Hi Jeroen, l have been working in commercial real estate for decades now. And YES Bangkok can absorb more malls. Stacked shopping on multiple but very good accessible floors works very well in Bangkok’s unique market. The finishing, building and material quality are always top tier. A mall like that in Europe would probably be mostly desolated and a complete failure, but not in Bangkok.
That was my question :) Can you explain why this is? I assumed the owners were massively discounting the space to lease it, but instead the space is apparently very expensive. Is there that much money/sales going through retail in Bangkok?
@@stepheninscoe1707 its mix model, They have 'mall' + 'office' + 'Condo' that's how they really benefit. They could sell condo in high price and office+resident from condo will spend money on their mall which could feed retail money (mall got GP + rent).
@@stepheninscoe1707 on a cultural side, people here(bkk) prefer 'cool area' because 90% of the year is always hot and really uncomfortable to be outside. I really really wish I could go walk some park like European, or sit on a cool sidewalk but that's torturing yourself 😂 mall offer cool temp, cleaner air than outside and a shelter from rain. So, yeah. Mall become like a default place of meeting for us.
@peterquill726 there lays the problem. So many people retire to Thailand to get away from the cold. Then, they spend their time trying to get away from the heat. Adapt and overcome. It's not hard
I live in a very horizontal city. When I went to Bangkok and experienced the malls I was simply amazed. Nothing compares. Malls back home don’t come close.

Bangkok can never have too many shopping centres 😆. Seriously though, the quality is much better than back home, also I like how they are interconnected to other infrastructure such as the public transport.
I going there tomorrow, it looks so majestic. ❤ Yes, Bangkok needs more malls, before this I do not think that there is any large mall by the MRT station so yes there is still places for malls.
Wow this place is just like a mini city! you must have needed a rest after all that walking. Interesting they've put the signature tower on hold. Perhaps Bangkok just can justify another tower just yet? When all those trees mature it will create another beautiful cool space and fresh air!

It’s brilliant and logical that a hot tropical city enclose its’ ‘village markets’ and ‘town squares’ in air conditioned spaces big enough to give everyone elbow room; nobody anywhere does it better than Bangkok! My concern is that this year’s stunning malls will have to leach their customers from last year’s stunning malls … Anyway it’s soooo much better than America where the malls are spread out horizontally that you must drive from one store to another, without even rubbing elbows with your neighbors. Yay Bangkok!
Your video is so catchy and vibrant,as far as I know,behind the main stage,pending signature tower is still underway to kick off waiting for the new zoning regulation by BMA will be announced early next year,probably likely adding more storeys or waiting for phase 2 buildings to be completed.
I remember a friend fr HK once remarked that never get offended if HK residents do not invite you into their homes, rather meet and hangout in malls…maybe an indicator is micro apartments being developed

Metro Manila has 126 malls and expanding. :) In Asia, malls are sprouting and having good returns unlike in the west. That’s a beautiful mall in Bangkok.
This is a huge mixed-use project so it like a new community in BKK. The open spaces almost half of the total.I hope you will film again when fully opened.

This mall is just a piece of jigsaw for the entire project for complete there eco system. This project is a mega mixed use and designed for hundred thousand people including tourists. The company also own many restaurant chain including Starbucks. So they put everything altogether.
One can view this 2 ways.. - A solid investment, money is pouring in to 🇹🇭, the pull factors are huge. And the Thai- middle class is growing. - Or. Sometimes business minded Thai tend to run in the same direction, you can se this in the can××bis business, and previously in the Entertainment sector. But I think this project will work out just fine🙂.
Of course central Bangkok is dominated by Malls....the real estate is too expensive for small businesses to afford. Only the biggest developers have the financing to build on these land banks that they have owned for decades.

When I think back to my visit to this exact location about 20 years ago and what was there at that time I just want to weep at what it has become. Soulless.
I've purposefully skipped visiting Bangkok this year, next year, and thereafter... Because I want to visit more than 1 new malls on my next visit; beyond my tested & proven old faves: Iconsiam, Siam Center, Unionmall, Centralworld, EmQuartier to name drop a few... Parade feels like cross between Hyundai Mall in Seoul & Central Embassy Mall.
Starbucks Reserve at The Storeys is the 3rd branch in Thailand you can order alcoholic beverages after ICONSIAM 7th fl. and EMSPHERE GM fl. Disappointing about cinema that not luxurious comparing Embassy, Paragon or ICONSIAM. Waiting for Post 1928 luxury street, Signature Tower (One Bangkok Tower in the map) that will rise in the currently outdoor main stage area and also Apple Store within the Tower.
My One Issue is still even with this Project they can't Incorporate an Amazing Water Fountain and Exudes Thailand! I want an Amazing Detailed Multiple Elephant Water Fountain....

I need more Development in General and Public Connectivity and that does entail malls! Networks of Beautiful Skywalks! The One should have a Large Nature Bridge to Connect to Lumpini Also Dusit Should have a Huge Nature Bridge connecting to Lumpini!
That huge concert stage in the middle meant that the signature tower is pretty much dead. I'd like to be proven wrong of course. CTBUH still listed the tower status as On Hold though. Shame if it is indeed dead as there won't be any new supertall building in Thailand for quite a while.
It’s not dead. It’s just a temporary stage till after new year. They had always said that it will come in phase 2. Recent map layout of One Bangkok opening also shows “One Bangkok Tower”.
One Bangkok doesn’t only have malls. It’s a mixed use district. It also have a theater, art museum, hotels, office, residential and half of the project is new green parks.
Bangkok needs more small parks to stroll in easily. Between Thonglor to On Nut and beyond there is no place you can take a break in a green space, only work and shop *
@@bobmocarsky7943obviously your not a bangkorian learn the facts Bangkok is 1500km majority of Thais that live in Bangkok live in klongsamwa near kubon, there are many parks in Bangkok, stop being a farang. Oh I forget you farang don’t own any land an must live in shoebox zone.
The boulevard and big park square have many space to sit down, and if you really need a park there are literally Lumpini park and Benjakitti Forest Park right in front and behind One Bangkok.
