you should not peddle half ass lies from builder or others. You have no idea how much pain this builder has caused. None of this was personal attack on you, but you should know the reality before putting this kind of misleading video and propaganda for a fraud.

Bhai, tumhare video dekhke toh achcha laga, but 53 comments Jo hai buyers ke , usne toh tumhare iss video ki aisi taisi krdi. After seeing ur video, I started getting interest in this project, but after reading the previous buyers comment, it's a big "NO " from my side to this project credentials.

Decide what kind of professional you want to be, working with fraud builders or for your viewers who want transparency when making decision to invest hard earned money

All the comments are for the BUILDER who has been very inconsiderate, stubborn, does not care, insanely unprofessional, has no regard for law and order, takes for granted and a lot more. HIs qualities are not worth mentioning because his actions clearly showed us in the last 13 years. Even the older projects delivered by him are in shambles.

At 3:14 the lady says the project is debt free. What about the Edelweiss loan of 840 Cr which is cross hypothecated in an out of court settlement among 7-8 projects, Revanta being one of them. Obfuscation and lying will not go far.

You showed the 10 year old building from the builders perspective…have you talked to a buyer? Do you know about the verdicts of refund against the builder? Do u know he hasnt paid up anything despite court rulings? We have paid 95% 10 years back and have this to show. Some buyers have died waiting for delivery. At their current pace (50 visible and 400 invisible workers) they will take another 5 years if they really mean business. By then the building will already be 20 years old!

REVANTA is a classic example how a project should not be executed. I have been suffering for last over 12 years, having been fooled by the Father-Son team into investing in their project in 2012. My Agreement to Sell is dated 23rd May, 2012, and I had made full payment before the Agreement was signed ! Unbridled greed of Naveen & Nayan has destroyed not only this project, but many a dream too of investors. The name “Rahejas” needs to be spelled differently henceforth as F_R_A_U_D !!!!!

Raheja has lost the trust of all the original buyers in this project (like me) who are still waiting for their flats after almost a decade of the originally promised delivery date, even after buyers paying virtually the full amount due. All we have even now is eye candy through the sample flat and a half-completed project. We are now at the end of our patience with using our imagination about the completed state of this project.

It's really frustrating to see situations like this where builders take advantage of their clients. No one should have to go through the stress of paying for a project that was never finished. I hope you find a way to resolve this and get the quality work you paid for. Thank you for sharing your experience - it's a warning to others to be careful when choosing a builder.

Dear Sir, You have repeated "problem about FINANCIALS" repeatedly during your video. With due respect, the "problem about INTENSIONS" should be coined instead of FINANCIALS. Facts: ------ 1. Launched in 2012. 2. Tapas (G+3) to be delivered in 36 months (3 years), Surya Tower (4 years) to be delivered in 48 months, as per BBA with 6 months grace period. 3. Payments taken by 2016 - 90% including External Development Charges (EDC) and Internal Development Charges (IDC). 95% by 2018. 4. 10% - Booking amount, 15% to be given in 60 days after booking, 5% on Exectuion of Agreement to Sell - Total 40% money collected even before starting any ground work. Actual Status: -------------- 1. Tapas 12 years and counting - Incomplete. It's just 4 floors per unit. 2. Surya - same story with promised delivery in last quarter of next year. Quoted form 2018 every year in every meeting. Coming to the "Problem with Financials". You Can Either Have Results or Excuses, It Can't Be Both. Here clearly we don't see the results. So the "Quoted Problems - Financials" 1. Demonitization (08 Nov 2016) - The project was supposed to be completed before that. Where were the funds used / transferred, if not used for the project ? The payments were made in white, hard earned money not black money. It takes a lot of time, energy, patience and grit to earn the money and then give it to some one who promises to deliver a home. The utmost good faith to abide by the law, by signing on Notorized documents (BBA), was nothing but an eye wash. 2. Corona (2020) - That was twice away from the promised delivery timeline. The project should have been completed well before that and people would have quarantined themselves with their families in their promised homes. 3. Blaming the Government for not providing infrastructure - External Development Charges (EDC) were collected from the buyers. Were they paid in full to the Government - Need a fact check for that. What about the Internal Development Charges (IDC) ? That could have been utilized to do the needful. Coming to the reality and present status: ----------------------------------------- How much loan is taken, from whom, what is the sold vs unsold inventory and under lien - The reports should reflect the same without discrepencies. The licenses to be taken / renewed. Above all - INTENSION - They have failed time and again. Looking at their plan of action it reminds me too little too late. Every glance of it from the NH-8 just reminds of a highly corrupt person, a powerful wealthy corrupt person. With endless wait... my personal take is another 5 years if they sincerely do it. Thank you for reading what I have mentioned. Lost my loved near and dear ones with whom I anticipated spending best time of their life staying in this promised "HOME". Bless you all.

This video is really funny.. I am unable to figure out if this was shot today (04 Oct 2024) or 10 years back in 2014. Because I had heard exactly the same story.. almost word for word in 2014. The project is in the same state as it was then. I won't be surprised if it is the same state 10 years later. If you really want to project a balanced view, you should interview some of the buyers as well who are still waiting to get possession 10 years later..

Would like to stress that uniqueness that the Raheja Reps keep harping on is not the view but the fact that the original investor/buyers were scammed into paying up 100% way back in 2011 for a complete delivery and handover. It is circa 2024 now and Raheja is in DEBT. Attempts to silence the original investors are ongoing by the developer - Infact some of the original investors have deceased now just waiting for their hard earned money to be realized in the actual delivery. Neither have they received the apartment nor the money - not even mentioning the interest that one would need to calculate over 10 years on amounts ranging from 1-4 Crores. This is shameful and reflective of the credibility of India as a safe investment destination!!

Home buyers have been waiting for their flats in this project since 2011 when it was first launched. Despite numerous court cases and arrest warrants against the builders, they seem to be relaunching the same project again, so brazenly!

i had booked this for my parents, my mother already left this world . I have fallen victim to a dishonest builder Mr. Naveen Raheja who stole my hard-earned money and failed to deliver the project as promised. Despite taking full payment, the builder has made no progress on the construction and has repeatedly dodged responsibility. After 13 years of false promises, there is still no sign of completion, leaving me with nothing but financial loss and frustration. This level of deceit and unprofessionalism in the real estate sector is unacceptable, and such fraudulent practices must be exposed to protect others from experiencing similar betrayals.

Hard earned money have been lost in this project of middle income households. Raheja has no intention of completing this project. The project was launched in 2011 and it’s still not complete even after 13 years.

These are not the people who have put a single rupee in this project. Ask someone who has put his hard earned money in Revanta in 2012 and is still waiting for possession. All of these RU-vidrs will run away after they get paid. What a lie in this video. Stay away.

The company had 800 Cr of loans with Edelweiss. Check facts first. Nayan and Navin Raheja cannot complete this project as they dont have any intent. they have collected around 1000 crores from buyer and could not complete the project in 12 years as well. They are the biggest frauds of Gurgaon

We have paid 90% of the cost to only to learn that even today after 13 years that there is not even foundation laid for several of Tapas units and Raheja has not even provided any updates or plans despite my several requests.

Total loss of an investment for old buyers! They were selling 6 bhk penthouse for 6 crore 12 years ago. That value is sunk cost today after inflation. So many projects like this - like Vatika INXT City Center F tower - even arrest warrants issued against Vatika promoters but no arrests made! Never buy under construction properties in Gurugram even if project is “restarted” - because they can fool buyers again!

Again new tactics by Raheja to fool people as they are trying to shadow out their failures of not delivering the project since 12 years and could again over hear their representative mentioning to deliver in further 2 to 3 years more. We buyers are the most aggrieved with no consolation coming from the builder. Now since he can see some carrot in the project he is trying to portray that the work is going on but it seems his interest is else where in trying to just sell the balance units to eat out more money from the project.

Raheja is incapable of completing this project on its own. With zero project planning, outstanding loans, they still promise to handover entire possession in the next 2-3 years. This is looking like a Netflix series with lots of comedy.

12 years and still waiting. Completion doubtful by Raheja. I am paying EMI as well as rent for last 12 years. Its a scam and Raheja is busy in manipulating things.

Paid 95% and waiting since 2015.. This guy has no intentions of completing the project. His license is cancelled and he has 100's of cases both in rera and ncdrc for this project. He is only good at finding loop holes in the legal system and playing games with his customers. Pl dont get trapped.

Full of lies. Don’t believe a word of it. It’s not debt free and has around 800 crores debt from Edelweiss. They have been promising completion for the last 10 years and haven’t fulfilled even a single promise. With such a developer, if anyone is risking a hard earned money, wouldn’t it be called foolish? Just as an example the buyers have paid 90% of the cost and only 40% is the completion

This seems a paid advertisement by Raheja. We have stuck in this project from past 13 years , paid 90% of money , very little progress is going on. Raheja has no intention to complete this project . Raheja is a completely FRAUD builder. I would recommend to STAY AWAY from Raheja. Amount of court cases going against Mr Raheja , he will be behind the bars soon .

In India you should always buy ready flats, give money by one hand and take the keys of the flats in other hand. If you want to pay in installments, pay after getting the possession (of course builders will never agree though they always insist vice-a-versa). Raheja, Sahara, DS Kulkarni, all were once big but more the money they got more greedy they become. Reputation has no meaning in the real estate business, it is money only but not theirs it is buyers money

Well, another selling effort. Promotion like this sucks you in the web of lies knit by Raheja builder when you see this as a buyer. Once you are in, it is all mockery of agreements. They don’t care a bit about committed dates. It has been 12 years since the flat was booked in revanta, we do not have any sight of delivery or refund.

Who in name of commission sell their souls and reach with camera to broadcast any shit been shown from builders perspective. If these vultures have guts show buyers point of views who have been rotting in courts since ages and Raheja frauds enjoy money and luxuries over hard earned buyers money. Gurgaon brokers will leave no stone unturned to fool buyers through their tactics. They show themselves as the biggest well wishers of humanity but their only motive is to sell any property at any cost. May be you did not have idea that Raheja had some intelligent buyers as well.
