I'm an insurance agent. On a rental you buy landlord insurance instead of home owners insurance. Landlord insurance is not extra, it's in place of. It provides coverage just like a home owners insurance but provides that loss of rental income if there is a home claim

In this real estate market I would definitely invest in a house. You don't necessarily need to rent which I really wouldn't even advise at your age but I would find something to flip. Where are you located?
This plan doesn't talk about home repairs etc. I sold a rental in December with profits of $63,000. Do I invest or put down on the principle of my personal mortgage?
I'm having trouble finding properties that would yield a decent ROI when you factor in property taxes...unless I purchase a home that really needs a lot of work.
@@thomaschung9310this is certainly doable. If you are really focused on generating cashflow, look into doing novation agreements. these work great with expired listing.
Not necessarily true re: location. Los Angeles is BOOMING is specific areas...not all those areas have the best schools or job markets, just take a look at the home values over the last few years ...its INSANE. And I’m not talking about Bel Air/Santa Monica

Hey Kris, i am living in Moldova, so our interest rates for banks are quite difference, they are between 8-10% from my calculations, this strategy is not profitable here. If we take a loan for 20-25 years the monthly mortgage barely is the same like a simple rent price, maybe even higher. Can you advise please?
