall kitni mazboot hai uspe nirbhar karta hai ki flood ke time paani itna uncha aata hai ke nahi.

I have gone through the RERA registration of this project and RERA act & rules and prima facie found the construction of this project is HIGHLY SUSPICIOUS. … a huge illegal encroachment of riverbed is clearly seen … I suggest the buyers to make a intense in-depth investigation before you proceed in this project …
