You will get it in that range provided you negotiate well. Most of the migrant tends to agree whatever flat owner is asking.

Oakwood is an old society, so possible. 45k can get u a 3 bhk easily there, rest is all negotiations

The cons that tenant slight correction - flight noise is not for commercial airlines but only for the supersonic jets which has their own schedule and not entire day. Max 15-20min.

Vishal ji, I heard you saying in one of your podcast property prices bhi bahut fall hote hai... Bro, I am in stock market working with top MNC ... I have seen stock market and other investments go down by as much as 50-70% unlike the real estate... I firmly believe OC real estate offers you good sleep and sense of belonging!

@@ANP4U No dear, it's all about managing greed... Only point is stock market or any investment is not above real estate for sure... I have seen 3 big falls in market where the nifty 50 was locked in lower circuit for days... I just gave you the reality check, no narrative...!

@@nareshpatel9750 A mix of both is the best case scenario. Only pro I see in RE investments is the possibility of using leverage to gain more which is absent in stock markets. Other than that, there are multiple issues for someone transacting in white

Absolutely and rental rates do tend to shoot up by 10-20% yearly....post covid era has shown this...however your home emi grows by 0.5%-1% yearly...the current bull market growth gets impacted by the jump in rentals..People forget to factor in this....even the infra growth like opening of a metro station nearby spikes the rent by 20-30% however your repo rate emi has steady predictable growth.

he already have homes so it is not completely true that he is not buying home .this home is nearby his office and pune traffic is worst . so this is a better decision . he is already US returned so money is no issue . decent couple . home is old . not worth it .

All business and money based channels are always on pro selling side. They are showing rental side so to lure investor to buy home in pune. That is why thwy are also showing high rent so investor will be better lure into buying.

Bro, 3-4 percent yield in lieu of 15 percent that you can make in the form of other investments... How about the property appreciation? Nothing is permanent for sure... There will be times when homes will be extremely expensive with less supply and the rental yield will be above the roof!

Property appreciates generally by around 10% (with some part being in black). Also, they have multiple properties which they rent out so they're pretty much covered from extremely expensive rentals
